Though the central Byculla’s location is plus, it also comes with busy streets, so traffic and local congestion are daily realities, and not boutique-quiet living. If you’re price-sensitive or want a low-maintenance life, the running costs and scale might be more headache than benefit. Still a great product, but make sure your budget includes the long-term carrying costs.

They just don't care about people. It's been 3 years and there is no single brick in the ground. They stopped construction without letting us know when we check after that they started other people know about no progress in construction. Pathetic experience. Our family and other so many families are just paying EMI's hence there is no progress. My father's dream house is become night mare for him. He and our other family members are just stressed how are we going to survive this. Don't please dont trust godrej.

Fraud and False Commitments by Godrej Properties and Their JV Partner


I booked a flat in the Godrej Celeste project Dec 2022 which is a joint venture between Godrej Properties and Shree Siddhi Infrabuildcon LLP ( SSILLP) . Due to delays and mismanagement, I applied for a refund in July. As per their own policy, the refund should have been given within 60 days, but even after the timeline, nothing has been processed.


I had taken a home loan of ₹; 13, 78, 000, and till now I have already paid ₹; 2, 55, 000 as interest and 14135 EMI/Month from 2023 Still, Godrej Properties is making excuses that their JV partner is not signing.


When I raised this with the team, instead of giving a solution, the customer care responded very rudely, saying “we are paying interest, isn’t that enough? ” Such behavior from a reputed brand is highly unprofessional.


Even Mr. Gaurav Pandey ( MD, Godrej Properties) has not given any response to my repeated complaints.


This is a clear case of fraud, false commitments, and harassment of customers. I request others to be very careful before investing in any Godrej Properties JV projects.

Bought the Godrej suites in 2019 and I am still waiting for the delivery. On basis of Application of OC, they took the 90% amount from the bank and that was in March 2023! Its been 2 and 1/2 years and I am still waiting for the flat to be delivered! God knows what is being done with the money that they received. This property was meant only for the people with truck loads of money. As a salaried person, I am stuck with paying the EMI to the bank, not being able to claim the Tax rebate and cherry on the cake - Godrej with no idea of when the project will delivered! I wonder how do such builders maintain their reputation in the market? And why does the bank give the loan when OC hasnt been received yet? Oh silly question - they done care. They are getting their money. Literally heard of people who are selling the houses at no profit all. Its just a syndicate between the builder and the bank and the common man suffer. But who cares!

Paid ₹;8L to #GodrejEvergreen, cancelled within time. No docs signed. Was assured full refund by sales(Kirti Singh) & CRM team. It's been 6+ monthsno refund, no response to emails/calls. Escalated to CEO Gaurav Pandeystill silence. I demand refund+ interest.

Trust me Godrej is one of the worst company I have ever seen. I have emailed to my RM to their senior Management. However, they seem to be deaf. Never seen a company to even doesn't reply to their customer's call or emails. I have emailed to their senior most person but had not luck. The possession timelines are mentioned, as SOON, SHORTLY, TENTATIVE etc.


If you are thinking to invest in Godrej, please think twice. Your hard earned money going to be sunk. And top of that they just don't care about customer's emotions, they are just busy launching new projects. I am not sure how people are buying their flats.


Shame on Godrej!

I received possession and keys on 30th April 2025. Upon inspection, I was extremely dissatisfied to find that the flat was not cleaned, there was no electric power, the washroom tiles were very dirty, and there were stains on the hall flooring and sliding window. I immediately informed the admin team, who assured me that these issues would be resolved within 15 days. However, as of today, there has been no update or action taken.


This experience has left me very disappointed with my decision to purchase a Godrej property, as I had much higher expectations from a reputed brand like yours.

I am NRI living in US that booked a 3 BHK spacious flat in Tower 7 Jadein 2016. We apparently closed contract sale agreement with due property tax in 2025 after enduring COVID-19 delays, Builder Project Extensions with RERA, Delays inoperation of Clubhouse & Annexure J amenities as listed in sales agreement contract. After paying the out flat with Construction Link Payments scheme on approved loan , and arranging funds for Annexure J & Annexure K amenities with estimated charges besides contract we were put up with additional interest due & holding charges from possession timelines iniated on plinth level which was unacceptable & violation of sales agreement on actual handover. For two years of pending delays, lapse in Statement of Account ledger updates with the flat occupancy we decided to close with lumpsum payment. The Relationship Manager sales team who performs handover repeated sends interest & holding charges letters on Godrej Properties letterhead which are not backed with receipts or itemized invoice bills with GST & TDS. We were charged holding charges with penalty & taxes along with interest with penalty & taxes which deemed illegal after consulting with Charter Accountants & GST Filing Consultant. To our surprise Annexure J whose payment was taken upfront in raised principal amount was incomplete with 43% amenities ready. I personally feel duped & taken hostage for additional Rs 10 lakh to be paid towards possession of flat in Jade Tower 7 , and get the flat keys. I have brought houses in US & India but never encountered experience from Top Rated builder which left me no choice but pursue legal action in India & US. I have been in India for more than year just to get flat keys. I have never faced such horrendous experience with Godrej Emerald sales & collection team who are not even trained or have customer orientation on adapting to vague & hostage taking collection with improper issued letter on Godrej Properties letterhead. I tried to contact Godrej Properties Godrej One Vikhroli office to get in touch with no luck & response. After paying for flat in Jade Tower 7 in full & paying property tax issued on our name with receipt thats pending for 2 years we were denied flat keys & possession.

Godrej Properties areexperts in creating demand and experts in not doing any work in terms of delivery. Very bad experience, I suggest look for better builder and not into getting trap of Godrej brand and they are experts only in threatening and not doing the actual work!


Godrej woodscape is building more towers and units which is against the initial agreement, Godrej is here to make only money and no customer satisfaction by making crowded place and false commitments.
