Lodha Group

We recently rented a flat in this building thinking it will be a luxury up-market property.

Let's start with the process of pre-rental. So we saw the house and liked the location as close to our family. But, we wanted to see more houses so we contacted another broker via magicbricks to see if he had more options.

We came the next day and the Lodha group would not allow us to see the house. Apparantly they have some in house rental agency or something which regulates who gets to see the house and when and by whom. We were sent back and the man, Ha* Pa*, was very rude to me an my mother.

Nevertheless, we found someone in our network who owns a property with the layout I wanted and decided to rent from them because we thought this would not be an issue once we move in.

Cut to today,

I literally ended up in tears begging the guards to let me into my own house at the gate.

The staff is extremely rude and to get anything done it is a fight:

Getting my furniture to my house - fight.

Getting my house cleaned(by outside cleaners) - fight.

Getting my packers and movers to deliver - fight.

(During furniture moving the service lift malfunctioned and we were stuck in the lift in a. very scary situation as it kept shaking yet when we came out they would not let us carry the furniture in the normal lift. I felt like a piece of cr@% as I begged the guards to have my furniture delivered to my house. We could not take the stairs as its a high floor(Above 15+ floor)

Entering the building(who are you, where do you come from, SHOW ME YOUR ID - every single damn time - are not questions you wish to be asked after driving an hour through traffic to come to YOUR OWN HOUSE. Later, the guard even harased my mother with this. She asked me to move out but we have signed a lease which is a 1 year binding so I am trying to figure out what I can do to break that.

The other day I was just walking around the propoerty courtyard at night(around 10 pm) to see get some air and I got asked who are you and where are you going? . What am I aishwaryasingh23ing for?

Now coming to the quality of the house:

Basic attention to detail is missing such as there is no water connection point for putting water purifier in the kitchen. The material used is low quality ply rather than wood, which actually broke in just opening a shelf. It would not have been such a "huge" issue if they were not charging a bomb by calling it a "luxury" property,

There is no sign of in house cleaning etc which they proudly promise.

Oh also, in some houses the sewage pipe runs through the kitchen, there is a duct for it but I shudder to think what will happen if it leaks someday. Unfortunately, I did not see this before renting.(That is a lesson for me to learn)

OVERALL,

Staff is rude, I am made to feel like a criminal for trying to enter my own house.

Materials are not good quality and a lot of walls are hollow. Be careful before you try mounting tv etc on them.

My review is for Lodha World One Project: Overseas customers beware of becoming new customer if you are not one yet.

Customer Services are appalling. CS representatives are very rude, they have lot of ego and do not respect their customers. The Relationship Manager System was replaced with Platinum Services which is an utterly flop system with very bad staff recruited in to it.

CS representatives would not mind insulting customers to protect their own false prestige.  CS representatives let down their own supporting staff too especially their own sales group.

They claim to be international but do not deserve to be even included in international list at all.

They have typical dehati(rural) stubborn attitude. By hook or crook they would like to make money. They are very punitive.  They charge you money upfront with just 2 weeks notice. If a customer fails to pay upfront money in 2 weeks time(especially for overseas customers it is very difficult as there are umpteen number of problems with present prevailing banking system in India) they will charge their customers with huge admin fee and 10% interest. They only implement the rules of RERA which are advantageous to them ignoring the customers' advantages laid down in RERA. Till date they have not passed on claimed material GST to their customers yet.

Indian government and Mumbai building controlling authorities should come hard on them to protect India's image in the world.

I am really worried that they may ruin India's image if they venture to enter into international real estate market.

I know that it would have been nice  if I would have put the same matter in a gentle format but felt that it is not worth wasting my valuable time to protect the builder who has very bad CS in place. I am sorry for being harsh on my comments but they are facts which have  straight come from core of my heart.

Lodha is an excellent place with hygienic quality of beds and all the furniture. Well decorated house in Hyderabad the Transporter facilities also also good. Swimming pool is so wide and it is excellent. Wide expandable rooms and good furniture. Looking like a so beautiful and so nice pic good colours with waterproof. Expandable dining table and chairs and good kitchen room with well furnished kitchen ingredients well furnished bathrooms well decorated garden with full of grace. It is so nice all family members can enjoy the beauty of the place of Lodha. All type of regional people and all type of people enjoy the beauty of Lodha

Lodha the best group in India I work in a company where we provide services to lodha from abroad I think lodha management is very genuine they have futuristic ideas of development in construction. The services provided by them are very smooth firstly we need to approach them in a positive manner then the services they render are worth it.

Customer service - The customer service of this company is very bad . They do not provide any service to their customers. They do not follow any of their promises which they do with their customers . They do not respond many time even when you trying to contact them so their customer service is very poor I think .

Staff Courtesy - Staff Courtesy pf this company is also not so good . They do not take their customer seriously and they also don't reply to their complains which is a shameful thing for them . The staff are not solving their customer's issue which is their primary responsibility . so the staff courtesy is also very poor in their quality . Product Implementation Rate - The Product Implementation Rate of this company is not so well as well its other features . So if you are going to buy or book a flat from this company then you have to ready to encounter some problems like, hidden charges, difference between sample flat and what you finally got . You have to prepare for their bad customer service and staff courtesy as well as .

And finally I want to say that this is not a customer friendly group . And they provide over priced products also . So you must think again and again before making decision to go to this company for your house . After reading my review you will get that I am not supporting it from any angle and also does not recommending it for anyone . So this is a negative review for The Lodha Group .

so guys don't go to this group for a location . You have better options for this . In the market many of alternative are present rather than this, so you can think for a more bigger, better and beautiful flat to buy in a reasonable price and also with more facilities . Thus after reading this I hope you will get that I am In support of you and praying for our better future with your dream house .

I was planning to buy Flat at Lodha Amara and asked to swipe credit card yesterday as it was very late so told to come back next day and we trusted them & left. Today we came to complete formalities and found that there is Nala(Gutter) passing by our flat.

Yesterday my wife was asking to sales representative whether there is any Nala(Gutter), Buildings or crematorium nearby. But he clearly told that Nala(Gutter), Buildings or crematorium are not in the surrounding.Then also for confirmation we asked for the site visit which was not allowed.

To talk about the same and find any solution I was continuously calling that Sales Representative but no reply and its very bad to commit something and then just ignore after getting money.

We went to site office and asked to let us talk to someone who was present during deal but even after waiting for 3-4 hours we neither got anyone's contact number or chance to speak with them.

We are feeling like cheated and asked for refund as even receipt was not given for payment and no documentation was done so officially there was no deal but they gave email ID and said to email about the same and I sent email to find that recipient email box is full and getting bounced back.

You can also check the images in the attachment what it was shown and what we saw today.

It would be clear case of fraud if we don't get refund for our hard earned money.

I look forward to your reply and a resolution to my problem.

I visited the site with my friends I am telling my personal experience about lodha buildings.

Facilities in lodha fiorenza -

1.when I visit the site rhe staff of the lodha is very fluent in nature they provide me a better facility for food water and etc.

2.the ultimate experience in fashion.( lodha fiorenza spatulator 6000sq ft. Designed by sitetectonnix Singapore.

1. 360 degree observatory or party lounge ( perhaps 500ft above the ground the chic 360degree rooftop where we can see a mumbai in great view.

2. Fashionable resident that makes a statement about your lifestyle.

3. good location

I feel the problems for lodha is price value the very costly services and buildings approx 3.15cr for just 975sq fit.

So guys I am truly recommended for the lodha if you have budget for thia to visit and feel the joy.

One should not opt for Lodha Builder . The sales people gives false promises, there is no relationship although there is relationship manager and customer service is really very bad. Please do not invest your hard earned money into this cheater company as there is no benefit to customer. Prices are very high, poor construction quality, no transparency, poor customer service. All the profits are earned by them.

The Agreement for sales is one sided, if you make delay in payment then will charge you 18% but when they delay they will not give you any interest.

Please be careful.

I was search for flat for my family I am in situation to find such a society which should have all the available facilities about safeness clean and good atmosphere away from city pollution Lodha will always charge fine on time. Absolutely no delay But will indefinitely delay repair work and customers are left helpless and angry

It seems like the callers are least bothered about what a customer is looking at, they are just informing what they know and which were not important for me . For them all others are fraudsters except them and hence they feel anyone will buy their over priced products with so many negative reviews available . Moreover I requested for quote as I would like to compare it to other quotes available so person just refused to share the details too . According to them people are fooled by developers which I agree but they need to also converse basis whom are they interacting with . My first interaction with them on call was bad and proved what they can be up to in future .

I stay in lodha splendora .

House is good amenities are bad .

Gym is of no use as hardly any equipment.

Gym has hardly any weights and shut at 9.30 pm

Pool is of no use cannot swim there as trees are planted in middle of the pool

Alloted parking is 1 km away

Cricket pitch has no net cover on top .

Alia Lodha Group was one of the best developer and builders group Maharashtra but now they don't read their customers well they do fake promises to the customers and try to gain customers but later on they never treat their customers with good. Earlier they were having a lot of Fame in the building world but now they have lost it all. They don't have a well organised infrastructure which may provide bad experience of life to their customers. I have recently visited lodhas project in palava city and I was shocked by their performance the same thing they have repeated here no maintenance of there Infrastructures no or organised workers or not organised staff for the maintenance. They don't have any interest after buying flat from them. I don't recommend you this as I had a very bad experience with lodhas group.

I was not sure about the flat at the time of booking hence was informed by the staff that we can get a refund with 10% of the amount being forfeited.

Now I have already paid more than six lakhs and the staff is threatening me that the entire six lakhs will be forfeited.

I was told some.thing else when I was booking the flat and now I am being harassed by the lodha staff as I am not able to pay the entire amount.

best quality air, infrastructure and many more other things. this is the palace where you can get a heaven on earth.

Lodha Group Provide world class amenities facility like garden, club house, car parking, gym, kids play area, swimming pool, meditattion, sports facilitym cricket ground. and good connectivity.

Lodha is loaded with con artists. Their businessperson scarcely have any morals and will effectively cheat pure customers.I purchased 3 bhk level in Lodha Splendora Cielo and was guaranteed a secured stopping, be that as it may I am given an open stopping on possession.The points of interest sent to me for affirming the deals specified 1 stopping and there was no specify of the sort of stopping. when I enquired assist I came to realize that on deals shape they all alone have said open stopping, I have no duplicate of the same.I am will put the case in shopper gathering. Dear All,

the journey with Lodha start booking on 2nd October 2011 for the flat I am living.

Though the possession has been late by almost two years,

Now still struggle in Lodha continues it has been promised for the schools in premises So children will secure.Now the admissions in schools started and for our suprise the admission for Jr Kg already full in both Pawar Public school and Lodha world school.

If there is any cancellation of admission in Jr Kg then and the only I will get admission. Where the all promises goes about my child security and future in Lodha.

Where Shall I go after waiting for flat 7 years. Shall I leave Palava?

I am not finding any solution. Give me solution as I am a Palva residence,

The issue is not only of school but day care also.

First the Good things - you will be made to feel like King when you book your house at Palava. The grandeaour that they present, make you feel how organised and systematic they are. But unfortunately all good things end there. You do not have much options thereafter. You are left at the mercy of haphazard operations no professionalism of PCMA.
