We have have booked a flat in Sai Eshanya scheme of Vasudha Landmarks, around 1.5 year ago . The project is at Balewadi, Pune.
The experience which we are going through is the worst ever. Initially the builder has committed some date for possession of flat. Post that he has stretched it for 4 months and has not given the possession. Around a month back he has sent demand letter asking for the 100% of payment along with the letter from Architect mentioning that the work is completed.
However it was very shocking for all of us when we actually visited the site. So much work is pending inside the flats as well as in the outside area.
The architect also looks to be fake.
When asked the Sales people, as usual they say it will be done. When  we asked further about the delays etc in detail, there tone changes and they became very rude and arogant- the girl as well as the man. While collecting the money they will do it with all force and goody goody words.
Whereas they will conveniently ignore and divert the reasons for delays etc. Also the quality of the work is pathetic.
Also when we check with some other people there are following various issues:
No municipal water connection, no electricity meters for individual flats(common connection), power off many times and no back up, lift not working many times, . The tiles, commodes, wash basins,  and other fitouts inside are of very poor quality.
No completion and occupancy certificate. In spite of these issues, he is giving possession for fitments. While giving this, he collects entire amount along with maintenance cheques. Once the entire money is collected, they  will not entertain any of the issues.
The sales people will not allow to meet the builder. The builder always tries to avoid meeting customers.
The amount they are charging is as per market rate whereas the quality of work is very cheap and poor. We realise that we have been cheated big time. We should not have booked the flat in the scheme of the Local, cheap builder.
We are regretting now. Request everyone to cross check with the other buyers and the people who are already staying there. You will get more and more facts like this.
Request all the prospective buyers NOT EVEN TO VISIT any of the sites of this builder.
