We booked and moved to a property at Rohan Upavan in Bangalore. This rating is not for the builders quality of work but to their CRM team. The worst team that I have ever worked with, they just dont care to respond to emails / calls. Extremely rude. Its been over 7 months, and I am yet following up with them for a refund, for which they dont care to respond genuinely.

The quality of work by Rohan builders is good. If only they could hire a better CRM team that people could work with, the builder can do so much better in the marketplace.

Decent floor plans , great ventilation, near to ORR yet very peaceful ambience. Lots of open space .

Ontime delivery. BEST CRM team. The delivery is before time. good quality work and good staff. A must buy property. The quality is so good and area is also developing good. The place is a best buy option.

The owners of Rohan upavan project are struggling for a long time as builder promised OC and registration by sept 2021 and took the full money and now ready to deliver. The place looks like a dump yard without any road or security. The 4acre orchard that was the selling point of the project is builders dump yard to dump construction waste only and it's not even 4 acre for sure.

During sale, the sales people will promise things as if everything is on track, but the reality is the project is far from complete and will need a few years to complete. The phase 1 owners gave full payment and waiting now giving rent and emi as the builder stopped the emis subvention offer when they asked to take handover of incomplete project.

This is classic cheating and taking the buyers for granted. Clearly the builder is not ready to complete the project any time soon as for the last 5 months no work has happened for phase 1 and road, common areas, amenities etc. The road looks like a off road rally track right now and builder has been giving random reasons for not completing it.

Worst part is the CRM team or anyone from builder office won't respond on time. If they do , they will give false promises on call and nothing in writing about completion.

Very bad marketing team, the lady wasn’t even ready to explain anything to us. For the sack of formalities she showed us some flat and said nothing is available for sale.

You can to wait and come back. When asked for pricing list and Boucher she said she doesn’t have a copy and send it to for print. She informed she will whatsapp me. However, I haven’t got. Looks like they will send after completion.

Also they informed all the sales is done through referrals from phase 1 completion and they don’t give any importance to customers

Beautiful project..especially the duplex layout is very good...all flats are airy and layouts have been thpught through...the property ia maintained very well too...the complex has a lot of celebrations and an excellent community...ample parking.....

Very disappointing experiance with Rohan Builders. I bought a 2BHK in ROHAN IKSHA, Bangalore

there is no cordination between marketing/sale team and construction team.Sale team will do all false promises and none of them will be fullfilled by construction team.

In my case they did not provide the slab, sink, tap in kitchen and not labour also. for labour they said they will give refund of 1900 RS which 1/3 of actual labour charge.in 88 lakh Rs apartment they are not co opeating with client to give basic facilty but sale team made so many fake prmises.

think twice before you go for Rohan. Dont expect any co ordination from Rohan

Rohan upavan project has really good connectivity to major parts of the city. Its location close to IT Parks and SEZs makes life convenient by saving travel time to work. Also, basic neccesities like schools and hospitals are closeby. In a city like Bengaluru where traffic is a major problem, a good location comes as a boon!

13acres total area with 4.5acres live orchard, with fresh air ventilation, love their uniqe concept specially the tree house and the fruit bearing trees and chirping birds had a good time along family felt as if im in kerala, awesome sky deck planning, architect has well designed the elevation huge open spaces with wide main entry and exit, liked the lobby areas and work stations between ground and 1st floor. road approach is good connectivity to east bangalore central bangalore and new airport developing location, only concern to crowded at weekends.

Visited Rohan iksha properties today met a sales man named Rajeev who was very arrogant and told us to come back with a mindset of buying to discuss further. How does he know we were not in the mindset of buying.

Pathetic experience. They might not make much of a sell with such poor quality people sitting in marketing office

13.5 Acres, 1030 Apartments

Phase-1, 6 blocks possession-2021

Phase-2 7 blocks  possession-2024

Prelaunch phase. Excavation has started.

They seem to have registered only 3 blocks for Phase-1 as per RERA.

Pros:

The greenery that is already present in the site is the only selling point.

Cons:

Upavan is quite far from human settlement.

Blocks in Phase 1 are located in a low lying area. Poor designing of the project will cause the ground and basements to be flooded during rains plus there is only 1 entry 1 exit making it a trap.

Floor plans have not been designed for privacy.

Innovative method for adding overheads over Base price. Final pricing is exorbitant considering the location value.

Wasted enough time for today, will continue another time.

Prospective buyers and even people who are interested to rent apartment here, do a campus walk and talk to residents before reaching any decision. Few pointers:

• Seepage issue is very common and everywhere. Basement, ground floor, lifts and even in flats. Have you ever heard of water coming out of RCC floor?

• People relieve in open in plot just behind the apartment complex. You may not like morning air / view if you have balconies facing that side

• Plaster quality is pathetic. You cannot put a curtain rod also.

• The road has lot of Cabin shops selling tea / refreshments. During meal time, this street is full of mobile food carts, cabs and people having food standing on the road. Entry / exit becomes very difficult. Not safe for walkers during night

• No need to put morning wakeup alarm. Loudspeakers in surrounding area will ensure you wake up(even you don’t want to)

• Basic facilities like Power and Water is also not assured 24x7. Frequent power tripping and outages are a norm. Have you ever heard of water pipeline getting burst? Common infrastructure not able to take load even at 70% occupancy

• Very high maintenance despite above all operational challenges. Maintenance alone for a 2 BHK may cost 6k per month to your pocket. Very high when compared to apartments is same vicinity

• Builder has walked out of the project and just not concerned

• You have commercial set up both sides(Xylum building and proposed IT park). Sound of heavy machines is very common

I own an apartment in Bangalore called Rohan Jharoka. Rohan Jharoka is in the close proximity to the city centre.

Connected to Koramangala, MG Road, Whitefield, Sarjapur, and Marathalli, and Indiranagar. It is beautifully designed unlike the shady looking concrete jungles that Sobha, Prestige and Purva build. Lush green surroundings, peaceful grounds, zero pollution and beautifully landscaped. Society is organised and cultured. Happy residents. No water problems. And no noisy neighbors!

It seems that the corrently existing approach road to the project is a private property and seems to be getting closed.

If that happens then there will not be approaching road to the apartment. Home without road.Please be careful.

Have bought a flat in Rohan Jharoka phase 2.

They reduced the overall area of the project and individual UDS as a result, silently in the sale deed .

If compare with the sale agreement, Apartment owners got 70 sq. ft.( size of kitchen) less each as UDS on an average.
