Vijay Shanthi - Lotus pond Apts is a peaceful and calm community outside city hassles with all needed amenities like gym, 247 security, children's park, play area, elders park, sports courts , groceries/veggies shop, super market, salon, etc. Also it has Apollo clinic inside community for the residents. Water is perfect and no shortage during peak summer as well.

Nice sea breeze and serene view right on the OMR main road, few say it a nice retirement place but I would call it a nice, safe and calm family community.

VSBL treats their customer like a dog, they don't have the ethics and never replied to their customer. Whatever you do they will never care. They are constructing Boulevard project for last 8 years and it will take another 2 years to complete.

It's not only a matter of money, if you buy flat in Vijay Shanthi then you will lose your sleep, dignity, and patience.

Now they have started the CREST project with fancy advertisements, definitely, it will take 10 years to complete.  Don't get into there trap, before buying go to their recent projects Lotus Bond, Boulevard and then decide.

They are not the ones you would want to give your hard earned money to.

Though LP has settled down now and is in a much better shape than it was initially, it is only because of the residents association.

I would never ever buy from them ever again!

It totally a junk project.no water available. Phase 1 is buying 30 to 35 tankers water everyday. No covered car parking. There a government garbage dump cum processing area near by. Foul smell is coming when ever they release the gas from the chimney . too much maintance. People pay around Around 4000 to 5000 rs including water. And the property itself a joint venture property acting like enemies.They never respect their customers and make fun out of them. Worst behavior. More than 5 years delayed project. Cheating the customer like anything. Never ever buy any apartments from them. And don't get worried throughout your life.

Got Lotus Pond apartment located in Kelambakkam recently and had a great experience. Good service and just that some minor issues and the team did a wonderful job in sorting out the issues as per schedule.

All the amenities are fully functional and my family is happy about it

The pricing is also very reasonable and the team helped from bank loan till handover.

I had referred my friends and even they bought the apartment.  Even they are happy about it

I purchase a flat in Vijay Shanthi Lotus Pond in 2016, I have been given the best customer service and support to complete my transactions. The people in customer service were so kind to resolve my bank issue as I was staying out of country and all the transactions happened with the POA my father in law. I am happy that both my parents loved the community and they feel that they live in a safe and secured place. Thanks to Vijay Shanthi for creating the awesome community with all the facilities of shops and amenities(especially elders Park) inside for them.

Never buy any flats in Vijay Shanthi constructions. With so much dreams, taking loan I bought my first apartment in Vijay Shanthi Lotus pond in 2010 and till today I regret the decision. Bunch of jokers who have absolutely no clue of what they doing and trust me this could be the worst construction company in the whole world.

Everyone has problem only till the flat gets completed but with these guys it was a tug of war for them to hand over and they have made a mess of the whole apartment with their maintenance and ill mannered management team. You guys should shut shop go and bloody sit at home than playing around with people's hard earned money and emotions.

Bunch of absolute lunatic bloody idiots. there is no other word for this company.

I am an owner of Vijayshanthi Infiniti  and the treatment meted to us by the builders were pathetic. I regret having bought this apartment who will only leave you in a lurch after getting all the payments. The construction quality is very poor and in spite of repeated reminders, seepage problems, paint peeling, etc continues. .No proper response from their management and all requests fall on deaf ears. Their Project leader just washes her hands off when issues are taken to her.

Bought a 2 bedroom flat in the Lotus Pond premises from M/s. Vijayshanthi homebasics(P) Ltd 20/43, Kasturi Rangan salai, ( Near Russian culture centre) Alwarpet, Chennai 600 018 at a cost of  Rs.  30.43 lakhs.

In this aishwaryasingh23ment of 30.43 lakhs the following were breakups

Basic rate @3000/sq ft for 831 sq ft    24.93 lakhs

STP 0.75 LAKHS

CORPUS FUND O.15  LAKHS

M.E.S 0.50 LAKHS

COVERED CAR PARK 2.00  LAKHS

Maintenance charges 0.299  lakhs

SERVICE TAX 1.104 lakhs REGISTRATION 0.544lakhs

Legal documentation 0.15  lakhs In this, STP is still to be provided. Covered car park being in stilt area and not covered under FSI not to be charged. Some litigation is going on between the builder and service tax dept and hence service tax collected has not been paid. Maintenance charge is not applicable since common amenities are not completed and second lift is not installed at all.

Possession handed over on paper on 17/09/13. Sale deed registered on 13/06/13. Tripartite agreement signed on 16/04/13. We performed Grahapravesam on 28/08/13. On the Grahapravesam day itself,  I and my wife got stuck up in the faulty lift for 45 minutes and were rescued by the maintenance staff. All relatives, purohits, elders had to negotiate 8 floors by steps. Blessing day turned up to be a cursing day.

Again on Shastiaptha poorthi day both of us got trapped in the lift for 25 minutes. No power back up is given to the lift.  Frequent break down found people getting struck up in the lift creates severe tension in our mind. Even after 22 months of handing over possession second/service lift is not installed.

CCTV cameras and door access system are not commissioned creating security hazard. One day a bike was stolen from our tower. Frontage CCTV cameras could not be played to find out who has stolen. When after lot of efforts it was traced it was in bits and pieces. On other day there were lot of broken liquor bottle pieces in the front entrance. On that day also we were not able to locate the culprits since CCTV cameras were faulty. At present if anything happens it is very difficult to trace the culprits. There is no STP installed so far. Frequently sewage water overflows in the pathways creating health hazard.  There is no NOC obtained from Department of EnviTestingronyent & forest. National Green Tribunal Principal bench in its recent judgement dated  7/07/15 has held that post facto approval is not legally valid and has held not to create third party interest in such a scenario.  It also does not rule out demolition of such building if found disturbing the Eco system. Hence any day our building is liable to be demolished.

No enviTestingronyental clearance obtained. There is no TNPCB NOC, or approval. There is no fire and rescue department NOC obtained. DTCP order dated 10/09/09 clearly says planning approval by MLPA and local authority should be given only after obtaining NOC from fire and safety department. In spite of that MLPA and local authorities have given plan approval. Hence plan approval given itself is at stake.

There is no completion certificate obtained which is mandatory. Hence the building is not legal. We are concerned with the continued possession of property. Building Constructionguru30 is of poor quality. There are cracks on the walls within 2 years of Constructionguru30. Door frames are getting dislodged. Ventilators and windows frame have not been plastered.  80% of corridor and street lights are not glowing.  No fire hydrant system is installed. In two houses, one in Tower16 and the other in tower 20 B,  fire accident damages were significantly high.

As per tripartite agreement and various government orders the builder has to make arrangement for water for drinking and water for other uses.  Still no provision has been made for sustainable source of water.

DTCP order dated 10/09/09 and Gazette notification dated 10/06/2009 have specified 21 conditions to be implemented by the respondent.  None of them have been completed so far.

In December 2014 few residents started resident welfare association and a case against builder was filed by the association in January in hon.high court of madras for non-fulling tripartite conditions.  Because of that the office bearer toilet was choked for 3 days. Brokers backed by the builder target the office bearers in the midnight by sending tenants to question them in the midnight.  From 21/07/15 to 23/07/15 and again from 28/07/15 to 1/06/15 water supply to our house was cut. This sort of disturbance in water supply is continuing till date. On 12/08/15 and 13/08/15 muddy water with micro-organisms was supplied to all households. Many residents in towers 11 to 18 were affected with vomiting and loose motion. Some are still in hospital.  There is no water treatment plant and also there is no sea water desalination plant as assured.

None of the 14 amenities and 12 indoor outdoor facilities have been created.   Open car parking are allotted in roads disturbing the visibility and width.  At least one child coming from the side of parked car suddenly got hit by the running car and was hospitalised for 45 days with fracture.

Stilt portion have been sold as car parking and shops in violation of apartment owners act, NBC and DTCP act.

The Builder has never shown interest to convene a meeting of all 1328 flat owners to form a proper association and then hand over the project after completing all the work.  They threatened to hand over to a group of persons on December 2014 then called Adhoc committee without completing formalities. Now they are trying to form a group of their own calling it flat owners association and try to hand over and run away.

On  16/6/2015 they have suddenly withdrawn securities and housekeeping personnel creating security concern and cleanliness.

Again on 17/6/2015 they sent circular to all buyers saying that they handed over project itself to the lotus pond residents welfare association which filed a case against them. This has created lot of tension in association office bearers and their family mind and these people are spending sleepless nights especially due to non-completion of works. On 25/07/15 one of the tenant residing at Tower3 lodged a police complaint against the association office bearers on the instigation of builder official at midnight. His grouse is that his brother has got stuck in lift and association president/secretary alone are responsible for his discomfiture

Right from the day one, we are subjected to mental torture and physical torture.  Building has no valid government approvals; Building has no amenities including water. No fire hydrant system, STP etc. Always sewage overflow causing health hazard.  Second lift is not there. Safety and security not assured. Always there is a threat of builder running away without completion of project. In these 22 months there is no work progress.

No solar photovoltaic cells installed.  Causing heavy burden on fossil fuel by way of power consumption for common areas lighting.

0n August 8 2015 suddenly builder decided not to aishwaryasingh23 the electricity bills pertaining to the community common areas from this month. Together with 3.56 lakhs of deposit amount which he claimed to have paid as per the additional affidavit submitted to the hon high court of madras was also coupled with normal bills and we were asked to aishwaryasingh23 over 6 lakhs. The association which filed a case against them has been asked to coordinate with all residents and arrange aishwaryasingh23ment. This is an impossible, impractical act,  since association is represented hardly by 300 members  out of 1328 apartments and builder refused so far to share the address of remaining flat owners.

I am one of the 1300 owners who were cheated by this builder in their "Lotus pond" project.

I bought the flat believing the reputation on the Builder to be good. This project was started in 2009 and its 2015 now and still its not completed.

The builder deserted the project half way, saying that they have completed all the amenities. Also they have cheated 2 years maintenance collected from the owners.

There is a big list of basic amenities promised by the builder and not provided. We people are living there without proper water supply and walking 8 floors ever day.

As a owner we can atleast accept delay in completion of the project due to the challenges which a builder may have. But, if the builder leaves the project without completing it is unacceptable.

Hi, Vijayshanthi builder is a big FRAUDSTER. I have purchased a flat in Vijayshanthi Lotus pond, 3 KMs from Kelambakkamm, just beside PSB Polytechnic College@OMR Road towards Thiruporur. They collected full money in no time making lot many false commitments/promises and its been more than an year and they are yet to transfer the electricity card ownership to my name(Owner's name). Kept saying will be done in couple of months every time I contacted them and still saying the same.

This builder has taken the full amount, but handed over the incomplete flat, forget about the amenities. Their Labor had damaged four of my tiles in my hall, but even after more than an year, they are yet to fix new tiles. None of the amenities are completed. Basic requirements such as service lift etc are not yet installed any any of the towers. They never care customer after they collect entire amount. Always making false promises and keep repeating same thing every time you you call them.

I had been cheated by Vijayshanthi. People who are buying the flat from vijayshanthi, Be careful. Think 1000 times before you buy from them. They have made our life hell at lotus pond. Now lotus pond became dirty Sewage pond. They have stopped the maintenance without handing over, every where there is dustbin, drainage leakage. No idea, what is the future here, I can not do anything now, they have eaten my hard core money.

They have even taken off all the Security at the gate and from all towers, which is illegal without handing over and without the completion certificate. Its even unsafe to live here.

Vijayshanthi builder is really cheating people, they never fulfill their commitment.

I have purchased a flat in Vijayshanthi Lotus pond, this builder has taken the full amount, handed over the incomplete flat. None of the amenities are completed. Basic requirements such as service lift etc are not yet completed. They never care the customer after they take the amount.

Always they give false promise. Really I have been cheated by Vijayshanthi. People who are buying the flat from vijayshanthi, Be careful.

Think 10 times before you buy from them. They have made our life hell at lotus pond. Now lotus pond becase dirty pond. They have stopped the maintenance now, every where there is dustbin, drainage leakage. No idea, what is the future here, I can not do anything now, they have eaten my hard core money.At the end wanted to say " Be careful of Vijayshanthi Builder".

We bought a flat in the Boulevard project by "Vijayshanthi Builders" in 2013 as they were referred as reputed builder by some acquaintance. The initial hand over date promised by them was Dec 2013. However after numerous follow-up emails, phone calls, and personal visits, the project is no-where near completion as of date(April 2015).

Every time you visit their office, you will be able to meet only one of their sales representatives who will have no idea about construction management or the project. Therefore you will always get the same reply that the delay is due to sub-contractors, short of material supply, etc. You can also check the feedback by other apartment owners in m.place to live.in.

I have booked an apartment in Boulevard project on 28.11.2011 with an assurance that it will be handed over for possession in December 2013. Periodical payments were paid by me in time so far and the last stage-wise payment was made by my bank through cheque dated: 21.09.2013. Thereafter, so far there is NO DEMAND for stage-wise payment from them for the last 9 months. Reason is the work has come to a grinding halt. When approached, no responsible person is available to answer the queries of the consumers. They simply repeat the same story, that the work is in progress. Whereas, they have advertised on 14.07.2012, 20.10.2012 & 22.12.2012 in "THE HINDU" that the project will be ready by DECEMBER 2013. Recently, there was advertisement by them in the same newspaper that only few flats are available and the project is nearing completion.

They are simply misleading the general public. During site visit on 04.06.2014, I could see only very few workers in the work site and at this rate it may take more than a year to complete the work. So, I request every general public  not to make any purchase in this project  which may make you to suffer for years together like us. I am making efforts to contact the persons who have booked in this project so far to form a joint forum to file a case in Consumer Court to get compensation for the inordinate delay

I had booked a three BHK flat in 2010 at Park Avenue project at Vandalur Kelambakkam Road. The flat was partly financed through bank loan. The builder claims that the project is completed after taking almost  four years. I can understand about small builders.

However, these guys did not respond to our calls for the past two years. The project completion was Sept 2012. They did not respond to our call the entire 2013 claiming delay in power supply and citing trivial reasons.

Having paid almost 75% of the money, now the builder claims that the project is completed and demands for additional money from the customer. After inspection, we understand, the flat is only 90% complete. These guys don't respond to our calls.

They don't give proper feedback or response. The customer representative after 6 months of persuasion now tells that she has discussed with the management and they are not agreeable for any compensation and demands additional money from us.

Without raising demand and without furnishing stage completion certificate, they guys should know that banks don't release the money. Now they are blaming the customer for not paying the money. Whenever, the builder had raised the demand, payment was made without any delay. The builder is forgetting that since the project was delayed, the builder has not raised the demand. They are giving big ads for their other projects which will take another four to five years for completion.

When I booked a flat in park avenue of Vijay Shanthi builders, I looked for any reviews but found none. But I know having no reviews means he is a good builder but I went ahead and booked.

I will keep writing reviews about them from time to time whether they are good or bad. Now my rating on them is not harsh because they are in the market for quite number of years and delivered good number of projects of course with delay. Coming to park avenue, it was expected to be completed by December 2012 and so far some of the blocks have not got any possession.

I know block 1 has got possession.But remaining 4 blocks have not yet got possession. So we are counting the number of months before which possession can be given.I see right now they have a problem of delay.

Based on the merits and demerits in the future, I will be writing unbiased reviews without using any foul language. I request Vijay Shanthi to understand that many more reviews will follow based on your service.

I booked a 1BR, flat for my sister, at Infinity, (Poonamalee - Bangalore High road) of this builders Jan. 2011... The completion committed from their side is Jan. 2012...  But, as on date 60% of the work is completed.  No proper communications from their side...

I am very much worry, about my investment...

Not only have the small builders, even the big builders had to obey to  the market need. Vijay Shanthi builders ( http://www.vijayshanthibuilders.com) has simultaneously started three  project OMR, Nallambakkam(Vadallur - Kelambakkam Road), and near Sriperumpudur.

I bought a apartment at lotus pond .I'm extremely satisfied with the project their service the amenities and really feeling have done the right investment and very happy with amenities in this project and the shops available inside the project which is so helpful as need not go out for anything. Should appreciate the service offered by them in terms of arranging loan at the best banks possible . I would say the project is value for money. I have referred my friends and relatives also to invest in this project .
