So sad that they took Rs2Lacs (not cheque, cash) from me to hold flat selection for 24hrs so that I can check with the family and come back. I did cancel with in 12hrs . They informed me that it will take 20 days for refund if i cancel. I was fine with that. Waited for 20 days, no response. I had a hospital emergency, informed the marketing team ( Aamir and Debraj ) about it and the answer i got was, it will take 60 to 90 working days for the refund. Called Godrej customer care number and they don't have any details about this and asking me to talk to the sales team itself :o.

I think they are busy with their other projects doing the same.

Storm Water Drain or sewer passes through in between the society this foul smell and snakes breeding area. 14 acres with 830 flats a High density society makes it too crowded.Technically, no place for middle age and teenager to play this they play everywhere in blocks causing huge disturbance and noise. The management wastes money on noisy dj event another nuisance. 70percent are tenants so they damn care. Cracks are there inside apartment. Private property of builder inside society. Security is pseudo till 2Am main door open as they too lazy

Booking form something, in brochure, their socalled sales persons would tell all falsh things to temt you, agreement written something else and one-sided with out any QAP, SOP in place, very poor knowhow in engineering, they actually run a shop or fish market.

Earlier Godrej we use to opt, now has thrown away all from my house ending with AC.

Remove your old belief in Godrej. No more should get associated.

At all places they have cheated customers using people's loyalty towards Godjej and pinned, just check.

Do not believe a word they utter. Not engaged and good civil engineering architect firm to fool customers.

Rude and inappropriate behaviour of Sneha Thakuri

Recently I was told by Sneha that the excess amount will be refunded to my account and the Bank's cheque was submitted and now she is telling it cant.

I understand the process but to notify that she took more than a week and didn't even bother to update me . kept disconnecting my call. o response in email. Very rude behaviour. Such behaviour isn't expected from Godrej employee. being a customer I am very disappointed.

The team from Godrej who are managing and maintaining Godrej24 property is cheating and are looting people. They don't share the escalation matrix to report any issues to upper management.

After taking handover, they forcibly asking money to allow owners to start the interiors at their own house. Means I have to pay money to Godrej to start my interiors at my own apartment which I already bought, registered from Godrej.

Godrej already started the maintenance charges irrespective owners taken handover or not but is not enabling the amneties as promised in their brochuer while selling the apartment.

Godrej already taken onetime clubhouse membership fee with apartment total cost and now asking huge amount of 6 - 10k for maintenance if hosted a private party, i mean 6 k is too much for just cleaning after party.

Godrej definitely taken amount from Airtel to not allow any other broadband / DTH service providers to Godrej24 due to which only airtel is operating now at their monopoly service. When other competitors are reaching out Godrej management team for providing NOC these guys either keep some unfulfillable demand or just do not respond them.

The RMs provided to help and guide customers with the queries never responds and if responds they would just say "we are in training" not sure than why they are RMs. Even there manager don't respond and keeps his phone switch off all the time.

So many issues at Godrej. We trusted Godrej as a brand and bought apartment here burning our savings but am very disappointed with the responses and unwilliness to make things right.

Godrej does all false promises in their brocheur just to sell the property later, you are going to very disappointed and there is no contact or email address to escalate to senior management. They knowingly don't share so that you feel helpless and keep burning your pockets.

DO NOT BUY ANY PROPERTY FROM GODREJ AS THEY ARE DOING FRAUD IN NAME OF AMNETIES AND SERVICES..

Stay away from all Godrej projects

Hi All,

I am writing this review after attempting multiple times to visit my flat which I bought 3-4 years back and never visited even after paying the full amount.

My parents are in Bangalore and they wanted to visit the Unit which I bought and paid complete amount, I requested multiple times to my RM and his Managers but they are not allowing it at all.

This is something strange as we should have complete rights to visit our Units once in a while if not frequently.

Guys please stay away from Godrej and all its properties to save your time and Money.

I feel it was a bad decision and now I don't have any option left.

I registered for Sarjahpur Project and their agents asked me to book the flat as the rates will increase from new year. I made the first payment on Friday night but I didn't get any invoice from them. I asked him to put the payment on hold and return my money as the flat size he told me was also wrong in the documents. He refused to return my 2.6 Lakhs INR. I was speaking with him from 7 days and he never ever told me that the amount is non-refundable. I sent multiple mails to complaint but nobody responed, this is how their customer care service is. I don't trust them for anything and you shouldn't too please because it is your lifetime saving. DO NOT GO FOR GODREJ

Its my humble and sincere request with Godrej Royal Woods management team to take due dilligence with ways of working of your CRM. They are the face of Godrej and I am going through such an horrible, insane, pathetic and bullshit experience. Not pick up calls, even calling multiple times and on top come up with shocking responses. Always pop up when Customer feedback survey rolls out to get 9 or 10 scores. Then again vanish like holloman. God damm atleast somebody is reading this from Godrej management and will take some action in the positive direction. I am also the owner in Godrej ananda project and there CRM are too good. Specially Prayag a very responsible, bang on in his work and true gentleman. Ateast take some inspiration from him. Good project gets ruined just simply because of bad customer management thats whats happening in this project

I bought 3BHK in Godrej Aqua Tower-H based master plan and 3D model showed at the time of sale but later constructed wet Waste processing unit in front of my flat that was not there in the master plan or any other communication but after taking 90% payment they constructed this wet waste processing unit.

They cheat customers after taking money.

Pls, don't buy under construction flats in Godrej because they can do additional construction anywhere in the project which will impact your view and the market price will reduce due to a garbage processing unit or STP units.

I am a Godrej property owner and sharing my own experience.

Negatives:

Hollow Tiles: Flat handed over would look nice, they focus a lot on shining. But quality wise it was bad. Literally all the tiles and marbles were hollow.

Safety: Hardware mostly the use are of Godrej brand, and had quality issues. The bathroom latches broke into 2 part within 30 days. And they refused to replace it. Many in the Society were locked inside bathroom because of the latch issue. Serious safety concern.

Seepage: 30% of homes they delivered in their Eternity project had serious seepage issues, many are yet to take the handover after 5 years of Purchase.

Cracks: The marbles and walls have started developing cracks within 3 months of use. Imagine the quality they have used.

Maintenance: They started charging the maintenance much before the Flat was actually ready to live.

Handover Team: This is the most unprofessional team, they like to make fancy stories on issues but would not pay any attention to the real issues. Even for minor things they will make you chase for months.

Common Areas: Very poorly developed and looks like a mud pond.

They barely use 20-30% of the purchase cost in the flat construction. The only good thing is they Design the project very well.

Please take service from a good Home Inspector to detect the issues, or they will not honor any of your concerns after 30 days.

Only thing I liked is their Design team who really designed the project well but implementation is Poor.

Before buying any property from Godrej I suggest the buyers to come to Godrej Ecity and then take decision.You might be seeing the attitude of sales and marketing people during purchase and after that you will see the things which will be under the carpet in the project.There won't be any support from Godrej Management so take the decision wisely.

I am experience is similar to a lot of other people who have expressed their frustration with the kind of treatment they have received by Godrej. I guess what makes it worse is that all of us may have been led into believing that a premium brand like Godrej will not resort to the kind of bullying tactics that you expect from local unrecognised builders. Although, what you experience is just an organised version of thuggery.

In my case I was coxed into registering an unfinished apartment, although the registration document mandates that the flat should be ready for possession before registration. Since then, I am being hounded for full payment of the flat, with no intimation on whether the flat is finished or not, despite my repeated requests for updates, one just receives excuses. On top of that, they have been using this to charge me interest for non payment.

I have purchased a unit in Phase 1 Block L1. After a long wait of 4 years and payment of all money, delivery & registration in-ordinately delayed just for their internal problems. Lack of seriousness in meeting customer needs. Poor response to requests and false commitments from customer centric team.

Please think twice before you invest here.

Very good unit layouts and floor layouts

Selling Points:

Ample amount of sunlight coming into every flat.

Huge space for greenery within the compound.

Possibility of very good appreciation since govt has now proposed a new toll free airport road from Hosahalli - This means both side of Godrej is 2KM from the airport roads.

Great for ventilation since the flats are surrounded by glass windows that can be opened [Almost 70-80%] of the walls are covered with sliding windows.

The view to the Open SKY is sure - since the property is mostly surrounded by Villas or the huge landscaping within the campus.

Most of the banks are offering loans including SBI.

Its got the premium look and spacious bedroom's depending on the configuration you choose.

Negatives:

I honestly haven't seen any negatives but none the less I've got the documentation of the property verified for the past 60 years going back till 1947 - there were cases filed against the parcel of land IMO are basically just to see how much they can make [Which happens IMO with every premium builder]. The builders around Godrej in the same Campus have settled the matter out of court, Godrej fought back. In the worst case even if Godrej loses the case its a small case - they already deposited the amount with the court.

Godrej doesn't mention the UDS on the Sale Agreement which should change. They only communicated over WhatsApp and other mediums which is not right.

Last but not the least - I was pretty much concerned with the amount of negativity around Godrej over the internet however I cant comment may be they are project specific. I also feel Godrej has done much taking those feedback since we had good communication on the quality checks being done, project as of now is ahead of time and the pace is quite good.

Godrej Royale Woods Devanahalli is launched by Godrej properties near to Bangalore International Airport located exactly on Hyderabad Highway. Well designed having 82% of open space and greenery. Price is very reasonable with respect to another project in location.
