Add to that, people online talk about delayed possession and misleading commitments, which is a major "NO-NO" for such a high-priced project. For something pitched as ultra-luxury, the customer experience feels shockingly poor. I’d be cautious before signing anything.

For the price bracket, the experience should be seamless, but it’s not. I came across multiple complaints about delayed possession, and that instantly raised flags to dig deeper. The after-sales service is inconsistent, making the premium tag feel unjustified. If you are familiar with Sion, you know the traffic around it is already chaotic, and this project won’t magically fix that. I moved into Lodha Altamount, hoping for a true “top-class Mumbai address" and believe me when I tell you that I’m not one bit disappointed. The interiors are premium, and you really feel the luxury, from the glass-façade apartment to amenities like a gym, spa, pool, and a classy lobby. The location is elite, central, and posh; it gives you a sense of high-end living that any individual would expect from city life. For me in particular, it felt more than just a home: it’s a statement, and a comfortable one at that.

The amenities list is massive, and the show flat showed exactly that; honestly, it was stunning, airy, well-lit, and thoughtfully laid out. Add in the security, clubhouse, and finish quality, and it's a top-tier offering that's really hard to turn away from. If luxury living is the goal and budget isn’t a concern, then this is the one to consider seriously.

Don't Recommend salaried people to buy Lodha wood property as we end up spending our entire fortune. Lodha sales team lied during purchase, they changed the plan completely like 2 new towers got introduced, ground floor got introduced, children play area reduced drastically, also construction quality is poor and the electrical equipment provided doesn't work(e.g. AC and Geyser). Post possession raised Electrical equipment issue which hasn't been addressed even after 1.5 month. Post sale support is pathetic. We are not happy as buyer


Note: North facing flat has major Vaastu flaw.

Upper thane its advertising but its not thane its bhiwandi anjur we visied there so called premium villa they showing online 2 cr but once u vist there actual site they ll ask u 6 cr 8 cr 11 cr for there villa honestly staff is very rude they ll never negotiated at all single rs in advertising they show discounts but not even single rs in fact they staff showing attitude like your begger and this premium project in fact once u visit there you ll get idea ita only plot cost for 3 to 5 cr then constroction cost of bare shell is diffrent they add on more 2/3 cr more and if you willing to ger completely constructed then 3/4 cr more


And this is not enough once u book only plot they ask you to pay 5 year advanced maintenance and you get bare shell after 2 years still you to pay maintenance preivous 2 years from your pockets its pathetic project and all staff members attitude like they are like millionaires and we are begger pathetic locations all godowns are near by dumping ground near by every evening burning garbage smell is there smoky dusty and they compare them self with European style

I purchased this flat in the year 2018 for 45 lacs, and today the same flat is available on resale for 28 -30 lacs, even some people are selling even low as they have no option they want to sell and buy in some other place. all other near by area got appreciated but this project got depreciated OR we can put in this way lodha sold these flats at 3 times higher price by advertising by top celebrities now the common man suffers.


On top of this they are charging some CGC charges Rs.2000 pm / flat to maintain this city, they will force you to pay by deactivating the access card to your flat.


if you are renting your property then you have to pay CGC charges well in advance, they wont allow your tenant to enter without paying these advance CGC charges,


Rent for 1 BHK is Rs.10500 pm and expense is Rs.4000 pm in the name of CGC and Society maintenance and the balance is only Rs.6500 pm as a rental income, think about those people who bought this flat on loan, they would have paid the interest on loan which means the flat cost increased but today the value of the flat got decreased which means home buyer lost in total.


This is my life's biggest mistake will never recommend to any one for any of the Lodha projects.

Too many amenities can feel like overkill Prioritizing What Matters: While amenities are important, they should not overshadow the basic need for comfortable living.


developers need to realize that affordability doesnt just mean cutting down on space or compromising on living standards. Spacious homes should be within reach of buyers, and that should be the focusnot cramming everyone into tiny flats with amenities that don't solve the real problem.

Refund of the paid amount is impossible with the Lodha Group. Instead, they offer a credit note that needs to be used for buying an equivalent value amount apartment. Hence, money paid to Lodha is never returned on cancellation of the deal.

I am writing to share my strong dissatisfaction with Lodha Developers. I advise against purchasing a home from them due to my negative experience.


I experienced what I believe to be fraudulent practices, including fake commitments and threats from their representatives. The sales executives provided entirely false promises and then claimed there was no written proof on my end.

I have been working with Lodha Group Bangalore as a channel partner, but their decision to unfairly reduce agent commissions has been extremely disappointing. Despite our hard work in bringing clients and closing deals, Lodha has cut our commission rates without any prior notice or justification.


Lodha Employees at Bangalore are very rude, with their unprofession behaviours make us not to work with them forever.


This is highly unprofessional and unethical, as agents invest time, effort, and resources to promote their projects. Lodha Group's lack of transparency and disregard for long-term partnerships makes it difficult to trust them. They prioritize profits over fair business practices, leaving agents with little to no reward for their efforts.


If you are a broker or channel partner, be cautious before working with Lodha—they do not honor commitments and will reduce commissions arbitrarily. Very disappointing experience! ??

Potential buyers beware. Do not invest at any cost in pallava city. We have been duped by their sales team and we hope it does not happen to you. There are many hidden costs which are not disclosed at the time of purchase. Also, you as a flat owner our bound by their terms and conditions. Let me be absolutely clear: steer clear of Lodha Palava. If you value your peace of mind, your sanity, and your hard-earned money, look elsewhere for a place to call home. My experience here has been nothing short of a disaster, and I feel compelled to warn others before they make the same mistake.


First, let's talk about security. Instead of trained professionals, Lodha Palava seems to employ goons masquerading as security personnel. Their behavior is often aggressive and unprofessional, creating an atmosphere of fear rather than safety. It's less like living in a secure community and more like living in a heavily policed, hostile environment.


Then there's the parking situation – or rather, the complete lack thereof. It's chaotic designated spots, no clear signage, and absolutely no organization whatsoever. Finding a place to park is a daily struggle, and forget about having visitors – they'll be circling for hours. Lodha Palava clearly prioritized cramming as many buildings as possible onto the land instead of considering the basic needs of its residents.


And if you think complaining to the PCMA office will help, think again. That's another level of frustration altogether. The staff there seems to exist solely to extort money from homeowners and make their lives miserable. They are utterly useless when it comes to resolving issues, and their only talent seems to be inventing new and creative ways to extract fees. Dealing with them is like banging your head against a brick wall – you'll just end up with a headache and an empty wallet.


In short, Lodha Palava is a prime example of how a housing project can go horribly wrong. It's a case study in mismanagement, greed, and a complete disregard for resident well-being. Do yourself a favor and avoid this place like the plague. You'll thank me later.

I have booked a flat of 1.5 Cr in lodha group. The broker M/s. elegance enterprise has done the deal. The broker offered a cashback of 1.5 lac. In this cash back offer, salesman from lodha was also in the loop. later broker did not pay the cash back amount. and also lodha head office is also not supporting. The salesman also stopped picking up the call. These people are very fraud. do not trust them.

STILL NO REVERT.NEED SOME RESPONSE. HAVE ALSO ESCALATED THE MATTER TO ABHISHEK LODHA. STILL NO RESPONSE EVEN AFTER 15 DAYS. Extremely sloppy after sales service. After the sale has been completed, they would treat you extremely apathetically and callously, having no regard for your concerns or challenges. For them you become an "acquired customer".My property had to be handed over in Oct/Nov 2024 and I paid the amount under that assumption. Then the delivery date kept getting dragged on. They said it's gonna be taking place in May 2025. When I asked them about a firm timeline and if they would indeed give me the handover in May 2025, they developed cold feet and have been sending me scripted, automatic responses stating that the delivery is "tentatively" "expected" to be initiated in May and will occur in " a phased manner" . That hardly gives a buyer any confidence that the possession shall indeed be given in May because the " tentatively" " phased manner" delivery can go on for months as it's been a pattern with them so far. It's just another time buying tactic that they are employing. I explained to them my dire predicament and how desperately I need my possession and all they said was " it is normal" and that too extremely curtly. I will certainly never think of making another investment in a property by Lodha., CRN NO- 2227389
