# Pros



  • does not have the layout of city concrete blocks full of pigeon-holes for people to live in



  • only four floors of flats with adequate parking and facility space on the stilt floor



  • flats are well spaced out, both individually as well as relative to nearby flats



  • there are almost no walls common with other flats



  • wide spaces all around



  • design is very airy - large windows and natural vents and exhaust openings



  • a lot of sunlight entering from all directions



  • plenty of exposure to the green and un-congested surroundings



  • flats are surrounded by greenery at all levels with plenty of mud-filled and pot-filled areas throughout the construction; gardens and greenery are a major aspect of the experience here



  • fairly self-contained with emergency generators, own water treatment plants(fresh water and sewage)



  • builder has a vision of'green','energy-saving','harmony with nature','free open non-crowded spaces', and so on, and this reflects in all their innovative creations



  • many items, which some other builders do not provide, are installed by default - ceiling fans,  protective steel barriers for windows, etc.



  • help to move smoothly into the new home, complete official documentation / transfers, and so on





# Environment:



  • good schools with seats available, opportunities for exploring the countryside which is still largely unpolluted by buildings and other developments, proximity to the airport and other developments in the cleaner, greener, better-infrastructured, better-planned, uncrowded, and more modern North-Bangalore area



  • 90% of the countryside is green and unpolluted, many farms, reserved forests, plant nurseries, flower-export gardens, etc around.  Fresh air.  Like a picnic spot.





# Cons


  • Poor finishing on the inside of the flats as well as on the outside.





For example, the bathroom floors are all waterlogged as the incline is not right, chunks of plaster on the outside of the building are hanging dangerously loose, location of switches requires us to bend down to operate them, etc.  Finishing quality is not as good as the big names in Bangalore real estate such as Puravankara, Brigade or Prestige. Required considerable expenditure from the owners to fix these defects.



  • No expansive / exclusive campus all around to indulge your love of nature and the outdoors; the space around the building is actually quite tight.



  • Because of the'open' architecture, a big percentage of the built-up area(which is what you pay for) is outside the flats.





# Conclusion

Good concept, poor implementation.

Many people do feel cheated, but again its probably our fault for not reading all the fine print and getting legal advice and background before purchasing.

They are probably slightly above the average Bengaluru builder.

However, the positive aspects seem to outweigh the defects; also many of the defects have been fixed by the residents themselves. So if you are looking for a permanent home for yourself to live in, a pleasant, livable space close to nature then I would definitely recommend this project, simply because of the lack of such developments in Bengaluru for a reasonable price.

Dear Friends,

just one thing to say, "Please save ur self from BCIL", they can go to any level to earn money. The Chairman of the company is also a big asle, he keeps talking about sustainability but is not able to sustain his people. First impression is very rosy, but as you keep interacting with them you will come to know their intentions. They specially target NRI customers, who can not come to India that frequently.

I know how tiring buying a home can become, especially when you know that it's an investment for life, you don't want to settle for anything less than what you have dreamt of. Okay, honestly I was very skeptical of buying a house in ZED Woods. But the way they have done my home is way beyond my expectations. Although I could have been handed over this lovely possession of mine a little earlier, but whatever they did was very good. The furniture, the lighting and oh the amazingly beautiful pool.

I loved the fact that they have integrated rain water systems and no city connection. And as opposed to common notion BCIL has done brilliant job in keeping the campus as eco-friendly as possible without any compromise on luxury.

Way to GO BCIL! I wish them all the luck. I hope many more of people who design our modern cities should follow them.

BCIL has come across as a fresh breed of builders at the time where many others provide just a structure made of stone and bricks. The houses are very well designed and ecologically sound (You could see greenery everywhere)! My home was customized according to me and they involved me in every step of the process, however that extended the time for completion of the home (-_-).

For me, getting away from the city was a relief as I could take up better activities.

I have great regard for BCIL's work,  as they are amongst the few who have brought eco concerns to the market place maintaining quality without loosing honesty of purpose.

I did quite a bit of research before I decided to buy a home from BCIL, it made sense as a good investment both from an economic and ecological standpoint - I would recommend buyers serious about buying a green home to do some first-hand research and see where the competitors stand in this respect.

I would also advise readers to explore their Bangalore campuses from the last decade like TownsEnd, TransIndus and T-ZED and Wildgrass. The proof is in the pudding, as they say - most  home owners have made significant capital gains on their investments. IMHO, they've turned out really well, and are among the most coveted properties in Bangalore. Take a look at these places over a weekend and judge for yourself.

Their homes are sustainably built and kitted with a whole lot of features that take less from the ecosystem, and save on energy costs as well.

When it comes to finding green homes, my ZED's Collective home was very much in sync with my values - it's exactly what I had in my mind - something with lots of trees, green cover, plants, peace and quiet.

There are a few gigantic banyan trees in the neighbour hood, and the adjacent lane houses a nursery for rare and medicinal plants. The cycling trails are fantastic in around this neighbour hood, and the whole area around here surrounded by green cover and farmland.

I'm also pleased that they do composting and waste segregation within the campus. The vents in the house steadily dissipates all the heat- thanks to a turbo-ventilator on the terrace. Most home-owners have built really tasteful gardens and I'm always pleased to walk my guests around this campus.

If you want to pull your hairs out and want to suffer for few years - may be 5 years to get apartment posaession and then later fight for next few years until you get fed-up, buy from these crooks.

I am an owner of a flat in this complex and a guy from middle class who cannot afford another place so easily and struggling to come out of this place.

They have not delivered half of what they had promised.

We were the victims of their flashy ads and bought this property which is atleast 6 Kms Yelahanka which is a very basic place to buy stuff - even grocery.

1) We do not have any entertainment options here and BCIL has not delivered club-house, swimming pool etc which they had promised and they decided not to give us any of these facilities. Why the hell on this earth do we have to live this far from the town without any entertainment/health club options which were promised earlier

2) They have not transferred the corpus fund since a long time and dragging this by citing silly reasons and we are struggling the maintain the colony here.

3) They have not handed over any of the basic drawings like plumbing line, electrical layout etc and are deaf for lot our requests and we are groping in the darkness

4) Staff attitude is - "DON"T RESPOND TO ANY OF THOSE CUSTOMERS TO WHOM THE FLAT IS ALREADY SOLD"

5) Failed on lot of their other promises like home automation system, conscience meters, intercoms, remote lighting, green practices etc etc

6) Geo Thermal AC which is installed is a big failure and is almost ineffective. At the same time it is extremely costly to maintain and draws huge amount of power. We have decided to shut it off permanently.

7) BCIL is after awards and nothing else and you know how award systems in India work.

The list goes on..

Their only attitude is, get more awards, do not respond to the existing customers and design flashy ads.

Like in a greedy barber shop, where barber half shaves new customers so that he doesn't want to let them go and finally ends up with very poor customer experience.

My only sincere advice is never ever buy from BCIL crooks which is being run by an inefficient administrator called Mr.Hariharan who just knows about some green practices but never practices them in reality.

There are more no of architects than civil engineers and labors and they are all egoistic and they are just designing flashy ads and flashy models of the buildings and nothing else. Many of their designs are not practical too.

My humble request is never ever buy from these crooks and fall pray to their colourful and flashy ads.

Bad service. Took 100% payment within 1 month. Have not completed the project for last 5 years. Excuses excuses. Shoddy work. Poor Servcie. Poor standards. All the staff has left the company. All phone calls go unanswered. ICICI bank conspired with them to defraud its clients of their hard earned money. The project has been delayed for unknown reasons. They had promised to return the money with interest in due time but have failed to do so thus far. They have made us think that we should never invest in any indian company since there clearly is no law and order and thus any enforcibility of the contracts.

RIGHT. basically they adv. them self as great thinkers and philosophers, give great advs. but their construction quality is worse then a local C class builder as well. Prices are as equal then that of Shobha. The team is equal unprofessional and legal are all confusion. I had brought a property in one of their Yelahanka and still struggling for the same. its a waste.

Don't go by their eco-words as they just talk talk and talk only.
