We are a group of 20 people cheated by Marg Swarnabhoomi cheyyur project. The flat was booked in 2011 and all the amount was collected by Marg within a span of 1.5 years and till May 2015 we haven't heard of any update of handing over the possession.

Few have already cancelled their booking and still haven't got their money back. Some of us mAnasultanged to get as a group and planning for a legal action. People wants to join us please post the google group.

Please do not book any flat here. We do not know how to get our Rs.230000 money back. We had booked an Aayush flat 2 years back and the project has not taken off till now. In Nov 2012, after a lot of arguments they finally agreed to transfer the amount to another flat in Utsav project.

Then they started pestering us to pay 95% of the cost saying the project was almost complete. We did not want to put in more money and so asked them to arrange a loan. They said they have a tie up with SBI and took all the papers. We never heard from anyone for almost 2 months.

Suddenly 1 day we got a call from them saying that there is some problem in sanctioning the loan and we have to make the payment immediately. I called him back to give me the Contact no of SBI and Loan application no (both of which was never informed at any time) saying I would speak to SBI and sort out any issues and suddenly this man starting abusing us saying that we are delaying the payment and that he is not running a Charity and that he did not even want to speak to people like us etc etc....

This after they have Rs.230000 of our money with them for 2 years. Now we are very shocked and are wondering what we should do...

Dear Friends,

Every one of us are eager to buy a house especially when it is within our budgets. We go for a housing loan and pay the EMI for about 15 to 20 years(thats almost a lifetime).

I happened to book a flat in Marg Swarnabhoomi almost a year back. For financial reasons, I wanted to pull out of this project and wanted to check out the charges that may have to pay to the builder.

I was shocked to hear that I need to pay 15% of the TOTAL property cost. If you flat is costing 10 Lakhs that you need to pay 1.5 Lakhs as penalty for withdrawing from the project.

Just be careful and cautious before booking a flat in Marg. Make sure you know all this before you book a flat.

I write this review mainly because, after all we people need to live in a peaceful atmosphere where we could find a little bit of lesser noise pollution, air pollution. A good green atmosphere, sit beneath the trees for breathing good air, which we cannot find in todays atmosphere. Though we cannot blame anybody for this sort of situation prevailing today, if such an environment is now made available, what is the harm in going there. Real estate is going to real heights which may not be affordable by everybody and the low cost(not really low cost, but affordable) utsav is readily available now.

Many of them while having a look at the utsav just feels that the work is yet to complete with steel, cement and bricks everywhere giving an ugly sign may give a negative impact. The real fact is utsav will be a good investment for tomorrow. The money you put in there today will give a boost to you tomorrow. Also the encouraging factor is slab payments. it is linked with the construction progress. This is a boon for lot of people who cannot afford to pay in a short duration like me.

I had a look at the place in October 2009, when the prices were 1224 per sqft. Now I had gone there in march 2011 and I had to pay a price of 1450 per sqft and still I booked my flat knowingly I had lost almost 2.25 lakhs for my not booking in October 2009.

I had seen the progress from October 2009 and today it has changed a lot. Lot of buildings started and to say the IT corridor buildings also started. Some have started even functioning like BVM school. I also learnt that BVM is being handed over to another party, since the payable fees is very huge demanded by BVM. Convenio is shortly to function. The project of utsav itself is to be a gated community

We have everything we need inside the project. Perhaps some of them may get employed in the companies in the SEZ itself. If we book our flats now, defenitely it is going to fetch good rent when the companies in the SEZ starts functioning. Whateverso, either we can stay in a greener environment for fresh air or get good rent, as at that point of time, there will be no flats available defenitely.

Have you heard about MARG Utsav? Check out their website.I recently booked my house there based on what they promised. Wanted to clarify what they said is true or false.

They said that the whole planned land is 10, 000 Acre of land. Presently they are working on 1000 Acre with all facility – Residential, Business, Malls.

14, 000 Houses are coming, Mon rail for internal transportation, IT Parks, Shopping Malls, Multi Screens, Factories, Science Park, Science Lab, Eco Factories, Artificial Lake, Allinternational amenities.

For residential, they are presently construction G+3 building, and the next plan is high-rise. Indian School, Indian College and International College is getting built up there. So the whole land coverage would be 10, 000 Acres. But, Isee in some website its said as 14 acres.

Do you have any ideas on these? Please let me know what they are saying is true. I am not finding the 10, 000 Acres in any of their document/website, though others to some extent I am seeing it in models.
