Brief Project Details:

This high-rise multi-storied apartment complex is situated in Sector 67, Golf Course Extension Road, Gurgaon. The project is spread across 37.5 acers.The exact location is almost 1.8 kms from the Golf Course Extension Road though. This project is almost at the end of Sector 67. The project offers a perfect blend of 2BHK, 3BHK and 4BHK apartments. The last mile connectivity access road is not completed as yet as per the Master Plan 2031. It may take a little while more to get the black top road. The project at the moment offers significant choice of apartments.

About Club House:

One of the highlights of the project is the sprawling 2 acres clubhouse. The club house eventually will have all the modern amenities for a convenient living. The club house is planned to be a self contained ecosystem of essential amenities, numeroussports facilities and a grand socializing hub.

Neighbourhood Shopping:

The project is situated in the vicinity of a 17.5 acres of M3M Urbana high-street shopping complex. This market is rapidly shaping up as one-stop shop for the thousands of residents currently living in close proximity.

Neighbourhood Schools:

There are multiple options of great international standard schools, like St. Xaviers, DPS International, Lotus Valley School.

Medical Assistance:

Medical facilities are also freely available in the close proximity for any eventuality.

Transportation:

Public transportation is absolutely not dependable and it is not likely to improve anytime soon either. So, essentially the resident are bound to have their own conveyance for any possible planned movement outside the project.

Project Construction Quality:

The construction quality of the project varies from tower to tower and it is quite mediocre to say the least. One can't expect anything fancy about the tower designs either. Nevertheless, these is nothing available in Golf Course Extension Road at these price points at the moment.

Summary:

To summarize, if someone is willing to explore this project and wait for the infrastructure to get developed then it is purely a personal choice. There is nothing much that can be said about IREO Corridor except that this project is available at a very competitive price point.

The IREO MD is languishing in Jail for Past 3 months. IREO Corridors is doomed to Fail . Look at the entrance. It is supposed to be a 90 m Approved road for entrance as per 2013 committed document by Team IREO. 10 years down the lane, its a 9 M Borrowed land for entrance and it will remain that way. Imagine the no of Flats, No of cars which will be using the entrance and what chaos it will create . Imagine that one has to Queue up for leaving and Entering the society for 20-30 minutes each side for your own home. And they will give false assurances and which they can never fulfill. Imagine 9 years and still no change. The Land on which IREO is build is also under dispute and fraudulent by nature . the MD is a hawala Expert . Stay Away from this property

Already a 10 year old structure and maximum flats are empty. Many available via builder directly as they never had buyers. average construction quality. No RWA still as per latest info. There are 2 separate groups fighting with each other and many not even paying monthly maintenance. The complex still runs on generators with no government electricity. Lifts are occasionally shut down due to non-payment, even in the 3 high rises residents have to use service lifts. For any new buyer or anyone new on rent there are no car parkings available under the same building. Most of the parking slots are 3-4 blocks away. One way Narrow internal road where you cant park even for few mins till someone wants to get in the car. The complex is a high density population so amenities like sports, pool, restaurant. club accessare to booked in much advance. The builder and brokers unnecessarily hype the price, while basics are missing in this society. Juts not worth to wait for on-going issues to sort out in this ageing property. Many new options available around this society

They are charging heavy maintenance money even though the society is not complete construction-wise, there are cracks on the walls, debris and trash and construction material is lying around, staircases are in complete shambles, and they are charging hefty maintenance.

Worst society to live in... The project is still under construction. The staff here are all labour class and uneducated.. no sense how to talk and greet . There is shortage of staff , no security .. no proper back up facility for electricity.

Barring a few towers, the entire society is in complete shambles. There is garbage and debris everywhere. There is complete apathy from the maintenance department and Ireo administration. There have been multiple security lapses of severe magnitude and trespassing by local villagers is a regular occurrence despite claims of strict security by management. To top it all the management has the audacity to charge 5-6k monthly maintenance for some of the worst facilities provided to the residents. Gym and club is no where near completion. Brokers are misleading the prospective tenants and buyers so please be very careful before you decide to move in to this mess.

Don't let the look of the society convince you to buy or rent an apartment in Ireo victory valley. The maintenance and basic utilities here are absolutely ridiculous and the lack of professionalism in the staff is shocking. Few of the issues : 1) the electricity goes out some 10 to 15 times a day with power back up taking 3 to 5 mins to turn back on. 2) the maintenance staff is very unprofessional. There are repeated complaints that go out to them for basic things like water supply and it always takes an escalation and yelling to get them to move their god damn asses 3) they are charging full fee for all club services and half of which are non operational. 4) the staff makes ridiculous commitments and fails miserably each and every time e.g. gas pipeline was suppose to start in Feb 2019 and it's 6 months past due with no sense of urgency what so ever, the water supply goes off often due to non working pump etc. It's disheartening to see how promoters fill their pockets and then hand over apartments to incompetent maintenance company who just don't seem to take responsibility and accountability for anything. It's like beating your head against the wall.

Golden Bricks Construction Private Ltd Builder is Fraud and Cheater. I book a Flat in 2012 at Golden Arcade Sector 67 Gurugram and According to Builder Buyer Agreement Possession Time in 2014. Builder has taken 500000/- cash from us and use as blackmoney and changed our Builder Buyer Agreement in 2014. Now he charged 2100000/- as interest.

Beautiful complex with multi level common areas and greens. However, being at the end of the city, not many facilities available. I feel Victory Valley RWA should meet Urbana Owner's association to allow for a small gate through common wall. Residents would be able to walk directly to the retail stores, movies, offices, restaurants, kids play areas, grocery supermarkets, salloons, etc. It would help reduce pollution and time as residents need not take out cars.

Dear Sir,

I have the honor to state that I've booked a flat in IREO project -The Corridors on dated 22/03/2013. The builder has changed the Basic rate from Rs8750 to 9200 per sq. ft. It has made our signatures on a blank application form during the launching period. Hence, the builder is not giving it's scanned copy to us. They have made manipulation in my original application form to change the basic rate from Rs8750 to 9200 per sq. ft. It has not made 90 m road near the apartment location and used unethical price escalation norms in BBA. I sent Legal Notice by speed post mail to the four partners of the Builder as given in the BBA document:

1) M/s. Precision Realtors Pvt. Ltd., 305, 3rd floor, Kanchan House, Karampura Commercial Complex, New Delhi – 110015

2) M/s. Blue Planet Infra Developers Pvt. Ltd., 40/16 East Patel Nagar, New Delhi

3) M/s Madeira Conbuild Pvt. Ltd., 304, 3rd Floor, Kanchan House, Karampura Commercial Complex, New Delhi – 110015

4) M/s. Global Estate(a partnership firm) at G-23, Ashok Vihar Phase 1, New Delhi – 110052

No recipient had accepted the legal notice and all the letters were returned back to my home address. Hence, all the four partners are forgeries and fakes. Furthermore, the builder had launched the project without getting approval for entire land and other legal paper approvals from the Haryana state Government. But, I’ve all the evidences against the builder. So, I want to cancel the allotment of my unit.

I, therefore, request you to please help me to return back my hard cash money of Rs40, 00, 623 with an interest of 11% p.a within 15 days time period. Otherwise, I will file a case against the builder in NCDRC; if any unit holder wants to join with me, then we can fight together against the fraud builder.

IREO builder has a best credibility in gurgaon market. IREO delivered his all project on time. The construction quality of IREO is good. IREO is famous for making the luxury house in gurgaon. Once I got the payment delay but builder didn't charge me any interest. The customer services best from builder.

When I had some doubt about his project victor velly in gurgaon sector 67, They cleared my all doubt on one call.

The staff of builder is well qualified and they know what customer want. They always do the best welcome.

But some project got delay I don't know the reason.the purchasing of house in IREO builder is very easy we didn't need to find any property dealer you can go directly to builder and buy the house on very genuine price.

I had booked a flat in ireoskyon after seeing a sample flat at the Gallery sample house and was promised specifications as of Grand Arch which was launched by the group in 2009 with a home automation features as USP. The builder Buyer agreement was very ambiguous and failed to mention much details of the higher end specifications as shown. I was made to understand that the group is an FDI and would deliverer as promised even though it failed mentioning in the BBA.Felt as an FDI wouldn't do the cheap gimmicks as other petty builders in the vicinity.

But now when the flat is ready for possession all high end specs are missing and reduced to a normal tiled with routine toilet and bathrooms.To my surprise it has turned out to be any other local builder flat who cut corners at all ends.even the safety norms have been flouted.

Moreover they have replaced the brick walls with gypsum board.

When confronted they argue that nothing was specifically mentioned in the BBA and they never promised a high end flat and never wrote in the BBA. Even the home automations features have been omitted.

This group is a big fraudster and have cleverly drafted the BBA and now washing their claims of offering a high end apartment.

I wonder if other people have faced a similar situation. If someone having grievances please contact 8800703681

All sweet talk before, breach of contract later. Ireo Uptown: Roads not completed. Ireo Corridors: Land on disputed sited and has gone into court cases. Ireo Grand Arch: FSI violation. Substandard material used while advertising premium projects. DLF, Bestech, Alpha Group, Vatika, M3M etc are far better. The worst part is customer service.

Once they get money they are out of reach. And then they call back to advertise another project. I would suggest if you want to purchase in Gurgaon stay miles away from this builder.

I have an apartment in Sector -66 Ireo Uptown in Gurgaon. The way the project has come up is fantastic. I am expecting to move in to my apartment in the nest 2 months.

I am very happy with the club, landscaping, quality of construction etc.

Ireo has been one of the few professional builders who has kept their commitment of delivering this project in time. vrey happpy with the way ireo has dealt with its customers. once again I would reiterate and highly recommend this project to all who are looking for a new house.

Uptown is part of the Ireo city based in sector 66 of golf course extension road, gurgoan.

It is a luxury condominium having 5 towers. The amenities offered is the club house which has the squash courts, gym, cafe and restaurant, snooker table, yoga room, video gaming room for children, a small PVR of 15 sweaters. Sauna and steam rooms, outdoor swimming pool.

Tennis and basket ball courts and children play area. The apartments are of 2/3/4 bedroom size with attached bathrooms. Modular kitchen with utility balcony. The bedrooms have wooden floors. Internal optic fibre cabling, copper wiring with child safety plug points. The apartments are ready and hand over is happening . So if you are looking to buy this is a good time.

The project is a part of Ireocity, lies on the intersection of Golf Course road and Golf Course Extension road ensuring good accessibility.The project features several mid to high rise residential blocks in different bedroom size ie. 2, 3 and 4 bedrooms.

Looking at the current poor infrastructure, the price range for the project is bit too high and instead one can think of investing on projects along Golf Course Road in similar price range with better infrastructure and amenities. You can read a good article on this project on their website.
