My wife and I decided to settle in Bangalore since our only child is all set in the US. Our only condition was to buy an independent villa in Sarjapur Road, which is the prime location, close to Electronic city, Marathahhi, and other such commercial areas of the city. One of my relatives had bought a 4 BHK villa near Sarjapur Road by KRK ventures, a few months back. I was impressed by the property and the amenities. I contacted the team to find out if they have independent villa projects in Sarjapur Road, Bangalore, and to my surprise they did. I booked a visit and finalized the deal.

It’s been 7 years now, and we are very happy here. I can’t deny that it was a great deal and one of the best decisions I have made in terms of investments. It has a sustainable commune with excellent design and architecture. It has all the amenities to live in luxury and relax. Everything is as promised, and the team is dedicated to providing the best to its customers. Even after buying the house, the staff was in my touch to serve better. I am looking forward to purchasing another property or villa near Ecospace by KRK Ventures only. I would highly recommend everyone who is looking for a villa for sale in Sarjapur Road to connect with KRK Ventures.

With many startups and upcoming companies in Bangalore, it is no doubt that Bangalore is called the IT capital of our country.Also, having a pleasant climate is a key factor that attracts people coming into Bangalore. There are many luxury apartments with many facilities in close proximity to IT parks which makes Bangalore a natural choice for the people to invest in real estate.There are many projects in Bangalore in prime localities and luxury amenities.

I am actively looking for 2bhk apartment in around Sarjapur area and visited few projects yesterday after getting recommendations from my colleagues of new upcoming projects.

I honestly liked 2 projects from 2 different builders but the one which I am mostly considering is Flamenco by Sowparnika Sowparnika builders and the reason for it is its competitive price. The budget is well suiting my planning and almost all my requirements are met by the benefits given by this project in terms of location & pricing mostly.

But having said that I still have to consider the completion period as I preferably want to shift by mid or at most end of 2021.

I am still open for more suggestions for Sarjapur area apartments.

Kindly suggest.

SAIRENIIT Group located at hsr layout. They are good builders and performs well. They have four project locations. They are very much experience in plotting and very good builder. They value your money. Your investments made and spent wisely by them. They have a lot experience in building plots.

Visited and Observed Below:



  1. This Can Not be BBMP A katha until you verified with your Lawyers(Worth checking with 2 to 3 Lawyers must)



  2. No sewage plan at all. You do not see chambers there or even pipes lay in.



  3. The main road to lay out is under High Tension wire and please ask for approval docs whether they have approved with Electricity Board.



  4. There are small stone quarries back to lay out. I went and asked those quarry people, they said, it will be continued.



  5. Back side of layout there are Big Dry waste separation people and you find lots of wastage load.



  6. Per layout plan, other side of layout should be open however it's Closed, there is village road and Electrical pole exists.



  7. Neighbor sides of layout, you find compounds and you could see, they have written some case No and all(this you have to check twice) as around this area may be in litigation.



  8. It's worth taking contacts of who already brought the plots.

Mahaveer group developed Mahaveer oaks with much pomp and show about a decade ago with tall promises and fake claims of potential for appreciation.

Now, the developers least care for protecting the interests of the investors who trusted the developers blind foldedly; the Mahaveer oaks has good access road from main road; it is a den of antisocials; no maintenance by developers;

No doubt surrounding layouts attract investors, because those developers care for development;

It is sad that Mahaveer group as developer is not very reliable; Investors should be careful to avoid the Mahaveer Group's honey traps, in their own interests

Hi,

Please let you all know that this review is regarding the location of the property rather than vmaks construction. or builder.

Recently I have bought a flat with vmaks builder impressed with its serene and calm environement. My happiness was shortlived as a makeshift masjid has come in this area which has put 4 large speakers towards Vmaks heights. They are preaching ajaan at the loudest possible volume 5 times a day from morning till night making our life hell. I know that builder cannot be held responsible for this, however suggesting others to find property elsewhere as this locality is not good

We have booked a flat in pre-launch project of provident park square by paying 1 lac rupees. However we have withdrawn it before it’s launch date( as per the executive has directed) initially sales person Srikanth Manjunath has told us that we will get our 1 lac as refund if we withdraw it before the project launch. We did as they said and on 27th of March we have emailed the sales person about our cancellation but there was no reply even after couple of days. I have called up Gowtham H K who is the manager of Srikanth and he promised me that the cheque will be dispersed before 10th April. Even that date passed and I sent a follow up email which is of no use and Provident team doesn’t even responded on that. Some how I got the FB link of Anand NArayanan who is the head of sales & marketing and CRM of Provident, and I wrote to him but he is also the same, he did not responded to me. Till now I am following up with those guys to get my amount back.

I WOULD NOT RECOMMEND PROVIDENT HOUSING AT ALL. TOP TO BOTTOM ALL ARE CHEATERS

I am writing this review to caution flat buyers to be aware of this builder. The builder Mr. M Babu, Director of Ashwini Builders & Developers, is also the director of Ocean Builders & Developers is a big fraud. He has cheated many customers in Indiranagar, Domlur, JB nagar etc., Now he is here at Horamavu to cheat new buyers. His modus operandi is, he completes the skeleton structure and paints the building to attract buyers. After this he takes 95% of the amount and then does not complete the project. I understand he also sells the same apartment to 2 buyers. He has done 3-4 projects and all the projects were completed by the flat owners as the builder was absconding. He also has a 420 case filed against him in Jeevan Bhimanagar Police Station & in Chittoor, so please enquire here before paying him. Do not fall for his sweet words and false committement. Beware!

Real Estate Building Construction company is expense more time in the market and developed many buildings. This company had sell many apartments. I want to buy a apartment then I went to there office for a good deal. They have many apartment designs and materials. I like design and final for made. I also give a bank check and they said this apartment will ready in next year. I comeback after one year but apartment was not ready because worker is very less. They said to me that I need two month time for complete this project, but they was not any value of word so I disappointed and cancel my agreement with this company.

This company's employ is not more but very clever and all employ was try to convene for this deal. This company's agreement is very lengthy and so confusing and taken more time to read it. If you want to cancel agreement then you face many problems and taken more time.

When purchasing a property from a builder, be careful of one thing. In Karnataka, the registered sale deed is apparently required to include who has drafted the sale deed. Maybe the case with other states also. A builder will never sign on something drafted by the purchaser. The PURCHASER HAS TO sign on the document given by the builder's legal department.

Yet, the builders put the purchaser's name as the person who has drafted the sale deed. And they fool you into signing on that page because their employee at the registrar's office holds the page for you to sign, in such a way, that you cannot read on the top, what you are signing on at the bottom.

Be careful. If you sign on this, not only will you lose all your privileges as a weaker party under the law, you will also be accountable under the law for any land or other illegal acts the builder may have done with respect to your property, such as faking approvals, calculation of registration fee and stamp duty, calculation of property tax and the respective classifications, etc.

Once you sign on this, the only recourse that you have is to hope that whenever something goes wrong, is to be able to get all the registered sale deeds of your neighbors and show that all of them are identical. Even this may not get you through, because the builder can always take the position that they all got together and prepared a common draft for themselves. The best thing you can do after signing it, is to cancel the signature and get a counter signature from the builder's lawyer on the spot attesting your cancelled signature, but that is if he agrees to oblige you, which he will not!

Hi I was about to finalize this apartment building  Nakshatra nestilo, what I got to know is their was some legal issues on this land and even now the landowner has issues with the builder and may be he can still put the construction on hold, that is the trend in Bangalore, also the builder has done a row house near aecs layout nakshatra villa they have very nasty reviews I just did  google search on nakshatra villa aecs layout review.  like this on the mybadsite

We bought this villa in 2013 at 1.5+ Cr, today in 2016 after having paid 30 - 35 lakhs as home loan, having forced to live in a half complete project without any attention to maintenance and getting frustrated each day, you are still selling your villas for 1.6 Cr. Don't you understand what have you done to our hard-earned money, do you even understand these things? Biggest blunder we did was to trust you and do the registration, now as the landowners share of 24 villas is an under issue and you will not help us resolve we know that. you are now interested only in the nakshatra nestilo near form value mall, I request if any one is planning of buying that please do come and see what he has delivered at Nakshatra Villa before you buy.

Can someone help me more on this builder and project is it worth the risk? I please advice.

I would like you to update you to be very careful with Sri Krishna Constructions(India) Ltd.  Website: https://skcipl.in.

Recently they also managed to get ltd. Tag to loot more people. This company is managed by one Mr. Kailash Dubal, no. 1 fraudsters in nature. They do layout around Bangalore. Initially they will decorate it to attract investors and customers. Sell it in high price showing good development but leave it underdeveloped and without proper sanctions.

I am an am part of residential association of Spring garden, a BMRDA approved layout developed by them close to 10 years ago without:



  1. Release of last 40% still pending.



  2. None developed roads, STP etc.



  3. No original plans given back to society yet. All held by them to blackmail us not to raise voice.





Above all now we came to know one survey no. was under litigation when they sold only, but they gave fake documents to show all clear.

Never buy from them or invest in them.

Hi folks

Its very happy I bought 2 bhk flat in Vmaks Builders Project name heights in electronicity phase2, when I bought, I thought why I wasted my money investing in heights project, construction status was slow, I was really depressed, now iam happy to say structure and elevation came up very nicely and I got good appreciation too.

Staff were treating us nicely with sophisticated knowledge, one guy ranjith was dedicated sales person was very friendly and explained full details about the project.
