I bought a flat of 900sq. ft. at Gaana Riddhi(meaning Good Fortune) at Nagadevanahalli - Kengeri hobli, Bangalore situated on the ORR that touches Shirke & Kengeri that is around 2 kms ahead. The flat was bought in July 2011.
Locality
The good thing about the project is its calm locality as it is located just in the neighbourhood of Bangalore University with sparrows still making their visits on the apartment terrace that reminds me of bangalore in the late 80s & it is yet has an average distance of 14 - 15 kms from Majestic & J P Nagar on either sides.

Facilities
Though this project is said to have all new age amenities, it does not include swimming pool, club & all those stars around the christmas tree :) When I say amenities, a shopping mall that is bound to include a restaurant & gym(which is yet to take shape) is being built by the builders itself. This might take around 2 yrs to complete. We are now surviving on small kirana shops nearby & Gopalan mall on the other side(Mysore road).
We having been moved already, are just looking for the basic amenities that were promised - lift(still constructing), telephone lines(drawing the lines by BSNL), there is very poor or no signal to cellphones once you reach the flat but available on ground floor(parking area). The building still needs the finish coating of paint to be done that it taking months together. Overall the work is just moving on a snail pace that needs to go get speedened up.
Building structure
The Gaana Riddhi flats have 8 blocks A to H plus a shopping mall. Totally it houses around 240 flats comprising of 1, 2 & 3 BHK. The sructure seems to be of good quality but only time can assure about the ingredients inside the structure. But from what we saw while placing tiles inside the flat is that they do not compromise on quality!
One negative point is, like any other apartment builders, Gaana riddhi also do not provide concrete attics inside the flat. All flats have an open kitchen that is either connecting the living room or the dining. Some see this as boon or style & some feel it is not giving a privacy.
Pricing
This is the reason why I had to choose GR instead of other builders. For a 900sq ft(2bhk) flat, it was priced at 2365000/- including registration cost. This now seems to have been increased to 25Lakhs. I being a first time buyer of a house would have struggled to get the loans in time but these builders already had tie up with SBI, HDFC etc. This makes going for home loan simple== if you have all documents in hand at the said time.==
Educational Institutions:
As the project is situated just on the neighbourhood of Bangalore University, I need not tell anything regarding the list of institutions for a degree college. We also have RV College, Ambedkar College in a short distance & schools that cater till 10th standard.
Connectivity
Bus: The locality is well connected from the ORR on one side(have to walk a km) for buses that ply to Yeshwantpur & surrounding areas. It is also connected well on the Mysore road i.e. Indian Statistical Institute on the other side(need to walk around 2 - 2.5 kms). Many buses ply in this area covering well known places like Sarjapur, Majestic, JP Nagar etc.
Train: If one gets to know the timing of the passenger trains that ply between Bangalore City & Kengeri, they can opt this as they can reach Majestic Railway station in 20 - 25 mins without any hassles.The Kengeri Railway station is around 3.2 kms if connected on ORR & around 2 kms from the apartments through short route(unsafe at night or wee hours as it has poor lightnings on road)
Namma Metro: The moment I was typing this, it brings a grin on my face as this area is soon getting connected on this line(that is getting extended till Kengeri in say 10 years time). Once this comes up you will not just see improvement in connectivity but also good value for the property.
