I have heard about the lodha group from my friends they toold me if u wanna invest in flats than u can invest


I was excited to visit the sites of lodha and I visited many sites and I really like that


I visited a compartment and I just took a eye on a flat and it was superb with a good interior and the cctv security and the location was also good


I visted the office and I got a good response from the group and I also like the work of construction


the workers there are well experienced and having a good knowledge


so finally I decided to invest in lodha group

Being a resident of Mumbai I have faced the problem of traveling in a local train of Mumbai. Hence my uncle from Gujarat recently shifted to Mumbai for his job in Andheri at Chakala.


He recently purchased a house at Lodha eternis Andheri from where his office is just 10 minutes walking.Location is not much good because it is surrounded by slums but really speaking the house of Lodha eternis is best in all aspects such as location, space, interior, CCTV security etc. Also there build quality is very good than other builders.


There service & facilities are awesome. Their rates are high but worth according to extra service they provide to their customers. I had a weekday stay at uncle's new house where my son enjoyed a lot.

To developed a building. Pros of the lodha group in Mumbai. Lodha group to be good develop of building and the create a building of very good and long height of building.


Its very good builder the construction work has very good. Flats quality has really nice.but most of the cons of lodha group builders. The price of flats is very high not effort to middle class of people. But the work of construction is fast.order to confirm and booking is also fast of the lodha group of Mumbai.

In the past decades Lodha group have curved  there own place in real estate in Mumbai and now they are one of the best construction Group in Mumbai.


Likes-

  1. The construction of Lodha projects are great.

  2. Right from the materials, design and construction are done with good quality check and using modern methods.

  3. The services and amenities that they provide are great.

  4. Proper parking, rain water harvesting and proper solar panels ate provided in every project.

  5. Even the interior design are really good and you will find proper sunlight coming in to main rooms.

  6. The registration works are quite fast and convenient.

Dislikes-

  1. But the cost of the flats under lodha are quite high when compared to other construction groups.

  2. Maybe due to the brand name the rates have gone up but the facilities are quite good and the quality is great and so majority of the big projects are under their belt.

Hope to work in this group in near future!

Lodha group of builder is a very good and well growing company in mumbai.


Lodha has made so many appartment's with so attractive look and very huge space with so many feture which are in building primaises you can get gym and club.


So it gives a very good benifits for their residencial customers.


As well as thr side is so attractive and some time's it is near by transport facility like railway stetion or like highway.


Lodha has made so many projects in mumbai it give their customers a dream house.

Hello frdz.lodha group is the Fun work place with supportive management. Not all about the numbers but how you personally grow and develop. Decent amount of red tape and politics, but this is expected of a big company. The most enjoyable part of the job was working alongside my colleagues and learning from them.


The office started to get crowded as the company grew and it was more difficult to get to know the new people. There was a lot of variety in what I did each day, ranging from the monotonous tasks to new projects that were challenging and exciting.it is the one of the best growing developers.

I was working on one of the site of Lodha in Andheri, the working environment was not at all friendly.


Work at world towers is quite promising but the same should be done at all the sites, also being such huge company the methods and the contractors used by this company are of low standards. Though they provide various facilities and amenities but that is only to attract the customer.


Once you go for buying a flat at such place then they make sure to empty your pockets. its construction is very good and the structures are also high basically but the cost is not efficient according to the product. There are many flats vacant or still not being sold because of the same reason


I won't suggest anyone to buy or invest in something which is not worth at all. There are many other options available out there rather than investing in Lodha.

On Occasion of Dusshera, I recieved a call from Lodha and was told attractive offer for employees of my existing employer on flat booking.


I thought check the offer and if feasible would buy.


Immediately a cab was sent next day at my door step.


I was taken to Palava city - Near dombivali.


Relationship manager was aligned who gave 3D demo of project, Sample 1 and half bed room, and future project plan and amenities covered on Audio-Video display.


Then I was asked to meet Sales Manager. I enquired for 1 BHK flat and immediately a printout was provided to me with pricing.


Carpet area of flat was 470 sq feet for which total purchase price was 48 Lakhs.Further this price was for 1st floor flat.


When enquired about flat on 9th floor, The price went upto 58 Lakhs.


Sales guy started pushing me to swipe for 45000 and get flat booked.He kept saying I will able to save 3-4 lakhs if booked today, Today was last day of offer.


Then I went into minute details about project. There pamplets does not mention about parking.When asked, sales guy told parking is available and will be provided.but he was not ready to provide details or may be he wanted to hide.


When I saw actual pricing, I would see water, gas pipelines, club house charges payable every year. This charges were in lakhs.For example a gas line was fitted in 6000 in Vashi was charged at 27000 in Palava. You can see the huge loot in pricing.


Lodha was going to charge maintenance from day 1, whereas actual possesion was 3 years laters.


When I told sales guy, I have to think and plan along with parents, the guy got rude and started telling you should have planed and came. Then when I started walking he called his boss.


Sales guys boss gave another offer of reducing 40 rs per square feet.


I smelled the fishy that they want me swipe card  and book flat at any cost.


They kept insisting today was last day of offer and showed me poster "last day to save 4 lakh".


Posters did not have date mentioned for last day.


It was another trick to trap the customer.


Finally, I left the site telling that I was unable to take decision and would come after 1 week.


I started recieving calls saying offers of saving 4 lakh is extended also they are providing additional discounts.


Being aware of all traps, I started making false promise the way guys kept doing.


Now I do not recieve any calls

I booked a flat in Codename Epic by paying Rs. 45, 000/- as booking amount on 10th October, 2015 who's possession is promised in 2018.


Within hours on the same day I informed them about cancelling my booking as that site was quite far from Palava phase I.


Marketing guys didn't even bothered to show site before the booking.


Even on informing within hours on the same day, they are not returning my booking amount.


They are not authorised to forfeit my booking amount as I haven't availed of any services by the builder as it was same day cancellation (actually within couple of hours cancellation).


Please someone guide me, how can I get my money back?

Dear readers do not ever go with lodha group.it is the worst experience I had dealing with them for palava.sales team can go to any extent to sell the apartment and even after giving booking cheques and the rate mentioned.scenario changes after 6 months ultimately I had to cancel the booking.


Their sales rep Mohit Lala is one of the worst to deal.don't ever deal with lodha you will end up losing trust.

Lodha has asked to pay final payment but reluctant too show the flat and the amenities before they hand over the key. Why aree they giving early possesion? without allowing buyers to see their flat . Something grossly wrong in Amara it looks otherwise why should they object seeing a flat before final payemnt?

Hi friends, during my probation period I got my accomodation in lodha society there are sky touching apartments and it seems that I am in any foreign location.


The rooms and the overall finishing of flat gives the feeling of 5 star hotel.it was costly but I think there is a value of money if you are living in lodha.


On the other side of road there is again series of apartments made by lodha.Overall I would like to thank lodha group for bringing such type of services in India.And I will suggest to invest in lodha homes if you are looking for home.

Investor and buyers,


If you have intend to through your money in dust bin or do wastage  than you may go-ahead and invest in Lodha projects. I will assure you, you will have unlimited fun from the day investment made.


The various issues escalated to promoters along with statistical data almost 10 times but as usual formal email dropped in to  dust-bin.


Now choice is your's


Note: My flat possession delayed by 2.5 years without any penalty and it is 5 years old outdate product.

Lodha Group has developed Palava City Project in Kalyan Taluka Of Thane District of Maharashtra .


They have made tall promises every where .When in December 2010 I booked a Flat I was promised the possession in May 2012 as per agreement


However I got possession in November 2014. They have charged Interest to me as & when any payment delayed from my side even for a single day . On the other hand they have not given me a single paisa for giving me late possession by two & half years .

As per the customer care, they don't even have official email id. They keep on messaging regarding there idiotic flat details every now and then, I have complained almost 10 times, but they don't stop.


They have delayed all there projects in Hyderabad, they are such a bad builders, even


local builders are much better than them.


I just want to drop a email to them and then go to consumer court if they don't stop messaging me.

Bought flat in Lodha NKF, since then I'm facing some or other problem with them, when I booked


1) they promised 2 car park and I fact it was on agreement but after first payment sales person started telling it's one car park and it was committed by mistake.some how get settled.


2) Due to their mistake 2nd payment was delayed and they put fine at the basis of 18% on pending amount though they knows it's their fault.


3) their CUSTOMERS SERVICE IS PATHETIC, they will take you for ride, guys are so dumb and lazy that they don't care or respond until very last.


4) Lodha guys keep giving you incorrect info and reality would be different, later on by saying sorry they skip off but by the time damage has already done, I personally suffered a lot and seriously don't want anyone to suffer in that way.


Ultimately, it's your choice but my suggestion is don't get into their trap, be wise and take call accordingly.

We booked a flat in Lodha Fiorenza and after taking 95% of the money for the flat, they have delayed the project by 18 months. If you delay their payment by even one day, they charge you a interest rate of 24%. And now when they are delaying the possession there is zero compensation from them.


Sheer high handedness from the developer. Stay away from their projects if you are planning to buy a house for yourself. Along with EMI, you have to bear the burden of your monthly rent for a long long time.

Lodha operates via Channel partners for their sales. Even though I walked in they assigned one channel partner who will get the commission for my purchase. Later Lodha will make number of calls(recorded) which will ask you to confirm the channel partner!


This agent of sorts is supposed to hep you in all activities and for which they will promise even the gods the best of services. Alas as soon as you make your first payment/bookin amount to Lodha you will get stuck in the vicious cycle of payment dye dates. For me they collected the funds and then all chase then left to me as due dates were notified to me after which interest penalties will start. You will not believe that I was asked huge payments immediately after the booking(25 lacs after first payment of 2.8 lacs)!


And I obliged as cannot exit the booking now. Eventually Lodha put in 56, 000/- interest penalty on my account even when I had made payments on time. All my encounters and experience with Lodha is that a customer or buyer of flat is treated like a street dog. Please.PLEASE do not buy from Lodha, might as well donate the money if you have spare.

‘Lodha Aurum’ alias ‘Lodha Aurum Grande’ alias ‘Lodha Celestia’ – 3 Names 1 project; I shall refer the project name as Lodha Aurum for ease of understanding. Let me start with the location – Located approx. 3 kms from Powai next to Kanjurmarg Railway Station, off JVLR and the Eastern Express Highway, the location of Lodha Aurum is ideal for a residential complex, an unexplored gem of some sought.


You wonder why Kanjurmarg as a destination has had the privilege of not been eaten up by land sharks for so long and having acres of green space. Well, back in the early 80’s Kanjurmarg had earned the reputation of being a burrow for criminals. Naturally Kanjurmarg was not a popular destination with home buyers. Given the constraints of the plot let me tell you the overall layout is quite good. The open spaces are quite enticing. The distance between the buildings also seems to be good enough for sufficient lighting and ventilation. The project also boasts of some very good amenities which are plotted well in the centre.


Everything seems to be ideal except 1. There is a commercial complex right in front of the project and Lodha has tried to pitch the product as a walk to work concept as well, however privacy could be an issue on the lower floors.
