Prisha Properties, Bangalore

The builder has not provided OC and Corpus Fund for last 4 years.

They don't bother to respond to the customers and least bothered about hard earned money invested by people.

We are not receiving any response from their management and they are not providing any status on providing OC and returning back the Corpus.

We purchased a 60x40 site at their Golden Valley Project(Phase 1), Bangalore(560060) about 3 years ago. Their sales reps and management has been phenomenal during pre-sales, sales and documentation. But the moment the sales was does, they turned into the most unethical, rude and non-responsive individuals/company! Here are some of the issues we faced with the in the course of past 3 years(Yes, 3 years! Believe it or not. we are still having issues!):

1. 
   60x40 Site sold to us at premium rate(park facing) in the year 2013. Total payment was released to them at the point of sales. In the year 2014 we noticed that the site was no longer a park facing property and in addition to that the parks planned on one side was a huge wall & the other side had been replaced with a sewage(project plan attached for reference). When we confronted them for this, they started avoiding our calls, sent us to 10s of people to talk to with no resolution. After numerous follow-ups via call, email & walk-ins at their office & site, after 2.5 years they agreed to return our money(without any interest on the amount for the 2 years that they wrongly held it)
   



2. 
   A huge electric junction box has been placed at the centre of the entrance of our property(image attached), which we were not informed about during sales. I’ve been in talks with them to move this to the opposite side of the property as it is vacant that has not been done yet, nor have they responded to us on this point
   



3. 
   Club house was promised to be completed by the end of 2013. Unfortunately, it is STILL not completed, they are using it as a makeshift sales office
   



4. 
   During sales we were informed that they will be no hidden cost involved but they have taken more than one lakh towards charges that are ideally to be borne by the builder(including bribes to BDA, BBMP officials. appropriately known as “facilitation charges). Getting the Katha was the biggest nightmare, which was done only in the year 2016
   



5. 
   2 years of maintenance was taken in advance at the point of sales(2012-13) but they starting using this up in 2015 even though the property was not developed as agreed(clubhouse & basic facilities not completed). Roads were done but conveniently it’s been used to transport their trucks to develop Phase 2. Not sure how it will be by the time we move it
   

I’ve spoken to quite a lot of their customers at this project and other(Golden Gate, Yeshwanthpur – lived there for 1 year. don’t get me started on the issues there!) and my advice to you would be to, not purchase any properties from them or any of their sister concerns(they have many of these).

At first, I was also very skeptical about the reviews here, as buying a property is not a small investment. I like some of their projects like in Thannisandra Road, Nagavara etc., but I remain neutral for sometime as I was also influenced by this reviews. But then I visited again Prisha Properties, Bhuvana Greens project in silk board which is perfectly matched to my requirements and budget as well.

Moreover, I cross checked all their documents, legal and found out that they are the builder. And about the quality of construction, they are more concerned about the quality than me, still then I checked with one of my engineer friend and I am happy with it.

My big appreciation to the team for their service. And loan team who help me in sanctioning my loan.

I do accept that this is a complaint forum but I am posting this because there are so many people checking this reviews like me and get confused and without having any kind of experience they will drop their decision even though they like it.

They are a cheat company, , they never complete their common area developments... they may complete your apartment work but rest everything they leave incomplete, , , horrible ppl, , they sounds very professional but actually they are not professional... they left many projects incomplete...

I need not explain why these ppl have started floating their sister concerns just because they just want to wash their hands from all their incomplete projects... Golden blossom is the best example of their all cheating.. please do visit and see things there..

I have Booked a Flat In Bhuvana Greens Project of Prisha Properties.Till date, the overall response is satisfactory with the whole team.There floor plans seems impressive with lot of open area.With their design aspect the project is IGBC Certified and LEED Certified which give more scope of ventilation and 0.5% discount in loan with SBI.

Moreover at initial stages even I was confused with the reviews which was floated.One of my cousin has Booked in Golden Gate Properties were satisfied with their project the reference made me to Book in Prisha Properties.With all respect for further reviews I will keep Updating.

There are lot of reviews on Golden gate properties in the forum, hence I dont need to stretch on the same things. Golden Gate Properties have floated another company by name Prisha Properties and have launched two projects under the new company name.

Why would a company in the same business open another company in the same business in different name? Please read reviews on Golden Gate Properties before investing in any Prisha Properties projects.

I like Prisha Properties. Is actually very calm and peaceful getaway for weekends after offices and so green like they advertise. Maybe it is nice for elderly people also? They will feel quiet with no noises, and construction work noises is also not there now.

Birds come and nowadays in cities you cannot see so many birds, so it is really clean and green.  So lawns and gardens are outside all the homes and there are children friendly areas all around, so no need for going out far to park.

This is so conveniently located. I am very excited about living here. Safe area, helpful staff, quick deals. There have been some bad reviews, I don't know why. It is so close to nature and so beautiful that I cannot imagine how somebody will not like it.

Affordable too. For the same price, there are many inferior developers around, especially since Bangalore has become the spawning ground for property developers. Prisha is a breath of fresh air, literally.

I’m absolutely over the moon that I booked a flat at Hanging Gardens. This is one of Prisha’s Bangalore properties and promises so many luxurious and eco-friendly features on-site. Besides, the property also promise 100% rainwater harvesting and better air-quality!

To begin with, each of these developments from Prisha Properties incorporated at least 50% eco-friendly construction materials. What’s more, every one of these apartments for sale in Bangalore, as well as plots for Bangalore Villas provided for better air-quality. Prisha achieves this with their new and improved ventilation system, which blows fresh air into every living space, regularly.

This was definitely heartening to know. I have developed several allergies due to the excessive dust and pollution, and it was great that I wouldn’t have to suffer these in my own sanctuary. Besides, every Prisha home endeavors to use natural resources as meagerly as possible. So much so that measures are to put in place to ensure that resources such as water, electricity and gas are used efficiently.
