Let me be absolutely clear: steer clear of Lodha Palava. If you value your peace of mind, your sanity, and your hard-earned money, look elsewhere for a place to call home. My experience here has been nothing short of a disaster, and I feel compelled to warn others before they make the same mistake.


First, let's talk about security. Instead of trained professionals, Lodha Palava seems to employ goons masquerading as security personnel. Their behavior is often aggressive and unprofessional, creating an atmosphere of fear rather than safety. It's less like living in a secure community and more like living in a heavily policed, hostile environment.


Then there's the parking situation – or rather, the complete lack thereof. It's chaotic designated spots, no clear signage, and absolutely no organization whatsoever. Finding a place to park is a daily struggle, and forget about having visitors – they'll be circling for hours. Lodha Palava clearly prioritized cramming as many buildings as possible onto the land instead of considering the basic needs of its residents.


And if you think complaining to the PCMA office will help, think again. That's another level of frustration altogether. The staff there seems to exist solely to extort money from homeowners and make their lives miserable. They are utterly useless when it comes to resolving issues, and their only talent seems to be inventing new and creative ways to extract fees. Dealing with them is like banging your head against a brick wall – you'll just end up with a headache and an empty wallet.


In short, Lodha Palava is a prime example of how a housing project can go horribly wrong. It's a case study in mismanagement, greed, and a complete disregard for resident well-being. Do yourself a favor and avoid this place like the plague. You'll thank me later.

I have booked a flat of 1.5 Cr in lodha group. The broker M/s. elegance enterprise has done the deal. The broker offered a cashback of 1.5 lac. In this cash back offer, salesman from lodha was also in the loop. later broker did not pay the cash back amount. and also lodha head office is also not supporting. The salesman also stopped picking up the call. These people are very fraud. do not trust them.

STILL NO REVERT.NEED SOME RESPONSE. HAVE ALSO ESCALATED THE MATTER TO ABHISHEK LODHA. STILL NO RESPONSE EVEN AFTER 15 DAYS. Extremely sloppy after sales service. After the sale has been completed, they would treat you extremely apathetically and callously, having no regard for your concerns or challenges. For them you become an "acquired customer".My property had to be handed over in Oct/Nov 2024 and I paid the amount under that assumption. Then the delivery date kept getting dragged on. They said it's gonna be taking place in May 2025. When I asked them about a firm timeline and if they would indeed give me the handover in May 2025, they developed cold feet and have been sending me scripted, automatic responses stating that the delivery is "tentatively" "expected" to be initiated in May and will occur in " a phased manner" . That hardly gives a buyer any confidence that the possession shall indeed be given in May because the " tentatively" " phased manner" delivery can go on for months as it's been a pattern with them so far. It's just another time buying tactic that they are employing. I explained to them my dire predicament and how desperately I need my possession and all they said was " it is normal" and that too extremely curtly. I will certainly never think of making another investment in a property by Lodha., CRN NO- 2227389

One of the third class builder with third class policy, late payment intrest, delayed possession false commitment.


Possession delayed from sept 24 to July 25 then they are not sure about it, the work is still slow doesn't seems they will deliver it before 2026.

They sold palava phase 2 properties 40% higher than other developers. They charged 58 lacks for 1 bhk and 75 lakhs for 2 bhk in 2016. However, today all the developers are selling from 35 to 45 lakhs in that area. This is a huge loss for all citizens.


Even though after looting all people now lodha is forcing entire palava citizens to CGC charges as city maintenance charges which is contributing another 5%

I am sharing my experiences to all my colleagues don’t buy Lodha Homes . I am very angry with you guys Because I am sending you an email that a relative of mine is coming, you should be allowed to come inside. As soon as you get the email, you people start clarifying whether it is a relative or a tenant. After that you send me the tenant KYC form and payment QR code sir, first pay the maintenance charges After that we will tell you whether your guest will come inside or not. I want to know if I send you an email, will it have any value or not? And my guest slept outside all night because of your terms and conditions. who is responsible for it. All of you knew that the vehicle was parked outside but you all were asking only one question, Sir, bring the documents. Can the documents be made at my home? You tell me, I will bring them. And secondly, how can your office be closed until the problem is not solved? If I am taking responsibility for any person then why are asking for documents again and again even after email? If I am sending an email must be counted first.Lodha homes like blunder and too much tension in you life in the entire life then no one help you either customer service or your society services or near Lodha Group they just listened and ignored. So please be careful for your future investment.

VERY BAD EXPERIENCE AFTER BUYING LODHA CODENAME PREMIER. WORST SERVICE BY THE CUSTOMER SUPPORT TEAM AND RM.


THEY WILL UNNECCESARY CHARGED YOU THE EXTRA AMOUNT WITHOUT ANY PRIOR INFORMATION AND EVERY TIME THEY CAME UP WITH THE STATEMENT EVERYTHING MENTIONED IN THE REGISTERED AGREEMENT. NO PROPER SUPPORT FROM CUSTOMER TEAM. THIS PROJECT IS NOT WORTH FOR YOUR HARD EARNED MONEY. I WILL STRONGLY SUGGEST NOT TO BUY ANY PROPERTY IN LODHA

Be careful with their false committments. No. of floors incresed than their original plan at the time of booking. 100% amount collected 4 floor before the start of construction of last floor. Priva benefit team makes false commitments when you refer and will hide important information.

I have taken 2BHK flat in lodha upper thane. Lodha such a big builder cheating to there residents and not listening at all.


Lodha committed to give three AC in 2 BHK typology but given only two AC. & Very poor quality material used in my flat. More than 30 times I complained but no one listening. There are several other issue in this project, other than commitment like


No internet, no mobile network, full of traffic, not easy to commute. My huble request not to take flat in lodha project. Because after agreement they will not listen to you. This is my personal experience which I thought to share. I am staying in lodha upper thane from past 3 months and it's hell

I bought a flat in 2016 all registration together I paid around rs 10500000.


I gave it for rent . But there was few takers for rent . Rental return also very less as big amount went for maintenance .


At least we need rs 25000. But got only rs15000 again every 4 years once some one vacated repair expenses due to spoilage rain and all I spent 2 lacs. As I feel there was no use in holding any more I tried to sell .but no one there to buy. The builder himself keep building on and on and so supply is very high. They sell giving big advertisement we can't compete with them. Finally I sold it for 88 Lacs . I lose 17 lacs of my hard earned many . Then I took loan from Andhra Bank .I paid interest around 30 lacs


So I lost 47 lacs of hard earned saved without even eating in gulf country ..


If i had kept the amount in Bank deposit it would have become 2 crores. Don't invest here .whole of my saving I lost . Now I don't work also . Become old age and health conditions I could not work also ..blunder I did . Biggest lose

We purchased under construction flat at Lodha crown Majiwada and started to pay EMI from 2021 but till date we have not received possession but buyers already got the possession. Lodha not answering calls, Emails, customer portal is not working.


Overall very bad experience and our whole family suffering now.

I have booked a 2 BHK flat at Lodha Crown Kolshet, Thane in mid April 2023. I paid Rs 7.12 lakhs within a month towards booking. The registration is yet to be done. Due to job loss and business completely stopped, I cancelled the booking of flat and requested to refund via email dated 22 August 2023. We are yet to receive the refund even after six months. They are unnecessarily forcing us to take the voucher which is of no use to us instead of refund. Please help ??

  1. They do calculation mistakes, and will never say the figures correctly. And because of there calculation mistake if you are delay for payment. They can charge penalties for delayed payment. You have to drop many mails and give proof to wave those penalties.

2.Just the agreement is real other oral offers they will give are not real. if we ask anything in written they will not give and after that if they deliver something different then they will say we never given in written. Just like other small builders Lodha also do many fake commitments. They told us that we will give 3 AC and given 2. This was the oral communication with many of the customers there, but 3 AC was not in written so they are not giving.

  1. Every time a new person will connect with you and if you have a connected problem, you have to tell a whole story again and again to different different person. even Their relationship managers are changing frequently.

  2. Who is your your spoc(sales person) at the time of purchasing the flat, he will never entertain you once you have given booking amount, His job is only to trap you witn non refundable amount. After that if you have any query you have to write mails or connect with customer care and you will not get setisfied response.

  3. They ask to raise a complaint for anything, but they close it without resolving.

  4. They are so sure about the date of possesion before taking money, but once you given They are not sure about the date of possesion. they will say different dates all time, and say rera says that we can delay by some months. Okay about rera but if there is any chance of known delay they should not be so sure before payment, In my case I am pregnent and can not sit in gruhpravesh pooja in third trimester. They are not clearly saying the date of possesion. November 2023 was commited,

After that December, then January Now someone is saying feb 2024 someone is saying April 2024. So can not plan anything.

I booked a unit in lodha codename premier(504, casa fiora B), my CRN number is CRN2233126, at the time of booking I had informed the financial person that my Cibil score is 684 and showed him my current obligations and informed him that I'm planning to sell my existing property but not sure when will I get the buyer. He said not to worry he'll get the loan done. I asked for 60 days of extension so that I complete my 2 wheeler loan and sell the bike and arrange for BA2 amount and they agreed and gave me 60 days yo arrnage BA2 amount. After making payment for BA2 amount the loan person from lodha tried to get the loan from multiple banks and financial institutions but due to low Cibil he we unable to get an approval or sanction, I informed him that let me try it from my personal banker and check on which he said do not try as it will be rejected but I still took a chance and got an approval but they wanted me to sell my old property to get the loan approved. I was still unable to get the buyer for my property so it was never disbursed. Now I gave up and told them that loan is not possible so I'll need the refund but they are denying it and said we can arrange for a credit voucher which can be used for my booking after I sell my property and loan would be possible. I agreed but when I went to take the credit voucher they said credit voucher can not be used for downpayment and for next booking I still need to pay BA1 and BA2 amount again on which I denied to take the credit voucher.


I'm a lower middle class person and ai had to sell my mother's gold and my bike to arrange for BA1 and BA2 and ₹262267 is a very huge amount for me, I know how difficult it was to sell my mother's gold and what I saw in her eyes. I'm without a motorcycle now and have no means of personal transport.


Please help me in getting my refund, it's a humble request to Lodha Group and to anyone who can help me on this.

Just a heads up, don't bother applying or going for an interview at Lodha Group in Pune (Baner office). The HR and interviewers there are really bad and rude. They already have their favorites and will cut you off during the interview. My experience was truly pathetic. Don't waste your time with this group, despite the big name. The management and hiring folks are not good people to work with. #AvoidHiringManagement

Nah, don't ever invest in or rent Lodha Amara, the construction quality is very poor, there are internal leakage issues in almost every older building; my rental flat has black molds growing on the bathroom ceiling and the hall wall, which slowly spread to entire house by the time I moved out, I also know a few instances where the entire bathroom ceilings have been collapsed, and multiple instances of what I faced even with those who regularly maintained their properties


and why no one is talking about it but roaches, roaches everywhere, You will need specialized pest control treatment to keep em in check, I have lived there for over a year; I did the treatment twice a year but nothing, You will see them crawling if you close the house even for like two days.


ALso, there's no privacy you will have to keep your curtains draw at all times, and if you are in lower floors, say goodbye to sunlight, if you keep your windows open for long enough all shorts of flies will enter your home that's another issue, you can have net installed but urgh, you are unlucky if you are a renter like me


there's also water pressure issue, means you will need more maintenance with geyser and all that,


for a 28 story building with 6 flats in each floor, they only have 2 elevator shafts, so unless you wanna take the stairs, keep 10 minutes extra to get down or up plus additional 10 minutes to get to the parking since it is there in a separate building at the very entrance, such an inconvenience,


the construction is going on so the property always dusty,


The place is always crowded, the club, pools, since the amenities are limited and not enough in proportion to the people actually staying there,


all in all, I moved out for good and wont advice other to ever move in there

I just book flat at lodha upper Thane with the amount of 2 lakhs, project very nice but my current family situation not suitable to purchase flat now because of my mom and dad both hospitals at same time due to some critical situation, I request lodha sales person to refund amount, more than 2 week, no one communicate for refund, I mail more than 7 to 8 time but no one response, I stuck with my family issue and lodha group also. Please ?? take some action if lodha group understand.
