I booked 2BHK in the rise, and during booking sales person "Shruti" makes a lots of commitments. and said the possession time will be april 2016.


And once I done with booking she never reply for any query and not picking phone even. and in agreement copy lodha mention possession will be in Aug 16 and now they even postponed possession  by 1 year. we dont have any update about work and all.

Mr Lodha is a big builder, or at least he thinks he is. After having been pursued for a week, I gave in and agreed to visit his new project at 'new Cuffe Parade' which is on the way to Chembur and in the middle of nowhere. After getting there, I was told I will need to meet the sales manager who will brief me about the 'project' and before I can meet him I will need to fill in a form. Too many important people wasting my time, Mr Lodha. Not the right way to make friends and influence people.

Lodha Group is a Mumbai Based Real Estate builder & developer group which was established in the year 1980. It is famous for constructing residential and commercial building which are very tall in their height. There are many properties which are constructed by Lodha Group through out India and in Metro cities. But Major construction of Lodha is carried in the city of Mumbai.


Currently Lodha Group is constructing the worlds tallest residential tower, know as "World One" which is located in Mumbai City, India. Buyers from all over the world are keen to purchase their flat in this building. The only problem is that these flats are tremendously over priced.


Currently a Basic semi furnished flat in World One will cost around 1.5 Million to 2 Million USD i.e INR 8 to 11 Cr. Here the value for money is low. People who wish for a luxurious flat without any concern of value for money can buy their properties created by Lodha Group. For people who want value for money, I do not recommend Lodha Group.

LODHA is one of the biggest and popular group, i am though just big fan of this group.


Few years back thy started one project with name "World one " which is first largest resedential apartment in world who's possession date is 2018.


I must request ppl to view their aprtments with latest facilites they provide, club, italian marble flooring, video door, gymnasium, swimmingpool, amenities are good, rates are also resonable etc.

Guys this Lodha Builder is a name & many of fascinates to that & the first impression they make to our mind is amazing & hence we get amazed naturally but simple advice BHAG JAO, these people making joke of our sentiments by following means,


THEY BUILT ALL THERE PROJECT WITH OUR MONEY ONLY IN FACT THEY TAKE WELL IN ADVANCE FROM US & PROCEED WITH CONSTRUCTION .


eg: You might paid 50% of your flat value but work will not be even 15%.


SO WE PROVIDED ALMOST ALL FUNDING WITH EITHER BANK OR OWN CONTRIBUTION.


NEVER GET AMAZED WHAT THEY SHOW TO YOU . IT LOOKS OUT OF THE BOX BUT AT THE END OF THE DAY ITS THE SAME ORDINARY THING PRESENTED IN COCKPIT OF A BASELESS THING .

THERE ARE NO TIME FRAME OR DEADLINES FOR SAID FLATS IRRESPECTIVE OF ANY LOCATION/TYPE/CATEGORY YOU CHOOSE .


MANAGEMENT IS USING THE BRAND EQUITY & PLAYING WITH PEOPLES SENTIMENTS .


WE PEOPLE DONT CHASE THEM LEGAL WAY AS WE ALL ARE BUSY IN OUR OWN SCHEDULE BUT THERE ARE EXAMPLES WHO TAUGHT GOOD LESSON TO THESE PEOPLES.

Sales people gave me big bullshit that this project will give u 3 times appreciation 5 years and showed me some great videos thats how I got impressed then I booked a flat in lakeshore greens of palava project, paying by cheque 45k. After a week I realised there are more cheaper flats in dombivali and even close to the station.


I called them and told them to cancelled my booked flat and you can deduct some amt from that 45k because I changed my mind and return atleast 50% back to me.


But as per bullshit rules and regulations of this projet we cant get money back. Which is really bad im still pissed off. Even I loose my confidence on me because of that decision


So my massege to all those people if you buying flat in palava think 10 times because its not worth it, maintanace so high, far from station and even not good for investment purpose.

Hi Friends,


4 to 5 months ago I received a call from some sales guy and said that 2 BKH available in Lodha Palava City Dombivili in 42Lac and also requested to visit their site office in Lodha Casa Bella.


I visited there they fooled me, and I paid my 1 booking amount i.e. Rs. 45, 000/- and after a week they pressurized and harassed me to pay the second booking amount i.e. Rs. 1, 25, 000/-, than after they have send me the reminder for third booking amount and flat registration. In the meantime one of my friend suggested not to buy property in Lodha’s Palava City, because he had a property in Casa Bella and he experiencing lots of issues.


So, I decided to withdraw my booking, but the Lodha Group refused me to give back the booking amount i.e. 1, 25, 000/- INR. Am, still struggling to get the amount but no luck, if anyone help me on this that will be good. Am from middle class family and I cannot bear a loss of 1, 25, 000/- so please help me on this. And, also I have plan to meet CM of Maharashtra regarding this, one of my friend assured me to help to meet CM and we will keep this matter with him. Let we see, finger crossed.

Recently I went to the their office at Thane to know about their upcoming project of the Deal of the Decade. I was interested in 1BHK. The reception took my details and told me to wait for few time. I saw that the people who came for bigger property were treated differently. They were sent to different lounge and the respective person came to attend the queries. I with some more persons who came for the same project were kept waited for 1.5hrs and after that we were told that nobody was there to attend the queries.


We should send our queries online which will be replied as soon as possible. This type of attitude shows their carelessness towards the customers and that too before buying the house. What can happen after we buy.

SUB: NOTICE BEFORE FILING CONSUMER COMPLAINT


1)I had paid 54000/- in Lodha Bigbang codename prelaunch as my booking amount in July 2015 by cheque. During booking Lodha executive Mr. Pranjal Tare committed that only 5% of property value is to be paid and remaining payment scheme will start from 2017.


Lodha neither allocated me the preferred flat and asked me to raise the band(Pay approximate 3 lakhs and we will provide you more preference meanwhile due to this unexpected behavior we performed cancellation)Got an allotment which is


However after allotment, I started getting emails for payment, upon repeated enquiries for complete payment schedule I came to know I have to pay approx 20% within 42 days of booking date. This is completely reverse of what was verbally mentioned while taking the booking amount,


2) Lodha executive Pranjal Tare(with third party vendor Mr. Zaa) has promised prize as around 68 lakhs inclusive of all, due to which we have performed booking sales will committing me something with happy smile & they easily forget those commitment(Attaching Call details for references, Voice not enhanced)


3) here is some discrepancy in understanding my issue .since the application itself was committed for some of discounted price(67 k approximate) and with referral benefits. However it has not been followed and not kept the promises that made.


Me there should be discussion regards to case to case and there should be time frame which gives a buyer to think . And it was just a single day


3) Application date is 20th July, so there should be a period which gives buyer to rethink the application right?


Booking date should be always < than Cancellation Date .so I cancelled it on immediate basis after booking when misrepresented came in to my notice.


4)I do not accept Termination Request as, we already send you cancellation requests Multiple times, even intimated through telephone conversations. In spite of repeated cancellation requests send by me for respective allotment done by Lodha Group, why this Repeated Letters being sent to me. Even I had personally visited Lodha office and requested for cancellation in well advance.


Pursuant to the instructions from and on behalf of Lodha is not been considered because it has been told by Lodha group that allotment is in progress. I had been waiting for it for quite a while but no positive response given except some marketing gimmicks.I had requested several times through email and telephonic messages for cancellation but it has being always been dilly delaying the same on one pretext or the other and so far have not paid my 54, 000 rupees amount. That inspite of acknowledging the liability of payment of amount of Rs. 54000. you have been miserably failed to make payment of the said amount which is very important to me this time for immediate family support.


So it’s kind request to Ishwar Reality & Technology to pay ma 54000.or treat this email as information email of moving this matter to consumer court.

I just went in dahisar check naka for the booking of the flat of lodha .


The building entrance and the booking offfice is so good madw from the outside but the people sitting inside are full of corrupt .


The estate agent are of lodha group only they take the money by showing us the flat .


The money is very costly and the building is provided with the limited parking .


The area selected are sometime good and fine .


The best building to be seen in mumbai are of larsen amd turbo .

Dear frdzz, with "Lodha" I had booked 2BHK in the Rise in Feb 15 by paying Rs. 75k as application money. I went there through one of their agents so I put their name in the application. They asked me to cut their name. This is the first evidence that they are not honest with their aligned partners. Secondly, at the time of booking confirmation, I was told that your booking has not been confirmed because of this hence your money will be refunded within two months.


Since then I have been looking forward to the same but no positive response. The funniest thing happened in between that I used to get demand letter along with 18% interest. I spoke to their so called RMs but no resolution and now they are telling that refund is not possible as per their clause in application TCs.i m not going with Lodha.

I felt strongly enough to put up this Warning for all NRI & others to warn them of the Unethical, intimidating and bullying tactics of Lodha builders. Do not get swayed by ads with Aishwarya Rai & other celebrities, as you can pay anyone nowadays to endorse your product.


I had invested in their big highly publicized project The Park in Mumbai and at the time of booking we were given a progressive payment schedule, but it didn't take Lodha long to throw that out of the window and start sending out demands for payments that are not even due currently. Their only goal is to pull as many payments as possible without worrying about delivering the finished product on time. Here is an example of their greed and how they will make a sucker out of you:


? External Façade/Windows:Originally due after initiation of RCC work for Level 70(floors) & initiation of Partition Walls.


? New Tentative Date per their Demand Letter:   March 22, 2016


? In spite of repeated calls & emails:  Payment withdrawn from MyGain Account on Feb.8, 2016.


? Discussed at length with the management at Lodha, no one had a feasible answer, just plain BS and lies.


? Amazes & baffles me something that is due after initiation of Floor 70, how can they just pull out of your MyGain account(Another BIG SCAM!) at the start of Floor 18.


? After multiple calls, they feed me crap like the picture below to withdraw almost INR 25 lacs just like that.


Take Away from My Experience:


? I am not going to say “Do Not Invest with this unethical builder” because I know you will still do it, till you learn it the hard way.


? I was so excited about this project and spoke to several close friends in the U.S. who were keen to invest in a good housing project in India, but each one “Wanted to Have Nothing to Do with any Builder in India.” But Extremely Disappointed with a company like Lodha being no different from the “mom & pop” builders in Mumbai.


? If you have money rotting under the mattress or in your foreign bank accounts, GO FOR IT.


? MyGain Account is pure BS to pull your hard earned money to give these guys free access to pull your funds into theirs at their will, with no feasible explanation.


? I would like other NRIs to learn from my pain and not sign up for this extreme heartache and a bitter pill you just don’t want to get enticed into.


? If they invested some of the money in training their staff in the International code of conduct in business, it would give far greater returns to the company in the long run.


? I will round off by saying “You can only fool some people some of the time and arrogance has resulted in the downfall of too many.”

I have got the possession after more than two years where it supposed to be in three months.


I must say poor commitments, poor quality of construction, only fake promises, no proper support from Palava city management association or Relationship manager provided.


I do complaint frequently but no one responding properly once. Even poor 1star ac provided, poor 1star water heaters provided, poor lift where everyday repair work is going on poor security.


Lots of crack on wall and leakage. No fittings proper, no freedom of choice to put a dish tv or broadband services also.


As they are advertising city of opportunity but there is the only monopoly of their own people for any business opportunity.


Sorry to say but Not happy at all?

My brother live in pune in since 2010 has taken one flat from them in last year .they are so many facilities provided them also world class construction service .I have experience with them and tell u they are best in their work.


They are very well known about quality of construction and good quality service.they have the quality staff member who help u throughout making process. One of the best thing of these group is that they handed over our house as per proposed date. Also they hires always good engineers and architectures which provide best world class design. So I personally recommend they.

They also has strong stake in the market and their projecta has also involved lots of architects from abroad.
