Fraud and total scam

I had invested Rs 60lacs for 1BHK with Albertvillle universe project in murud by Cordellia reality in 2012.Director of the company was Boby surendranathwho conviced me to invest in his project under a special scheme as per which if i paid full price of the flat at one go which i paid in 2012, they will lease out my unit and at the end of 7 year lease period, Cordellia reality will pay me 56 lacs as rental and will give me peaceful possession of the flat. Now 10 years have been passed, they still not started the construction of my flat and not even paying lease money of 56lacs as per lease agreement . Upon requesting refund with interest as per clause in the agreement to sale, they refused to refund money citing reason that cordellia reality has no money to pay. I am running from pillar to post but they are absconding. They are not replying my mails, msgs and even legal notices sent by lawyer is not accepted and returned due to office in Goregoan west mumbai also found closed down. Like me there are 100 of investers whose hard earned money was duped likethis. I am taking legal advice to get my money back. I have all documents like sale deed, lease and liecence agreement under special scheme, bank statements for money transfer.

Don't invest in this project. This is total fraud.

Be aware of all other projects of this company and its directors. They just collect money from investors on fradulant scheme and dont do construction nor refund money. I am waiting for justice since last 11 years.

This company called India Sotheby's International Reality is complete messed-up and they don't even value the time of customers. They are selfish and do not intend to grow their business in the correct way.

Let me share my experience.

I was very much interested in their property in Thailand(Phuket) and I showed my interest via Instagram page. The very next day I was contacted by their Sales Executive(Mr Rushikesh Awate)

Further he said he couldn't explain over the phone and sent me an email. After referring the email I further showed interest and informed the executive to come and see me. He promised me that he will arrange a stay for me and my wife in Phuket if I wanted to see the property. Since I was interested in this property I booked my air tickets for Phuket for the next month(August) with this confirmation from the company. Rushikesh further informed me that he would come for the meeting along with his Manager(Senior). I kept on following up every alternate day, however the executive did not reach Vasai for the meeting. After two weeks of followup I got frustrated and contacted the sales Executive(Rushikesh) where he informed me that he was ready to come, however the manager didn't give him time for this appointment. I insisted on talking to the manager and I received a call from the manager in few hours. Mr Arun Chaddha

Interesting introduced himself as a Head(don't know which head).

His approach was bad, Mr Chaddha was really rude in the entire conversation he had with me. Moreover, the first statement he made was "We cannot come to Vasai for a meeting". Further he said "If you want to invest you decide over the phone, but there won't be a one to one meeting"

I was shocked and surprised, a senior talking like this. When I asked him, How can I decide just over the phone whether to invest 1 crore in any property? But he did not want to revert on that and was adamant on his statement of not travelling.

Moreover, I asked for a confirmation of the Hotel stay they offered, but now they not even talking about it.

I booked my air tickets because of their confirmations and now I will have to bear the loss of the tickets, due to this horrible company and their Seniors who work here are even more unprofessional.

Mr Arun Chhadha I was to tell you one thing.

"There is lot of money in Vasai and please do not even think yourself superior to us in any way, you need to respect people and their time"

I think its worse for us .yet it not comfortable for us.

I hope its improve in future .I am an occupant of puranik city at thane created by puranik developers pv.ltd.they for the most part brag about there arrangements and nature of pads they offer however just as of late I discovered real disadvantages viz 1.they utilize low quality gypsum for mortar on dividers i.e.

Its a wide range of individuals in this business and some more terrible than the other.I had booked a level at Coral Building, Bay Vista, Village Varsoli, Taluka Alibag. Understanding available to be purchased was marked on 2008 and the date of ownership as specified in the assention was 2010.so its not happy for us yet.

Hey, everybody, I would like to write here and inform you about the fraudulent practices used by Disha Direct in case any of you fall prey just like me. I had booked a flat at Coral Building, Bay Vista, Village Varsoli, Taluka Alibag. Agreement for Sale was signed on 5/9/2009 and the date of possession as mentioned in the agreement was 3/9/2011.

However, till date, more than 2 years after the due date as mentioned in the agreement, the building is still incomplete, the club house work has just started and swimming pool construction is now where in sight.  Please do not do any further business with them in future. This is to share my experience of buying a home in Thane. While searching for a home in Thane, I came across Deepak M who runs a real estate broking firm Shri Sai Property Consultant having a website https://sspc.in.

At the outset, this person appears to be a very good marketing person and shows off various testimonials (doubt the authenticity though!). I must admit that he tries hard to understand your requirements and is a glib talker.

But while doing a deal, I experienced that he is partial and biased towards the seller. That resulted him being a dishonest and unprofessional person from my point of view as he was supposed to earn a brokerage from my side as well on the deal.

Once I caught him red-handed, he tried to gave lame excuses about his wrong-doings.

I am sharing this experience knowing that there may be others who might approach him while searching a home as I did, but want to save them from the mental agony and sleepless nights caused by trusting this crooked person for buying a home using hard-earned money.

After all it is the silence of the good people in society that is more dangerous than the actions of the bad people. I chose to be vocal.

An organisation which boast itself to be an ISO 9000:2001 organisation, has little feedback mechanism. We called more than 20 times and emailed 2-3 times for a property inquiry, but each time they took a note of the number and there was no response. Finally after much persuasion, a wrong mobile number was given to get in touch with the sales head MR RAHUL PODDAR.

A total disgusting experience.

Will never recommend people to put money in a group which has such little office support to reply!

The staff are too adamant and when a group has such approach towards an investor, I m sure they will fall flat in near future for sure.

You are most likely to come across this developer if you are staying in Mumbai or Pune.

My word of caution is that don't even consider their adv forget visitng their office. They don't have any property in their name, they would just show you someone land and tell you that it belongs to them.

When you ask for documents they may produce you with fake ones, they would make a agreement with you on stamp paper of Rs100 and take advance amount from you.

Now actual game starts they give all the possible ascusses that you can think over and delay the further things. Finally you would get frusted as you have spent more that 6 months on this and ask for refund.

They also do a scam in the land area, they will sell you 4 acers of land but in actual its only 2 acers.

Now again all posssible acusses round starts. On top of that he belongs to a political party(MNS- Raj Thakre)and would always boost on that so that you are pressurised.

So word of CAUTION ignore the advertisement if you read in any news paper.

There are all sorts of people in this business and some worse than the other. While some brokers atleast treat you as human beings others are just interested in extracting their pound of flesh. Salaried people often are worried about taking homes on rent because they come across owners who might ask them to vacate the home in 30 days.
