Don't Recommend salaried people to buy Lodha wood property as we end up spending our entire fortune. Lodha sales team lied during purchase, they changed the plan completely like 2 new towers got introduced, ground floor got introduced, children play area reduced drastically, also construction quality is poor and the electrical equipment provided doesn't work(e.g. AC and Geyser). Post possession raised Electrical equipment issue which hasn't been addressed even after 1.5 month. Post sale support is pathetic. We are not happy as buyer


Note: North facing flat has major Vaastu flaw.

Too many amenities can feel like overkill Prioritizing What Matters: While amenities are important, they should not overshadow the basic need for comfortable living.


developers need to realize that affordability doesnt just mean cutting down on space or compromising on living standards. Spacious homes should be within reach of buyers, and that should be the focusnot cramming everyone into tiny flats with amenities that don't solve the real problem.

Refund of the paid amount is impossible with the Lodha Group. Instead, they offer a credit note that needs to be used for buying an equivalent value amount apartment. Hence, money paid to Lodha is never returned on cancellation of the deal.

I am writing to share my strong dissatisfaction with Lodha Developers. I advise against purchasing a home from them due to my negative experience.


I experienced what I believe to be fraudulent practices, including fake commitments and threats from their representatives. The sales executives provided entirely false promises and then claimed there was no written proof on my end.

The unprofessional approach of Lodha Vista staff is annoying.No body takes any responsibility. They will rarely entertain your phone/ WhatsApp, once u book ur flat. STILL NO REVERT.NEED SOME RESPONSE. HAVE ALSO ESCALATED THE MATTER TO ABHISHEK LODHA. STILL NO RESPONSE EVEN AFTER 15 DAYS. Extremely sloppy after sales service. After the sale has been completed, they would treat you extremely apathetically and callously, having no regard for your concerns or challenges. For them you become an "acquired customer".My property had to be handed over in Oct/Nov 2024 and I paid the amount under that assumption. Then the delivery date kept getting dragged on. They said it's gonna be taking place in May 2025. When I asked them about a firm timeline and if they would indeed give me the handover in May 2025, they developed cold feet and have been sending me scripted, automatic responses stating that the delivery is "tentatively" "expected" to be initiated in May and will occur in " a phased manner" . That hardly gives a buyer any confidence that the possession shall indeed be given in May because the " tentatively" " phased manner" delivery can go on for months as it's been a pattern with them so far. It's just another time buying tactic that they are employing. I explained to them my dire predicament and how desperately I need my possession and all they said was " it is normal" and that too extremely curtly. I am sharing my experiences to all my colleagues don’t buy Lodha Homes . I am very angry with you guys Because I am sending you an email that a relative of mine is coming, you should be allowed to come inside. As soon as you get the email, you people start clarifying whether it is a relative or a tenant. After that you send me the tenant KYC form and payment QR code sir, first pay the maintenance charges After that we will tell you whether your guest will come inside or not. I want to know if I send you an email, will it have any value or not? And my guest slept outside all night because of your terms and conditions. who is responsible for it. All of you knew that the vehicle was parked outside but you all were asking only one question, Sir, bring the documents. Can the documents be made at my home? You tell me, I will bring them. And secondly, how can your office be closed until the problem is not solved? If I am taking responsibility for any person then why are asking for documents again and again even after email? If I am sending an email must be counted first.Lodha homes like blunder and too much tension in you life in the entire life then no one help you either customer service or your society services or near Lodha Group they just listened and ignored. So please be careful for your future investment.

I have booked a 2 BHK flat at Lodha Crown Kolshet, Thane in mid April 2023. I paid Rs 7.12 lakhs within a month towards booking. The registration is yet to be done. Due to job loss and business completely stopped, I cancelled the booking of flat and requested to refund via email dated 22 August 2023. We are yet to receive the refund even after six months. They are unnecessarily forcing us to take the voucher which is of no use to us instead of refund. Please help ??

I have purchased flat in Lodha New Cuff Parade, Car parking provided is very small, I m not even able to park my normal Sedan Car in that. I ve been raising multiple complaints from last 3 months to local and Head office team, No one is working on it. Even after raising tickets in system, Tickets are getting closed from backend without any resolution or communication, this is highly unprofessional, Till now I m parking my car out side. Really disappointed as there is zero after Sales support, no one even bother to respond to your mail. No escalation path. Wat ur senior management outsider shooting in the gym privacy without others permission and putting online to YouTube reels n Instagramnre strictly block the id cards of lakeshore club to centrum then there will be manageable


1) If u block the id cards of 2 clubhouses then both the management will be easy to handle


2) crowd will be manageable in both the club house

Lodha overcharged me 67lakhs for the flat. Once I connected with the owners after possession, I realized that others had purchased the flat of the same configuration in the same tower, same facing for 50 to 67 lakhs less. LODHA FLEECES NRIs - false hopes of rental - rental yield is 1.2 to 1.7% - you are better off with money in the bank in FDs. Tenants are smart as they get to live in the place for dirt cheap. I have been trying to sell my flat which is outside facing for months now, in vain. The local agents gang up and push only the builders unsold inventory - as they sell flats for builders like Lodha, Ajmera, Oberoi, etc and there are TONS of unsold inventory all over India - not just in Mumbai. Builders slash rates for anyone wanting to buy, so NRIS - the price you see online is the price they want NRIs to pay, not the ones they sold for - as the flats sell for upto 70% off this price! SO CAUTION - DO NOT BUY FLATS AS YOU WILL BE STUCK WITH IT. UNABLE TO SELL.

The much self acclaimed world class The Park.which has turned out to Third class the Park. There are leakages everywhere including the Lobby. The unsuspecting buyers were lured by the Lodha builder by full page advertisements but the actual product has no merits. The whole project is a blot on the tall claims made by this builder. What they project and what is reality.one has to experience it to understand the agony of buyer/tenant.


The Saint Amand FMC company has added salt on the wound by their pathetic maintenance of the premises.

Dogs and cats are more valued all their dirt is never cleant. And nobody realives the issue they jst keep saying go bere go there pathetic pathetic place. Lodha is a pathetic company never buy house.
