We bought a flat in SOBHA property in Pune, in 2011. Since we bought, almost every year during rainy season there’s been leakage/seepage in every room of the 4 bhk top floor house and also the car park. The leakage and seepage has been both from ceiling and walls. They repaired the ceiling leakages almost every year, till now, but refusing to fix the wall seepage. Now this year there’s a new leakage, but they’re plainly refusing to even come and have a look at it.

The wall plastering is extremely poor. Even if you try to hit a half inch nail, big chunk of the plaster falls off.

This scenario is not only in our flat, but in a number of flats in the building. Even when the matter was taken up by our housing society, it hit a brick wall.

In Pune don’t go with any SOBHA property. They’re only Bangalore focused and have no priority for Pune. They outsource the Pune work to cheap contractors who do a shoddy job.

Customer service is worst in Pune. Unless you bring pressure from Head office, they won’t even reply.

When I went to visit them in order to book and told them to show we the papers and licenses, they vehemently refused and so I decided to not book a house with them.

It has been one of the cases where the NOC from Electricity charges is not submitted by the developers that are rightfully applicable. There is also no information on the same from many of the residentials that have submitted maintenance as corpus funds.

The maintenance charges of this complex are higher than any other complex in the area even though those building also offer the same amenities like a swimming pool, club house, badminton court and firefighting systems and it is just not fair! The basic facilites like water supply is also not good at this place.

Their marketing department has no knowledge of the property and will tell you lies to sell the property and on completion; you will be disappointed because you did not get what you expected.

I regret to state Sobha Limited(SL) has failed to deliver on its promised'International Quality Standards' in its Carnation project at Pune. The buildings(two blocks) are a little over six years in age, but the major flaw is in the cement plastering work, that is woefully pathetic. The buildings have developed enormous surface cracks, both external & internal of various size and shapes. Consequently, seepage during rainy season is very real, especially from West/ South West facing walls. Thus these walls become damp and musty. My complaints relate to surface cracks within the flat, at various locations, is pending with SL, post 2016 rainy season. Unfortunately, SL has failed to conduct repairs in my flat on various grounds, namely(a) the building warranty period has expired and(b) the project account books are closed(c) diurnal variation in temperature are responsible for the external cracks. However, the'water proofing warranty clause' for our project is still current, but SL has not shown the urge to progress on repairs. I have attached two pics showing hair line crack/ seepage.

I had bought a Sobha Property based on their reputation and the fact that they had built the Infosys Campus in Pune. But a few years of living here have made me realize how hollow some of the claims are. The finish of the construction is first grade but the same cannot be said of the quality. Even a simple task like drilling a hole in the property is a task full of risks as the plastering starts crumbling the moment the drill goes a few mm below the surface. The walls in the apartment are developing fine cracks. Sobha has done nothing but offer excuses and more tall promises.

I purchased Sobha Forest view OAK Luxury apartment- Bangalore. As part of the apartment I had one car allotted parking slot and I bought additional parking by paying to builder in advance . I expected the builder to provide decent parking space for two parking either back to back or side by parking. The builder has given an odd place to park two cars back to back in between narrow pillars I can‘t even park resulting me to park out visitors area.

The company thinks once the allotment is given that’s it and the space they claim as per BDA to park but the exit and entry is not the builders responsibility. I am really upset with the builder that before the sales they talk so smoothly and parking was my main concern even before booking the apartment because I have bigger cars. They said in Sobha you do not need to worry for parking it’s taken care.The parking space is really horrible, unscientific and unprofessional company.

Having purchased and moved in and they allotted me after year which is really sad that if this was case I would have sold the apartment as I have other property in Bangalore. Bottom line this company promises GOLD but delivers nothing like other real estate company. I thought they have good reputation but I was wrong and taken totally by surprise.

Pls be careful with this builder you do not buy under the golden sales word and you pay them above the market rate.

Many reviews written on Sobha (Bangalore),  went under Sobha Developers Bombay  . Please read more reviews under Sobha Developers Bombay. I am a Bangalore customer , hence moving my review here.

Please beware of Sobha Developers. Few facts we want to share so that you don’t do the same mistake:

One example how Sobha cheats, rather uses its brand to cheat customers. When we booked the Flat , they quoted following charges:

BWSSB - Rs: 63, 314/-

KEB Charges: Rs: 55, 399/-

But when we went for Registration , they tripled the charges(Given Below). We don't have any choice, as it was delayed 1 year 8 months, we want to register asap. more over we trusted the Sobha brand. BWSSB:Rs: 2, 08, 935/- KEB Charges: Rs: 1, 07, 633/-

Later one gentle man volunteered and collected the information from Bescom and KEB about the Sobha Payments (Given in the following mails from Mr C N Kumar, he requested to remove his mail-Id).

Usually people go to Sobha , because the brand it established. But Sobha used its Brand for profiteering.

Some more facts:

1) Always the sale agreement is one-sided, this may be true with all big builders. In all cases Customers have to compromise. Because we trust Sobha brand , we blindly sign on the agreement.

2) Please worry about the Carpet area, Sobha is worst in that.

3) Substandard quality (Sewage pipe is broken in one block), water tickling in my bathroom from above flat . They fixed it but chances of repeating are there. Surprised , don't you.

4) Sobha 99.99% of times delivers late. And they evade the late penalty charges 99.99% of times. Take my case, While selecting bathroom tiles I selected tiles which look good. They say its not part of the package , and I should pay extra.I paid it(~ 15, 000/-). you should pay extra since the standard tiles they show are so ugly. But the impact of selecting good looking tiles costed us Rs:1, 80, 000/- later.

You know why, Sobha didn't pay us late delivery penalty charges saying you altered the tiles. Any alteration you make , you don't deserve late handover charges. If you make a late payment they will collect the late payment interest. My initial Payment was delayed due to Sobha who took 3 weeks for an NOC document which my bank asked for. But they collected the interest charges before registration. Mind you the Sobha CRM says till the end that they will revert those charges.   Double whammy.

5)What ever profit loss they make because of later delivery , they recover with triple profits: BWSSB and KEB charges. 6) Always customer is looser, I mean we.
