Let’s call it what it is a concrete jungle with a long list of unresolved issues. There’s water seepage, visible cracks, and a constant stench in the old phase’s parking area.The new phase parking is filled with debris and layers of dust. Door handles in the new towers come off with minimal use, and many apartments have a persistent stink in the bathrooms. In one layout, a room door even obstructs the bathroom door a clear example of poor planning and shabby construction.

Rodents make their way into flats as high as the 14th floor, and the swimming pool is so poorly maintained that residents have reported skin infections.

What’s worse? A significant number of residents here are brokers, who are fully aware of these issues but continue to hike the rents from ₹35K to ₹65–70K — creating a false hype. They know tenants are likely to leave within months once the reality kicks in, but they choose silence over transparency to protect the inflated value.

The most basic tasks, like cleaning the basement, are ignored for months. Our basement was cleaned after four long months that’s the “premium experience” you get for paying exorbitant rent with zero service.

And for those eyeing the upcoming L&T project please don’t be misled by lofty promises. Phase 1, 2, and 3 have already spoken volumes. The pattern is clear: promises are made, but not delivered.

The phase 1 owners has filed a case against the builder which would invariably will impact the phase 2 and 3 residents owners

Dear All,

People may believe that L&T is a very good company with good brand name but I am very sorry to say that L&T Reality is one of the worse builder in India. I had a very bad experience with them in the flats purchased in their project. Starting from construction quality, leakage issue, club house quality are very very pathetic. Please do not go be L&T brand name. I recommend not to buy any L&T reality flats as it may be a nightmare for you.

One of the worst societies in a prime location like Powai, we expected a decent class of crowd, but very cheap and low class people stay here, most of the owners have rented the flats without doing any background checks, no safety and security at all, maids and their families are invited to join in the society get togethers, really disgusting place to stay, we rented our flats and moved to Hiranandani last week. No proper committee is formed to look into the residents issues regularly, the property manager is totally clueless and is just a showpiece there. Its just worth for rental investment but you cannot stay here as a rightful owner.

3 BHK is very overpriced. They give price according to people and time to time. The price is at least 20% more than those flats on the main road. I spoke with the residents there they are not able to sell any apartment and many people have vacated in Phase I after the Covid. We can also not expect that much of rental returns.Not worth of the money they ask. No emergency medical or shopping facility near by except the PSBB school. L&T has also got separated from the project few years back. Please be patient and do homework before investing a big amount here. Construction quality is good, but otherwise many negative points like it is completely dark when you want to travel after 7 pm to the main road.

I had got a call from Square yards today..08-08-21 and was told to book flat at Rs 1 lack and pay rest after construction, I was called for visit..and we visited.i was explained by AV and configuration of flats, But no payment slabs were explained as they did not know themselves.They just say you pay Rs 1 lack and u will be called on 14 August 2021..and that time u will know the exact pricing, Then came the biggest surprise..money will be returned in 45 days if u don't have interest in the project. Square yards people were atleast courteous..but omg the male person from L&T Realty was so arrogant that we felt hurt and left the sales office without seeing the project, We wasted our Sunday..

Dear Investors,

Please be careful before investing. While booking the flat they give many verbal promises. But the reality is different. They will send you interest invoice for late payment even for 2-3 months. Please don't go with their words. I heard even very bad construction. Leaking in many areas.

Very bad customer service. They call CRM team. I wish I get job in their CRM team.Hahaha. I would enjoy my life by doing nothing.

Almost every tower has heavy leakages, cracks on walls, and floors is extremely common- poor glass quality of windows- they didnot pay any heed in being careful while getting the windows cleaned- all windows have extremely big big scratches which is souring to eyes when you look outside. On top of it no response after sales. For everything they will blame you. The escalation team later said that I might have got cleaned by someone due to which such scratches developed. When cracks of flooring and walls was asked- they said these things should be highlighted at the time of possession. Such answers irritated even more. Every poor customer management post sales.

I booked flat in Sewoods Residences Navi Mumbai , while booking they said all the floors have same panning for the specific bldg or flat but later came to know that 2 &3 floor plan is different with bigger balocnies which was not shown or informed by sales team and neither broucher were shared . When the query with CRM team , i have not got response till now .

Expect LnT Realty Mgmt to pay heed to the grievances adddressed to them in the last one year. Commitments not honoured and unilateral changes to project. Expect them to be sensitive to customers. This approach is tarnishing L&T brand. May Good Sense prevail upon them. Rgds

They seem to be running out of money. This was originally an L&T project, but midway thru construction, L&T sold it off to Pragnya without informing any customers.

Delivery was supposed to be in 2018 and they kept collecting money with incorrect completion photos now it appears that they are nowhere near completion, everytime we ask them, they seem to have some new reason like labour strike, sand unavailability, COVID-19 etc.

Looks like approaching RERA and legal route is the only available option now.

I had booked a flat 5 yrs back and the delivery was in mid 2018 in Jasmine Tower. The builder has gone bankrupt and doesn’t have the money to complete the project. Has collected 35 lacs but no sign of delivery! Is not ready to complete, nor ready to deliver the project!

The customer team keep telling that they are working on processing cancellation but they end up doing literally nothing. The chief lady was very keen about getting money giving 2 reminders over phone and messages initially. But as soon as the cancellation request was given she has been denying phone calls and telling that she forgot to check with team.

It has been more than 7 months and there has been no step further at all. In addition to this, they keep lying upfront that the unit needs to be sold for the cancellation to be provided. I wonder how will a unit not be sold for 7 whole months!

Being such big organisation and reputation, these money eaters are very reluctant about returning booking money.

Being a reputated construction company L& T has done a very shoddy job of waterproofing. Eaxh and every tower has a leakage from thw external walls and feom the ceiling.

Also the worst part is that they dont even respond to the mails nor have any intentions to reslove the same.

I have a flat in Tower 5 and have been complaining about the leakage since 4-5 months but there is no response.
