I booked an Optima Flat( 11/2 BHK) with Lodha  builder and since I booked couple of my friends and relatives booked their flat with me. I wanted to pay them after visiting and seeing the progress of construction. I was told that it will be a safety issue for us to visit site hence they don't allow any of their customers to visit the site. In spite of this reservation at back of mind I wanted to pay them, but they informed me that my allotment is cancelled.


I had paid the booking amount and had paid first few instalments and also stamp duty & registration charges to the government. I had told them that I am an ex servicemen and they need to treat us with respect and dignity, their staff were thorough unprofessional and had no remorse for the way they dealt with me. I feel very sorry for my friends and relatives who blindly followed me on the project.


I asked them hard questions like you penalize your customer for payment delays and what if you delay the possession( All Casa projects in Dombivali are delayed) I would like to know how come actors like Amitabh Bachchan advertise for this builder when so many Mumbaikars are having problem with this builder, was surprised to see so many complaints on the net. Maj. Like many I have too booked the flat in Lodha - The Rise - Lake shore green's. I too faced many trouble since booking till registration. I found that there RM's are not well informed on the project update also there Sales manager never connected with me nor answered my call post sales done one first day of lunch.


I have a list of issues with Lodha and there emp/staff as on the date, this review is written on. Looking at this review and post we all are suffering from similar things and issues. Let be connected and discuss about the ongoing issues in this review and show Lodha that we are one and united and he can't cheat us anymore.

Maine Palava the Rise mein booking kiya tha. RM Sradha ne jo charges likhke diye the woh sab galat nikle. Abhi doosra RM bolti hai ki charges zyada hai. Shradha Shetty sorry bolne ke liye bhi tayyar nahi hai.


Aise bade bade B-school ke students chor hai Lodha mein. Savadhan rehna, booking karne ke pehle bahut meethi meethi baatein bolte hain, phir dhoka dete hain. Sabse badi chor hai yeh RM Shradha Shetty.

I have recently booked a flat in Dombivili with Lodha group without iod and commencement Certificate in place they are dishing out demand letters for registration of sale agreement. Further they have also given a demand of first construction linked payment without any government approvals in place. Even after repeated communications requesting them for sale agreement Lodha group says that same is confidential and cannot be shared. Please advice what to do. If any 1 out there is suffering like me please contact me on 97572xxxxx

I have recently paid first two installments around 10L for booking a flat in Dombivali project. Lodha have requested me to start pay the registration and agreement fee since 20% of consideration amount has been paid. For which I requested them to email the draft copy of agreement. They claimed that it was a confidential document and could not be send via email. So I asked them for someone to hand carry the same.


Which they refused and asked me to visit their Mumbai Head office to read it and sign a declaration statement. I do not stay in India for long time and not resident of Mumbai. Why would a legal document that I am one of the party to sign become a confidential document? Do you guys have the same issue. Is the developer true in claiming that?


Please share what course of action should be taken by me? I do not think the ethics and principles of the developer are right here.

I had booked a 1 bhk flat at Casa Bella Gold, Dombivali in March 2011. As per the agreement, Lodha promised us the possession of the flat in Sept 2013 but in August somewhere they sent us the Postponement letter stating due to some reasons possession of the same will be given in Sept 2014.


Now we have paid almost 95% of the flat cost through Bank to Lodha and paying interest since last 3 years. Recently when we visited the site, we found only slab works are under process and according to my knowledge it'll take more 1 & half year minimum to give us the possession.


If they cant give us the possession on given time then why the hell is they putting a burden of bank interests on us. We have not even got a chance to see the flat. Every time they said that work is in progress you can not see the flat. The project is almost 6 months delayed.


If the customer for any reasons fails to pay slab installment even one day before due date, Lodha directly charges 18% pa to us and now they have delayed almost 6 months and no penalty to them as they have already safeguard themselves in agreement by taking 1 to 2 years of extension without any penalty.


New thing they are charging is civic governance charges Rs 51000 /- and 32000/- for the township development charges. Why should we suffer paying such high amount, they are the one's who is developing the township they should bare the cost?


Why we should pay other then society charges? Pls suggest what we should do on civic governance charges.


In short, we can call them NAAM BADE AUR DARSHAN KHOTE, so pls request you to think twice before booking flat in Lodha. They are not trustworthy.

Boldly stated call free no.02266429988 on Lodhas, Palava city website is not free, then why is that displayed FREE on the top of the website?


This gives an eyebrow raising impression to the customers investing in highly hyped Palava project.


I called on that number thinking its free, speaking with the customer support representative, asking briefly about the Palava project only to get a message later that 20 Rs has been deducted from my balance.


I was disappointed. I mean, if you say nothing is free than atleast don't lie to the customers stating that its a free number.


Amitabh may be your brand ambassador but customers are your bread and butter.

never every make the mistake that we did to buy any lodha brand flat! you will live to regret it until you manage to sell it off .


They will try to fleece you and fleece you further and further . you also land up paying A SOCIAL CIVIC GOVERNANCE CHARGE OF RS. 80, 190/- VALID FOR 5 YEARS AND WHICH NO ONE IS VERY CLEAR WHAT IS IT ABOUT GIVEN WE ARE ALREADY PAYING THE COMMON AREA MAINTENANCE CHARGE


when taking the possession of the flat - we paid a lumpsum amount for the Common Area Maintainance(CAM) which was to be valid for 2 years(which was as per the agreement - the amount worked out at approx 2500/- per month for a total of 24 months I.E FROM MARCH 2015 TO MARCH 2017


Firstly though I managed to get possession in March 2015 - they still inputed in their system my possession date as Jan 2015 hence sent me a demand letter for additional CAM starting from the period of Jan 2017 - lot of followup with sending them my possession letter was of NO use . I highlighted that I would be paying the CAM only for the period of April 2017 and made the payment for the period of April to June 2017 at the rate of approx 3000/- per month which again was reasonable as the CAM is only the maintanance FOR OUTSIDE YOUR BUILDING AND YOU PAY THE SOCIETY SEPERATELY FOR THE MAINTENANCE OF YOUR OWN BUILDING/ SOCIETY.


NOW I HAVE RECEIVED A DEMAND FROM LODHA BUILDERS FOR ADDITIONAL CAM OF 15000/- FOR THE PERIOD OF JULY TO AUGUST 2017 WHICH OUR SOCIETY IS TRYING TO FORCE RESIDENTS TO PAY - THE SOCIETY IS TRYING TO JUSTIFY THAT THE AGREEMENT ALWAYS STATED THE CAM CHARGES ARE PROVISIONAL AND NOT FINAL HENCE BUILDER CAN DEMAND ADDITIONAL AMOUNT.


ON WHAT BASIS IS LODHA DEMANDING A CAM OF 7500/- PER MONTH? - LODHA AND PCMA IS KEEPING SILENT AND NOT RESPONDING TO EMAILS


MANY RESIDENTS HAVE RAISED THEIR VOICES ON THESE UNJUSTIFIED CAM CHARGES WHICH THE BUILDER AND SOCIETY ARE TRYING TO HUSH UP .


NEVER BUY A LODHA FLAT - your woes will never end with such a horrible builder!

I had an impression that Lodha is the number 1 builder of Mumbai and would be great with its customer support. I have booked one flat in its pre-launch projects. Its been hardly 2 months and I am already feeling like I have made a blunder. Its customer support is worst. The representatives are never available and we never get call back.


I also got a call for feedback and with my concerns I was assured of  call back which I never got. I would advice people NOT to book any flats going by the brand name. It is all false.

This is for all people who want to work in Lodha, the company as a name is big but they don't trust people and will always have a spy on you. The top management is very unresponsive to your problems, and the main problem is with the site in charges as the company has the different verticals and for Eg. in Hyderabad, the site in charge of Shantraj Kattimani is a NO 1 corrupt person.


And he only selects people from Karnataka or ex Raheja employee and does much corruption and dirty politics are there. so don't join Lodha group even your getting more salary u will lose your mental peace.

A) Lodha changes price of the flat without prior intimation or cautioning the visitors on site. For eg sales team will quote low price on visit and a different price on actual purchase, Stating that the prices changed overnight and the order is from the HO without prior intimation. Even God cannot change the price so don't waste your time seeing anyone in the company.


b) Lodha's sales repts are well versed with professional lies to sell, For eg: Best one ever heard "Dahisar check naka will be moved by Lodha builders talks ongoing by end of project the check naka will be moved".


c) Lodha agreements cover every single aspect which purely benefits only them even if they are at fault. Lodha believes that customer is a scape goat so only extract, extract and only extract from them. For eg: They ask for one year’s grace period for delayed project, CAUTION to all new buyers they will grab this option with both hands, slabs will built on time for payment collection latter your money is used for advertising new upcoming projects and further delays will be caused for the current project they have a 5 point excuse in the contract to avoid paying you a 9%pa compensation. The best blame game is played by them. For the Dahisar project they blamed the govt for stopping sand mining, no customers were notified about the reason of delay in writing accept verbal talks on querying the delay. My Question: Why were no official letters issued to customers along with govt notifications for the delay of 2 years including the grace period?


d) Lodha collects taxes before possession which is not right, because you do not have the product but you are asked to pay taxes well in advance.


e) Lodha delays its work blaming the Govt for it, but collection of payments never stop they give you 15 days notice period for every demand letter even if you they have delayed the project for god many years. You are charged 18% without fail for any delay in payments.


f) Costumers are never allowed to visit the site from start to finish as this enables a true picture of the construction and progress. Common excuse given is safety reasons I wonder how other builders never give this excuse.


LODHA projects are aimed to suck the money of the rich, CASA projects are aimed to suck the money of middle class.


LODHA can never make dream houses they only ruin people emotionally and mentally. Customer service is the worst in its class. Upper management hides behind the HO walls and will never every give you an appointment or opportunity to meet and speak up.


SHAME SHAME LODHA!!! God bless those who still decide to take their projects.

I booked my flat in casa rio project. first they promised me that they will give me the keys by  nov 2012..and then they postponed it to june 2013 and in last week of may they said. They will give the flat by april 2014..in the agreement they said the developer can postpone the flat by one year and when I demanded them to give me the rent for the rest of the time.


They showed their back and said even lodha is suffering losses.They gave the reason of LBT  for the delay...but no LBT was there in month of nov 2012. Why should I pay for their mistake. They all are fraud and cheaters..should nt 've booked my flat there.

Booked property with Lodha considering it is a big brand name but the way people work is far more worse than any road side builder.


No proper planning and follow up with the customer . They make mistakes and wish customer should pay late payment fees. I have to at least call 10 times before I get hold of the relation ship manager assigned. He is always busy with what I don't know.


Cant be sure whether the whole organization works like that or its just few morons which spoil the company's name?

I selected this particular builder (for Lodha Belmondo) because of the excellent marketing tactics employed by this company. You will also get amazed by its website. But, everything is good and excellent until you book your apartment. Once you do that, the treatment changes. You are no longer of importance to them. The only time they will contact you is when they need payments.


On that also, they are suppose to give 15 days of reasonable time to make such payments. But due to internal fault, demand letters does not reach customers on time. But to your surprise, you will find out that Lodha Customer Team will still expect that you meet the deadline of the payment demand letters which is sometimes already passed or is due in next 2 days.


Unless you carry 10s of lacs of rupees in your pocket and can make payments within 2 days, don't try to book with them because you will lose your peace of mind if you do. They start adding 18% compount interest as penalty to payments. And then if you try to contact senior management, they threaten you that if you go into the Signed Sale Agreement terms, Lodha's legal team will find multiple legal clauses to entangle you, so make the illegitimate payments quietly.


This is not what I would like to hear from a "Customer Care" team head. Also, if a customer is late, you get charged 18% compound interest and when Lodha is late, they get 1 year grace period plus if Lodha can't deliver in that time frame, you can cancel and they will return your money with 10% simple interest only in multiple installments. How is that fair?? I can tell you that Lodha Builders will be dragged to Court very soon and they would have to pay huge fines for bringing mental disturbance and mishandling issues with its Customers.


Stay away until Lodha Builders learns that they need to treat Customers with respect even after they have booked the properties.

There are issues with allotment of parking. The sales personnel promised one covered parking which looks will be replaced by an open parking area which could be closer or away from the apartment.


Do double check with customer service people on parking allotment to avoid disappointment!


I recently booked a 2bhk apartment at Lodha casa paradiso Hyderabad. There was an accidental mistake in drawing first installment check with was proactively brought to the notice of the company. For a delay of 2 weeks this caused I have been charged a penalty plus check processing fee.


There was also initial confusion in allocating the right apartment which was resolved by customer service. Also, due to the delay in the handing over of apartment I would be shelling out more rent for my current accommodation and loosing interest on my payments. So expect slip ups from the company but customer cant afford to miss even a single day of delay in payments which is very unfortunate!

Hi, I request all perpective home buyer not to buy properties from lodha as they are delaying in construction by 2 to 3 years. Lodha is prelaunhing project at discount prices to attract customer. However, the delivery of projects are very pathetic. I bought a flat in lodha luxuria and the possesion date was december 12. The status is that now they are going to give me in Septmeber 12 which may be delayed further buy sighting reasons that approvals are still pending. My request to all customers that please do not get carried away by lodha's marketing strategy as I was. You will definitely get impressed with the marketing strategy that lodha adopt but once you buy a house from lodha then you will be in tears to get possesion.

I had a very bad experience with Lodha . I booked a flat in their upcoming project - Lodha Belmondo in Pune. The application was approved by their sales manager .The price was subsequently hiked and they decided to cancel my application citing some flimsy technical reason.


It was evident that the company wanted to maximize the profit and didn't want to go ahead awith their earlier commitment.  It was simply unethical behavior on their part. The project as such is overprized and Lodha is using all marketing tactics to attract the customer.


However, I urge fellow investors/home buyers not to fall prey to their marketing gimmicks and invest their hard earned money in an unethical company like Lodha. As a matter of fact , I heard of many similar complaints by many consumers against Lodha .

I decided to buy a Lodha property at Dombivili. Went in saw the place and a friend had bought it. I bought it.


Looking back a mistake.

  1. Unlike the property at Kalpataru, I could not even see the building and had to make a choice based on the brochure. Please do not do that. You will never get the feel of space unless you actually see the building and flat.

  2. They are very cold and get you to sign one sided agreements. If you delay payment they will charge 18% interest. If they delay giving you possession it is only 12%

  3. They provide you a interface to enable you to communicate to them. However the interface does not have an address book of email ids, so whom will you communicate?

  4. Overall my experience till now(and I have not got possession) is bad.

So please think before you buy.

Lodha is great at marketing and misleading customers. Their project is already late by over 18 months, but they wouldn't consider a single instalment delay by a customer. Our money over 1.5 crores can be used interest-free by them, but buyers can't make a single instalment slightly late.


ECONOMIC hardship can be used as a reason for them to delay their project indefinitely, but buyers CANNOT face any hardship at all. They have to have robust businesses always, to be able to pay Lodha's extra interest. On top of all this, they use the cheapest imported kitchen materials, and doors and granite stone. And their top local management keeps using their AGREEMENT to justify everything, without any moral standing.
