Over 30 sites in Upkar Residency is having problems. This is one of their old layouts and the innocent buyers are suffering a lot. The sites have been partially acquired by BDA and Upkar developers know these sites have problem and yet sold.

If they were clean and decent developers they would have sorted out the issue for the buyers. The buyers are suffering from the last 7-8 years.

Upkar developers are the most shameless and heartless developers ever. Worst Developers.

There is no option to give negative feedback. or else Upkar developers needs negative rating. Upkar developers is useless.

Don't waste your time with Upkar developers. Even now, I am thinking it is waste of time in writing review for these guys. But no one else should encounter problems.

2 years back, We have paid more than 1L to block the site, with understanding to make agreement within a month. But these enrich property guys kept on postponing the registration/agreement process every month. It seems they don't even have authority to do agreement. Simply they ll waste our valuable time.

Now when we ask to return money, again they started telling. "next month . next month for sure etc".

people over there. sindhu, nisar, khan and somshekar . they just want to steal money from their customers. they dont know how to build reputation by providing proper service. They don't even give proper information. one guy ll tell one thing. other guy will tell exactly opposite thing.

UPKAR DEVELOPERS IS BHOGUS COMPANY, THEY ARE REAL CHEATERS. CHOORS

When you invest the amount of money invested with UPKAR you expect your daily life to improve whereas it definitely hasn’t!

The maintenance is not there only and they seems to lack knowledge or will to help the residents or resolve the issues urgently! The management, including chairman and MD have no motivation to get the work done as quickly as possible, they seem to take the decision only which will help them make more money and not to help residents! Customer service is non existent from Upkar Developers.

I strongly suggest you review further comments before even thinking of investing in any of their projects! If you visit their sites you will see what i’m Talking about!. There are DISASTER DEVELOPERS and please don't keep any relationship with them

I really wish khans full family get corona virus, because these people are corona virus of the real estate industry. They are only involved in cheating and fraud. khan your kids should get all bad bimaris.your company has cheated along with bda

I had working in upkar since 6 months. I would like to say that upkar is the best place for someone to build their career in real estate industry. It's been 44 years since the company started. Many are having more than 20 years of experience in this industry. The salary and commission is paid on time which I don't think any other real estate company does. I think I made a good decision by joining upkar.

The name itself describes about the company. Upkar oakland is best apartment by Upkar group of companies in attibele at affordable price and with best amenities. I purchased 2 bhk flat and been living here since 3 months. The apartment is almost occupied by families and based on their feedback I made a decision to purchase. I am thankful to Upkar. I wish success to their next upcoming nearby project.

I have been working in Bommasandra industrial area. I was looking for investment in sites. I came to know about Gardens project through hoarding on electronic city fly over. I called to their number 8880409409 and visited the site on the same day. The project is RERA approved and close to proximity. I booked site number 23 and waiting for registration. Thanks to Upkar group.

Last week I visited Upkar Habitat layout which is in attibele and very close to my work place that is TVS Motors. Layout seems promising and the construction is going on. Roads are good and the layout is very clean. I guess they are spending a lot on the maintenance. Definitely it is a worth investing in this project.

This developer is fraud. Their office is in jaynagar, when you go firsttime they are very good and friendly and after you pay money they become like snake and bite you. There are many on going issues with this developer. Please contact me at [NUMBER TRUNCATED] for more information.

This is the worst developer I have ever come across. I had paid 2L in advance to buy a plot in Upkar Habitat and then came to know that the documents were fraud, the conversion order is fake and there is an encroachment case going on against Upkar. I had asked my money back as there are issues with the property for which Haij, the marketing manager there said that they cannot return the money and I will have to buy the plot.

Tell me how can I but a plot that has legal problems? I have filed a case and will take them to court. I brother is a lawyer and they should know that they can flee away with my money as they did with others.

Upkar developers call themselves good developers, But I realised that Upkar is a useless organization in terms of commitment. They have no commitment at all, they would have forgot about the meaning of commitment too.

For the Habitat project which they started, Upkar missed all deadlines till now and again postponed getting the valid documents(there was a big fight on the fake document issue). All the ladies and gentlemen who wants to buy any property with them, be sure to loose your money.

Worst customer support - they should name it something else.

After making a wrong decision and paying advance amount to buy a plot at Upkar Habitat they think that, they can decitate us. Unprofessional unrealistic thinking. God save their customer support(nothing to do with customers. They dont even know that, they are living with our money for so long.). I want my money back.

Upkar developers is the best example not to trust them and invest.

Everty investor haas right to know and get the right documents. But here, they think its banana republic.

It is really worst experience with Upkar Developers specially in regard with Transparency and behavior. They are very nice when you plan to buy the plot and after purchasing I found that the developer is completely fraud. Please chech RERA notification against the developer for Upkar Habitat. Upkar Habitat is de-notified by RERA and is under serious scrutiny. They are using the fake conversion orders. Also, care is filed against Upkar developers for Fraud in Upkar residency. This is the most third class company you will ever see. The people there are just frauds and they teach their employees to do fraud and cheat people. Once should check the papers of Spring Valley and you will find that the conversion papers are completely fake and the same conversion number is used for different projects.

I have also heard problem with Oakland people, Green Meadows people. Not to say the upkar residency half layout is with BDA now.

I wanted to invest in land and wanted 3-4 sites in a row and was planning with Upkar as I thought the prices were fine. I really want to thank all the reviews and I found that they are indeed land cheaters.The papers are completely fraud and I met a lady, Sindu who was very good marketing, but to realize that the entire company is completely fraud.

Don't buy anything here, I have problems after buying in upkar residency. A part of it has been acquired by BDA and upkar has washed hands. Nisar and khan are not picking phones at all. It has been over 2 years of struggle now, but still the site has problems.

save your money. we put case on upkar also.

I want to let you all know that Upkar Developers is COMPLETE FRAUD. Avoid this developer completely. They are good at selling and once they sell and you are in a problem they will not even talk to you. After speaking to Khan(owner and MD of upkar developer), he says whay can I do if the property is acquired? when I sold the property you had checked right?

Please don't trust this upkar people.they are professional cheaters. Upkar Garden and Royal Orchard have fake papers. check for the conversion order carefully and go to BBMP office and get the extract of the order and you will be surprised that the order is fave and the same conversion order does not exist.i am asking for money refund and nobody is responding there. there is a person called sindu thomas who does not pick the calls only once the property has been sold.

I am warning you all, please go to BBMP and check the papers(not just lawyer checks).

Also, go to BDA office and ask about Upkar Residency, you'll get to know how big fraud upkar developers are.

Please, please, please don't waste your hard earned money here.

There are serious issues with Upkar Developers. Don't think of buying a site or an apartment here. Once they get your money they'll make you wait like a Dog to answer your queries. Upkar residency has been acquired by BDA and is in litigation. Upkar Habitat has encroached land from TVS and is under litigation. Upkar Springfields and Medows have the same conversion order, hence it is a fraud by Upkar.

Nisar from Upkar is a fraud person and Khan is the owner who is a professional cheater.
