Dear Mr. Abhishek Lodha,


I am writing to bring to your attention a matter that reflects extremely poorly on the customer experience being provided to Palava residents.


When the ₹35; bus coupon system was being discontinued and replaced by ₹40; coupons, Palava management had communicated that residents could purchase existing ₹35; coupons in bulk. Before making the purchase, I specifically enquired at the counter regarding the validity of these coupons. The counter representative clearly informed me that the coupons did not have any expiry date.


Based on this assurance, I purchased multiple booklets of ₹35; coupons.


Subsequently, Palava announced a coupon replacement process. Unfortunately, at that time I was residing outside Mumbai and was therefore unable to visit Palava to exchange the coupons. I have only recently returned to Mumbai.


Today, when I approached the PCMA office with the intention of exchanging the unused ₹35; coupons for the currently applicable ₹50; coupons by paying the differential amount, I was informed that the exchange would not be permitted.


This raises several serious concerns:


Why were residents encouraged to purchase coupons in bulk if they would later become unusable?


Why was I explicitly informed by the counter staff that the coupons had no expiry date?


On what basis are valid, unused coupons now being rejected without providing any refund or exchange mechanism?


How can residents be expected to bear a financial loss arising from representations made by Palava's own staff?


From a resident's perspective, this appears to be an unfair practice where money has been collected from residents against coupons that are now being rendered worthless. Such actions create a perception that residents are being financially disadvantaged without any fault on their part.


I have been a resident and customer of Lodha, and I find this treatment deeply disappointing. Trust is built when commitments made by representatives are honoured. In this case, I relied on the information provided by Palava staff while making the purchase decision.


I therefore request the following:


Immediate acceptance of the unused ₹35; coupons.


Exchange of the coupons for the currently applicable ₹50; coupons upon payment of the applicable differential amount; or


Full refund of the unused coupon value if the exchange is not possible.


I request your intervention in resolving this matter fairly and ensuring that residents are not made to suffer financial losses due to representations made by Palava staff.


I look forward to your response and a resolution at the earliest.

Don't go for it. Lodha Developers are some of the most untrustworthy and duplicitous people you'll ever meet. They have no respect for buyers and you'll regret even visiting there.

When does a real estate investment cross the line from a delayed project into predatory financial extraction?


I am publicly sharing my ongoing ordeal with Macrotech Developers Ltd. (@Lodha) regarding the unit at Crown Kolshet, Tower 1, to warn other prospective homebuyers and seek immediate intervention from @MahaRERA and consumer rights authorities.


Despite honoring all commitments as a buyer, they are currently facing coordinated harassment and unethical business practices. Here is the reality of buying with this developer:


❌ 15-Month Delay or more: Possession was promised in Oct 2024 (per the Agreement for Sale) but only reached readiness in Jan 2026.


❌ Orchestrated Stalling & Predatory Interest: When the buyer wanted to clear the final dues in Jan 2026, the developer's team deliberately dragged out the administrative paperwork, pushing the timeline to the March 31 financial year-end. Their reward to themselves? Slapping an exorbitant interest charges for a delay they engineered.


❌ Gross Misrepresentation: The actual flat delivered drastically differs from the "show flat" presented during the sale, with a glaring discrepancy in the usable carpet areaa direct violation of Section 14 of the RERA Act.


❌ Coercive Practices: From being rushed and pressured during the initial agreement signing to being bullied into paying manufactured penalties now.


Buyers are already bearing the heavy burden of EMIs for a delayed home. Fabricating administrative bottlenecks to artificially trigger delayed payment clauses and extract extortionate interest from a buyer is unacceptable.

My friend lives in Lodha Casa Essenza in Dahisar, so I often go there to meet him. The complex is good, offering great lifestyle amenities and spacious apartments, but I’m still not considering living there due to the high traffic in the area. Every time you visit the place, it will take more than an hour to reach there from the nearby locations. Also, the issue is not occasional; it's always there and even increases during the peak hours. If you’re a frequent traveller like me, then you must avoid going there; instead, check the other good properties located in the nearby area that face fewer traffic issues compared to Lodha Casa.

I lived in the Lodha Casa Supremo in Bhayandar for a few months before leaving due to expensive rent and poor maintenance. My office has shifted to Bhayandar, so I need to relocate. I searched extensively but didn't get a good residential property, so I chose Lodha Casa. It's really costly for middle-class people, but I was managing anyway. I got frustrated when the maintenance issue arose. Every other day, the complex was not cleaned, and the management seemed unconcerned, which was really disappointing. means what the logic is behind paying such high rent is, if the apartment is not clean, and there is no maintenance. I don’t recommend this unhygienic residential apartment to anyone.

I usually don’t write negative reviews about anything, but this is the first time I’m writing one for Lodha Vista due to their abysmal management. I was living there on rent with my family, and everything was good there, especially the residents. However, my only concern was their management, as they did not take any issues seriously unless they felt it was essential. I approached them multiple times regarding concerns about complex hygiene, pool availability and a few other issues, but they didn’t take anything seriously and never resolved the problems. Due to that, I was agitated and left the society, as what is the use of living in a place where your words don’t matter.

I have lived in the Lodha Marquise in Worli for 6 months, and before leaving the complex, due to its high maintenance charges and other maintenance issues. Sometimes the cleaners fail to clean the complex premises, and when you ask, they give some unconvincing reasons. I really don’t like this, as it has happened frequently. Additionally, the traffic is another reason which is frustrating. Overall, I would suggest that if you plan to buy or rent the premises, please check these hidden issues and charges; if you’re satisfied with them, then you can proceed.

We are all familiar with the premium construction of the Lodha group, so I visited their residential complex in Parel. The property was excellent, but the rent was extremely high, beyond my expectations. Also, I noticed some maintenance issues as well. I didn’t know whether it was permanent or temporary, but I didn’t get the impression that it was suitable for the property there, and I moved from there. I wouldn’t recommend it to middle-class people, and suggest those who can afford it check the maintenance and other hidden costs properly.

Lodha is one of the most renowned builders whose buildings are well-constructed and designed with modern aesthetics. I was looking for a residential apartment, so my friend suggested Lodha Parkside. I went and visited the property, and everything looked good inside, but the surrounding areas were very noisy and polluted due to ongoing construction nearby. Additionally, I observed the traffic issue while visiting the site. I won’t recommend this property as many other good options are available in the area.

I have rented an office space in Lodha Signet in Lower Parel. Everything was good from rent to maintenance. The property was also premium, but after using it for four months, I left due to heavy traffic in the area. My staff and I were all suffering from travelling to the office due to heavy traffic in the area. It took almost half an hour per day to clear the traffic, wasting time, and it was also frustrating. I recommend avoiding buying or renting anything in the Lodha and the nearby areas, especially if you can’t tolerate poor traffic conditions like I do

Lodha Ciel is a luxurious residential complex that, no doubt, would be costly. But I didn’t know it was beyond my budget. I was always willing to buy an apartment that is spacious and is situated in a location with a great scenic view from the window, and this tower offers a great skyline and sea view. I’m writing an honest review about Lodha Unica in Jogeshwari, having lived there for almost 6 months. I rented a property here, thinking I would buy the apartment in the society. But after living there, I came to realise that they had constructed the building very poorly. The apartment appears very stylish, but it has some flaws, including moisture, termite infestations, and leaks. I got frustrated even in the rented one and decided not to buy an apartment here. It is truly a decent and dream project that people have ever thought of living in, but unfortunately, I couldn’t buy it due to its extremely high price. I’m sharing my honest opinion about Lodha Bel Air after living there for a few months. The complex is excellent, offering all the lifestyle amenities such as a clubhouse, gym, swimming pool, jogging track, and Park, which is really good, and the apartments are spacious, but still I left it due to the high maintenance charge, which was not worth paying, as I checked in other complexes, where it was less. Although I know it may vary but still, I still felt it was hyped and not worth paying for, so I left it. I won’t recommend this costly complex to anyone, but would suggest visiting if you can afford the non-required charges.

Sure, it’s swanky, but I sometimes wonder if I’m paying more for the name than for real value. Several owners I spoke to have complained about delayed possession, hidden charges, or opaque customer-service practices from the builder, which sours the initial vibe for me. Also, at times, it doesn’t feel as “international-standard” as marketed; it definitely has a nice lobby, but the amenities don’t always translate to equally good maintenance or transparency. For all that money, I expected consistency, not just glitz.
