I am NRI living in US that booked a 3 BHK spacious flat in Tower 7 Jadein 2016. We apparently closed contract sale agreement with due property tax in 2025 after enduring COVID-19 delays, Builder Project Extensions with RERA, Delays inoperation of Clubhouse & Annexure J amenities as listed in sales agreement contract. After paying the out flat with Construction Link Payments scheme on approved loan , and arranging funds for Annexure J & Annexure K amenities with estimated charges besides contract we were put up with additional interest due & holding charges from possession timelines iniated on plinth level which was unacceptable & violation of sales agreement on actual handover. For two years of pending delays, lapse in Statement of Account ledger updates with the flat occupancy we decided to close with lumpsum payment. The Relationship Manager sales team who performs handover repeated sends interest & holding charges letters on Godrej Properties letterhead which are not backed with receipts or itemized invoice bills with GST & TDS. We were charged holding charges with penalty & taxes along with interest with penalty & taxes which deemed illegal after consulting with Charter Accountants & GST Filing Consultant. To our surprise Annexure J whose payment was taken upfront in raised principal amount was incomplete with 43% amenities ready. I personally feel duped & taken hostage for additional Rs 10 lakh to be paid towards possession of flat in Jade Tower 7 , and get the flat keys. I have brought houses in US & India but never encountered experience from Top Rated builder which left me no choice but pursue legal action in India & US. I have been in India for more than year just to get flat keys. I have never faced such horrendous experience with Godrej Emerald sales & collection team who are not even trained or have customer orientation on adapting to vague & hostage taking collection with improper issued letter on Godrej Properties letterhead. I tried to contact Godrej Properties Godrej One Vikhroli office to get in touch with no luck & response. After paying for flat in Jade Tower 7 in full & paying property tax issued on our name with receipt thats pending for 2 years we were denied flat keys & possession.

This is a very bad place, I will never go there again, it is a fraud, they just want to rob There are a lot of hidden charges in these, I will never suggest this to anyone, it is a very useless facility.

Godrej Properties are experts in creating demand and experts in not doing any work in terms of delivery. Godrej Shettigere, all sales guys of Godrej Shettigere is bragging about 62 acre land parcel but plan comes out only 9 acre land parcel.Where is another 51 acre.This is kind of not doing any work and launching the project.Sales redirect to CRM if you ask any details.CRM will call only for money and penalty and nobody wants to work there.Same status in Woodscape, This is becoming biggest demand creating with nothing by using brand name with very big price.They have trained complete sales team, CRM team how they can be rude and not providing information and collect only cheques. I am posting this because I asked this information to sales team after paying cheque, they asked me to post in social media to get the information.hence I am doing this.

No transparency of project delay

After construction at 3rd floor Celeste demolition done without any reason to customers . Possession was committed in dec 25 but till now no construction started and from many people approx 22 lac taken and no response further . Godrej top management is not responding and people harassment. Very bad builder pl don’t buy and trust any property in Godrej

Godrej Properties is not customer-friendly. They collected 90% of the money from customers within one year, but there have been no updates or handover. It has been more than two years now with Godrej Park Retreat. If you delay payment by even one day, they charge interest. The build quality is bad, and they are not concerned about the customer. Please avoid Godrej Properties; Shoba is a better option. Godrej is now a tier-2 builder. Once you signed the agreement you won't be able to do anything they wont listen you and keep taking the money and interest from you

Investing in this Godrej project was the biggest mistake I ever made.

• It has been a terrible experience dealing with the Godrej team; they have shown absolutely no customer centricity or post-purchase assistance.

• 18 months ago, I purchased an apartment in the project. Putting my trust in the Godrej team members was my worst mistake because I later found out that the price at which this flat was sold to me was 40–45 lacs higher than the market rate.

• Although their team promised me a handover on August 24, the actual situation on the ground is entirely different. The project won't be finished in the upcoming 18 to 24 months.

• Due to the team's lack of concern after reaching their sales goals, the project has been running behind schedule and without any progress for the past five to six months.

• For the past forty-five days, I have been asking their team to force me to talk with a member of their national leadership team, but I have had no success. I've been compelled to talk to their local CRM and project team personnel, who have little desire to assist customers and no concept of customer care.

I would highly advise against investing in any Godrej projects because their central team is uninterested in stepping in to resolve consumer complaints.

Godrej park retreat phase 1 was scheduled to be delivered between october-december 2024, still we have not received any communication about delivery. There is no higher authority to talk to regarding building status. Godrej has started multiple phase in vicinity and carved road out of that for new phase reducing area of project and its open space.

I would give it a negative if possible and for a resident around this abhorrent construction- our noise complaints have fallen on deaf ears. Completely inhumane to the point of harassment- uncooperative with several cordial ways to tell them to execute construction in legal hours seems like a huge ask. We have all fallen ill over the last year and half of dengue and various dust allergies are more common in our home along with lack of sleep and mental peace. The police can’t seem to help or find a permanent solution either since it’s all probably hushed.

My mental health has never been this anxious - do not recommend. Illegal, inhumane, corrupt corporate monster behaviour

Godrej is running a scam.

First they will promise some early near by date as construction complition date. Once you booked apartment they will surprise you with new RERA Date, this will not be end now there will again delay.Even they will manage RERA, will get extension without letting you know OR without your concern.

Now after all, when finally possession date will arrive, GODREJ Properties will ask you to pay some ransom money, they call it Land under Construction(L.U.C.)( As per SC judgement builder can not charge us LUC) or some other charges. IF YOU ARE NOT PAYING L.U.C. YOU WILL NOT GET POSSESSION.

Also once you booked appartment , if you are planning to visit site, they will not allow you.

SO DON'T BUY ANY PROPERTY IN GODREJ Properties they are FRAUD...

I have purchased a flat at Godrej Nest, Kandivali East and my experience with Godrej Properties has been Very frustrating and disappointing. The brand has a good reputation but my experience has been totally otherwise and their commitment to customer satisfaction is PATHETIC. If you have excess money donate it to a trust but Do Not invest in Godrej Properties project and frustrate yourself.

Since Nov2024 end, I have been following to get possession that is due but every time the RM gives dates further on and in the latest message it is Mid of Jan2025. Project director office staff is most irresponsive followed by the lower most level of RM. Rude and Shameless thick skinned staff and Management.

Unprofessional and Inefficient Support:

a) Frequent RM Changes: The Relationship Managers(RMs) keep changing and they are trained to LIE and are experts in following all types of delaying tactics. Excuses vary from being Sick, on weekly off, etc. Responses are delayed and no resolution to any problem.

b) Rude Behavior: The staff and the Management are very very rude and do not respond to customer's phone calls or Emails. I have records of these and anyone interested can refer to me for such proof. It is better to find out Godrej's Family phone numbers and calls. They might respond quicker than their Management staff.

Conclusion:

While Godrej Properties is considered a good brand, the truth lies in their worst customer service and most inefficient Management and service at the ground level.

For anyone considering investing in Godrej Properties, I strongly advise you not to fall into the trap and if you want to go ahead, be prepared for endless follow-ups and time delays without any result. The current experience with Godrej Properties has been far from satisfactory, and I am positive that very soon the entire business will collapse due to ZERO customer trust. Unfortunately negative ratings not allowed so giving One star.

Absolutely pathetic experience. Booked the flat godrej nest kandivali east on name of godrej. During registration came to know it's a joint venture with Shivam builder. Gone with the brand name Godrej project is delayed by a year and now Godrej is washing their hand saying they were only marketing partner only. They asking 2.5 to 5 lacs additional money during possession on the name of LUC charges. Sample flat for 1 bhk not shown and now given the powder room without shower in it. Extremely rude RM when going for discussion after booking fighting with customer if we have put you on gun point to book in godrej. Following all unethical practices. If godrej can do this I don't trust any brand as a builder. Made one of the worst decision on my life. Don't fall in marketing trap.

When the cost sheet was initially discussed, I was assured that the total amount quoted was all-inclusive, with no additional payments required until possession. However, during the agreement registration, I was shocked to find LUC(Land Under Construction) charges added, amounting to 2.6% of the total sale value, without prior clarity. Despite raising concerns, the issue has neither been addressed nor resolved. I was even told to pay the LUC charges immediately to avoid interest accrual—charges that, as per a Supreme Court ruling, are deemed illegal.

2. Unready Amenities:

The promised amenities remain incomplete and non-functional, yet maintenance charges are being demanded. Charging for facilities that are not ready is unfair and unethical, especially for a brand of Godrej's stature.

3. Security Deposit Mismanagement:

Godrej Properties demands a hefty security deposit without providing any safeguard for defects that might arise after possession. There’s no defined refund timeline, nor is there a provision for interest in case of delays. Such practices are both unfair and inconvenient for buyers.

4. Unprofessional and Inefficient Support:

a) Frequent RM Changes: The Relationship Managers(RMs) keep changing, and every time this happens, the buyer has to re-explain their issues from scratch. This process wastes months, as it takes 2-3 months just to get a response or resolution.

b) P@CE Scheme Issues: The P@CE scheme has been extremely unsatisfactory. We have to follow up multiple times with the RM to get the interest credited, making it a tiresome and frustrating process.

c) Rude Behavior: The staff and RMs are often rude and dismissive. Instead of providing solutions, they create more stress for buyers, which is unacceptable in such a high-value transaction.

Conclusion:

While Godrej Properties excels in branding, the reality of their customer service and operational inefficiency paints a completely different picture. I reluctantly made the required payments under protest due to the urgency of taking possession.

For anyone considering investing in Godrej Properties, I strongly advise you to scrutinize every detail, demand written clarifications, and be prepared for significant follow-ups. The current experience with Godrej Properties has been far from satisfactory, and I sincerely hope they address these issues to restore customer trust.

Buying a flat with Godrej Properties might seem appealing due to their reputation as a top-tier real estate developer, but my personal experience has been disappointing.

I booked a flat with them but had to request a cancellation due to unforeseen financial constraints. According to their policy, the refund should have been processed within 45 days. However, even after more than three months, I am still waiting for my refund.

Here’s a brief summary of my challenges:

Delayed Refund: Despite following their cancellation process, the refund has been delayed far beyond their stated timeline.

Poor Communication: Multiple emails and calls to their customer support and senior management have yielded vague promises but no resolution.

Lack of Accountability: Even after escalating the matter and raising a formal complaint with the National Consumer Helpline, I have not received any concrete timeline for my refund.

While Godrej Properties may deliver well-constructed homes, their post-sales support and handling of customer grievances leave much to be desired. If you’re considering buying from them, ensure that you are prepared for potential delays and communication issues if things don’t go as planned.

Nightmare , sales people lied to us , post signing the agreement we were told that the flat does not have a terrace . 2 days before my parents were to fly to Pune to close the registration process. Since we live out of India we spent money time effort getting a poa done as the team was threatening to cancel the deal. After so much drama and threats they told us that the apartment structure has changed. Send us the new structure after thousands of follow ups. Then when we asked for compensation for cheating they denied. They have not come back with revised price. They never respond , lie, cheat and it’s the rudest team ever ! Now thinking of approaching consumer court no stars for them they are minus infinity stars
