Indiabulls Real Estate in one of the so called big players in the Indian market. Though the real estate industry is facing a slack right now, but these companies have managed to fill in their pockets as much as possible when the market was doing good. Indiabulls Real Estate is not a very old company. They have big projects in many cities across India, which are their own. They are also into underwriting many projects. In Maharashtra, or let’s say in and around Mumbai, they have projects in Panvel, Lower Parel, and Savroli, which is beyond Karjat. They have end usable – residential projects and luxury projects also.
Their project in Panvel called Indiabulls Greens is the one which they want to sell aggressively, and they have also managed to sell much inventory here. I am surprised knowing this fact. It is because they are selling this project, rather all their project at sky high rates. They inflate the prices according to their want, and people are even falling to their lame marketing strategies and buying their product. They also have a project in Lowert Parel called Indiabulls Blue, which again they are selling in unreasonably high rates. But, they have less sale of inventory here, because their target market has the capacity and brains to do some good study before investing in any product. Their competitor – Lodha, also has a project nearby Indiabulls Blue, and is selling well, because it has got reasonable rate.
Let’s leave the price factor here. Lets talk about the actual deliverables to the customers. The basic factor that everyone will see in any real estate project is the loading percentage. Indiabulls flats has the 35% loading, which they very smartly explain and justify to their poor customers while selling. But this is just a marketing shenanigan. The actual loading of every project of Indiabulls goes upto 50% and above. This is how companies like them earn their money by fooling customers and fill their pockets.
It is a fraud company, and I will not suggest anyone to buy Indiabulls flat, ever!
