I had received a cold call from one of the brokerage house in June 2014 regarding Palava city developed by Lodha Developers, & in a very buttering manner the brokerage house person explained me about the Palava City plan& sent me the brochure on my mail& asked me to visit this place once even if I am not interested to buy. The brokerage house provided us free pick& drop facility from Borivali to Palava city.


I went there with my family to evaluate the investment plan which were there in my parent’s mind. When we reached at palava a presentation about Lodha Developers& Palava city was presented to all the guest/may or may not be investors were shown to show, Mr. Amitabh Bachchan was shown as Brand ambassador of Palva Groups. Now below is the pros& Cons I& My family as a Prospective Investors found.


Facilities that it promises to Deliver/Pros:

  1. It is told that without traffic it is 10 Minutes Driving distance from Mahape Tech Park and Reliance Life Science

  2. It is the very First planned city project which is near by Mumbai, which promises to provide the very basic& important services of 24/7 water and electricity

  3. The plan is supposed to provide World Class amenities like club, college, hospitals and malls etc.& it also had “Lodha World School” which is in operation.

  4. It has few morning & Evening Pick-up and drop facility available for resident to nearest stations like Thane, Vashi and Dombivalli which is chargeable.

  5. It was said to us that “no floor rise will be charged till 8th floor to 15th Floor”. Cons:

  6. Possession by 2016:

From the past experience which I read from blogs we came to know that the projects at Palava are delayed by 2-3 years that too without compensating for delayed possession, even though it is mentioned in the agreement.

  1. O.C: As per law, it is illegal and also not safe to stay in the flat without Occupancy Certificate. Lodha have not provided the Occupancy certificate to the owner who are living at Casa Bello which is totally illegal as per the Law.

  2. More about Brand Name& poor facilities in reality: People invest in Lodha Group plans just based on the Brand Name but in reality the case is totally different. The facilities build lacks quality& many of the residents near by the city already developed by Lodha were facing problems like waterproofing, loose tile fittings, wrong electrical fittings, poor door and window lock fitting etc.

  3. Reality check versus the Brochure: The Brochures which was sent to me on e-mail was showing a lot of promises and features of Palava like Train connectivity. In reality there are lot of discrepancies. The routs to travel towards Powai, Navi Mumbai& toward north& South Mumbai  generally faces a lot of traffic problems which is a big concern. If Airoli-Dombivali tunnel project and Ghansoli – Ghatkopar bridge is all set& ready to use, then it will be a place to be considered for living.

  4. Costlier: When we had arrived there in 2014 when the property prices were on declining as there were excessive  ready to use flats in Mumbai but no buyers, Lodha Developers where offering the underdeveloped property at Rs.5000 to 6000 per sq. ft, which were too costly for the place which is totally out of city area because in the nearby area of the same city costing 40% less than the cost which Lodha Group was offering. Lodha Developers where charging that money for the Brand Name they had& for the promises which they were making in their brochure. Overall I& my parents after doing few research on the project found that the project is quit costly as I just explained above& there were few problems with respect to O.C, Poor facilities& discrepancies in the promises made to the residents of the  Casa Bello property also developed by the same developers. Even though the project which they are making is for Classes& not for Masses, the beautiful Ambiance, Parks, swimming pools, Clubs, & other world class facilities shown in the project plan, we found that it is riskier to invest in the plan for the hard money we have& decided not to invest into it.I would like to rate the project with a 2& a half start as we had a mixed review for the project.

I am Dr Dhananjay. I have booked one flat in LODHA GROUP'S upcoming project PALAVA CITY on 14th March 2015 .Till date, sales manager & all Lodha builders team, treated us very well.I was very impressed with their hospitality .At the time of booking also, they gave us very dreamy picture about this project.


As a booking amount, we paid Rs 27, 000 by credit card.Before payment, I clearly asked to concern sales Manager( Ms Sheetal Sabale)about the cancellation charges. She clearly told me that we'll return 90% of your booking amount( 10% they will keep) for which we were agree.


Because of some personal reason, within 2 days, we had to cancel this proposal and we requested for refund of our booking amount. But sales manager denied for this & told us that there will be no refund if you cancel the booking.


This is not fair practice.This is cheating form upfront.


being medico profession, daily I come across hundreds of patients.Now I am requesting all people not to invest in this group & please  away form LODHA group.


Thankfully, because of my counselling four doctors have already cancelled their plans to visit this PALAVA city.


I have already written to All India medical association on this & warned all doctors not to go with this group. 'll expose this fraud behaviors of LODHA group on every platform to which I am linked.

If you are planning to buy a flat in any of the lodha group project  especially in Pune please be aware of following points.


1) The sweet words and service last only until you have booked there flat after that you tension starts.


2) You will not get a single rupee refund of the booking amount. Once you are inside the deal you have no choice to cancel your booking. You pay more and more and there is no way out. So think 10 times before you book.


3) Once you book the flat you will be given a relationship manager and the person who have sold the flat to you won't even recognize you, forget about further service. Very pathetic customer service.


4) Post booking service is too bad. No one basically cares about you. Only think they will keep reminding of you due date and the 18% interest you have to pay on amount even you are one day late.


5) They don't even provide check collection facility, you have to take care of your own payments and due dates and even a single day delay will attract heavy interest of 18%, the do no accommodate any excuses  for delay.

The customer service at lodha is Pathetic, The Relation ship manager and escalation beyond are real Inefficient, useless, morons, complete waste, don't deserve to interact with clients, shameless.


I regret to be a customer of Lodha should have tried else where. Once you invest you are treated like a slave.

Lodha considers it's customers as slaves and they think that they can do anything with customers whatever they want.


They have very bad customer services.


Once we have booked any flat with them, we are considered as granted. They have mentality that customer can't do any thing once they have booked flat after paying their hard earned money.


I booked a flat in Lodha Palava city project. From the day, I booked my flat with them, they started considering me as slave. They put on any terms and conditions on to customer.


They just give instructions to customer( one way communication), customer need to follow them in any case. Customer don't have any option.


They are not bothered at all for customer's convenience.


They can delay in anything  and they can do anything what they want, but customer don't have any right to ask anything.


If we have invested in Lodha, we are gone nobody is coming to save us.


You can't reach to anybody with your grievance to share with or to give feedback.


I would never recommend anybody to buy any property of them.


They should be punished for such bad pathetic behaviors towards customers

If any one of you have invested with Lodha group.you are dead! they are the worst and most impractical builders I have dealt with. Very poor customer service and one of the most rigid and stupid builders I have come across.


Please share this with as many people as possible as they make ones life miserable.

Lodha is also 1 builder who playing wid middle class ppl emotions. Case - 1 of my frd booked a flat in palava- dombivali, (the same proj for wich amitabh bachchan advertising). At time of booking sales person from lodha said possession time will be april'16 and he booked flat.


He paid some money as per lodha demand approx 11 Lakhs apart from booking amt b4 agreement. During agreement /registration stamp duty.its mentioned sept 2016, he argued wid lodha for this.thy said we doesnt know wht sales team told tym of booking.its operational dept who decided possession time.bcoz of arguement thy said we cancling ur flat n lodha will pay all amt in installment tht to be after 12 months widout stamp duty wich he deposited in idbi bank for registration and deduction of booking amt and some charges wich around 10% of principal money( around 4 Lakhs).


Rest will be after 12 month in installments.Wen he asked how come tis.thy shown papers wich he signed during booking in hurry as sales person asked.he stucked badly.now operational team said u can continue but u have to give us a written sorry note wich stateed tht it was his fault tht he argued wid operational guys reg possession date n he agreed wid all terms of lodha n never repeat such thgs agn.he given such note n continue d flat wid low heart.I saw all wid my own eys as I was wid him wen this incident happend.so sad

My flat was booked in Mar-2012. River View_C. Possession was in Mar-2014. It is extended to Dec-2015. 97% of the total cost already paid by me. I am sure like me there are several more customers may be approximately 700 to 800 who have paid like me and awaiting their possession.


Where is our hard earned money going? Isn't it a huge finical scam involving misappropriation of public money.


Where are the authorities?


Where is the strong 56" chest man? After all, the builder is his team member.


So instead of looking for black money abroad, first tap the bottoms of this builder.

I have dealt in many properties in real estate & trust me, I have never come across such an unprofessional company as LODHA till date. Just to remind you, I have paid more than 11 lakh rupees to you & you are not even bothered to tell me what is going on with my apartment. First you made me run for the receipts of my payment, every second month I keep receiving an email for a change in my Relationship Manager & now you are just sitting on this issue & doing nothing. I demand an immediate response of my booked property, LAKESHORE GREENS| Paseo| Wing B| B-0604 request a return of entire amount with interest.

Really painful I am an Nri, invested a month back in LODHA PALAVA paid 20% upfront and as promised registration in Dec 2014 traveled to Mumbai, unfortunate no news yet of registration after going through the process of paying stamp duty and registration.


They market their property abroad but don't have any idea or care little to help the customer when it comes to the registration process.


I did complain a lot but of no use I don't think they really care, A big let -down to the big promises made at the time of booking.terrible mistake.


I hope they don't take their customers for granted when they have a famous personality as their brand ambassador.

After 2.5 years of waiting, in fist week of November 2014, Lodha has written a letter to all the customers that they are facing resistance from the slums, and hence East Tower of the Lodha Veneiza is delayed(no time limit given how long delayed). They have asked a written agreement from customers that we don't have any objection for 54 months of construction period of the East tower from the start of the construction of the tower.


They are not committing when the start of the construction of the east tower will be, so practically no one knows when the tower will come up. May be in 6, 8 10 or 20 years!


If anyone dares to cancel the booking, they will give you only the consideration money back,  and you will loose stamp duty, registration charges, MVAT, and service tax, which could be over 25% of initial 20% consideration money given to them. So you can recover only 75% of your money given to them, and that too they will pay in 12 equal installments starting from the 13th month.


So Lodha turning out to be is a big time cheater and very arrogant one. Once you have given them money, they will have a stick in their hand and you will be just driven by their stick.

I selected Lodha group of companies due to the amazing innovative ideas as far as construction is concerned. Although the cost was far more than the norms in the area wherever I planned to buy a place.


I had booked a place at Andheri east Lodha Eternis. After 2 years I had to take the refund as the building was not going to come up. The builder paid me an interest of 12% without any issues and everything was done by just exchanging some emails


I booked a 3 BHK Flat at Lodha Claramont and the same has been delayed by 30 months leading to tremendous stress and mental agony. The builder is paying monthly amount of Rs 27000/= for the last 18 months


I booked a Office Unit at Lodha Supremus at Wagle estate Thane. I have not been given the statement of accounts for the last 5 months. The issue arose as some payment of Rs 140000/= was demanded when according to me I had completed all the payments. 1st the builder delayed the printing of my agreement for 1 week and charged me a late fee for late payment, then the builder delayed handing over of the unit for 2 months leading to loss of rental for 2 months. I paid the demand amount and requested for the statement of accounts to verify under what head the builder has charged me the extra sum. The statement of accounts was to be given to me within a week which was promised on 4th august, the day when I went to take possession of my unit. Till date I have not received the statement of accounts. I have sent innumerable mails and smseses to my relationship manager but to no avail. I sent a mail to the customer care but still I have not received any revert even from them.


Just for a small thing like accounts statement Lodha Group of company is creating a bad name

Lodha' palava is an idiotic project. Here are the reasons:

  1. approx 40mins from the nearest station i.e Dombivali

  2. No power back-up for lifts, if there is no power get ready for stairs(trust there is no 24X7 supply)

  3. Not worth an investment, there are many other projects coming up in vicinity with reliable builders.

Hope this instance will clear most of the doubts about this so called renowned builder "Lodha" I had booked 2BHK in the Rise in Dec 13 by paying Rs. 45k as application money. I went there through one of their agent so I put their name in the application. They asked me to cut their name. This is the fist evidence that they are not honest to their aligned partners. Secondly at the time of booking confirmation I was told that your booking has not been confirmed because of this hence your money will be refunded within one month.


Since then I have been looking forward for the same but no positive response. Funniest thing happened in between that I used to get demand letter along with 18% interest. I spoke to their so called RMs but no resolution and now they are telling that refund is not possible as per their clause in application TCs.


I am thankful to god i.e. only Rs. 45k of mine seems to be bad-debt. Really they are big cheaters. I would request if any one of you can help me in getting my money back as I have written to all of their senior persons but no positive response.

I have booked a flat in Lodha's Casa Bella Gold at Dombivli having possession date in April 2012. Its been a delay of over 2 years and I still haven't received my flat. The customer service is pathetic. They have no clue when the flat will be ready. They just keep giving new dates.


Big Mistake investing money with Lodha. There should be stricter laws to handle such delays and protect our investments.

In 2010 I booked a 2BHK flat in Casa Bella Gold. I was told that possession will get till the end of 2012, but till date possession is getting.


So I moved in Casa Bella Gold by renting till I get possession on Nov-14 as stated by my RM Chirag Chavda.


After coming here I found out many faults in their units, for eg. Door bell line is not installed while construction, door lock system is of very low quality, car parking is on the main road, no parking space for bikes too, irresponsible security and many issues.


After complaining to Palava management they are taking no responsibility, and are arguing with owners and security are also arguing.


Living here is like living in hell.

I'm currently based in USA and booked a flat, close to my home in India. The customer relationship manager assigned for the booking was a completely useless moron. They do not know a single word for relationship management. The relationship manager Santosh Shetty was a disgusting guy who would not answer any phone calls and we never got any replies to emails. The power of attorney format was shared with us after the deadline and they charged us with interest for the delay mentioning it was our fault. When you try reaching out asking for manager information for escalation there are no replies. The only mails received are when they expect you to pay amount or else there are no emails or contact. I'm stuck here with this guy and somehow or the other I'm trying to get the process over with. I would suggest anyone planning to buy a house do not accept this guy as your relationship manager. Ask for some one else but not SANTOSH SHETTY.

I have booked a flat in Casa Bella Gold project, Palava City, Nilje Village, Dombivali. The expectations set by sales at the time of purchase were very much realistic and achievable. However the flat they delivered after construction was no where close to it.


By looking at the quality I want to say few points

  • Basic facilities were missing like Mail box

  • pathetic customer care - Relationship manager(Dilkhush Bharucha)

  • Weak facility management team

Basis this I would like to pledge a request not to buy house in his future project

  • Casa Rio

  • Casa Rio Gold

  • Casa Paseo

  • Lodha Belmondo(Pune)

Please spread the word and stop others from getting fooled like me.

I have bought a 2 BHK flat from this builder in one of its project in Mumbai suburbs. The project name is Casa Bella Gold, Palava City.


Few points.

  • Builder didn't arrange the site visit for me before handing over the flat

  • My Relationship Manager(Dilkhush Bharucha) convinced (more like Confused) me to sign indemnity bond which indicates I begged Lodha to give me possession without OC.

  • The Brand ambassador Mr. Amitabh Bachchan is supporting this builder in this noble cause.

  • The facilities like club house, swimming pool for which Lodha has charged ample amount of money has not started yet and will be started~2 years from possession

  • Lodha has started taking maintenance for flat already. There is no facility of proper parking.

  • the facilities like mail box will not be provided.

  • The tiles put up in gallery are multi-coloured. In the sample flat it was not the case.

  • The tiles in bathrooms are hollow

  • There is no mosquito mesh on the window and gallery entrance. There are many more. I believe these much should be sufficient to judge the builder.
