Rooms are two small

When we suddenly throw a bucket of water inside the bathroom, it will come out of bathroom

This company is very old and very stable company far better than any other real-estate companies in hyd. don't believe in these reviews mostly are from the competitors, you can blindly invest in their ventures as their future planning was very nice you can see their previous ventures all are in very well developed areas now as every one want their property to grow in few years, pricing is also very reasonable unlike you buy for 4 crores and after 1 year the price comes down to 3 crores make your decision wisely

I lived in Manjeera Diamond Towers for 2 years from 2015 and it was pathetic. Lot many problems were there -



  1. Full backup was not available in all the flats.



  2. Security was very very bad.



  3. Locality was hell. I saw moms fight there, people are shouting on each other. I just heard from a friend who is still living there that some body send "gundas" to other's home and security allowed it.



  4. There was big electricity bill which was pending which I do not know whether settled or not.



  5. No maintenance of club house. TT tables are worst. Net on those were done but nobody take care of that.



  6. Swimming pool is not bad not good too. It is just okay.



  7. Construction quality is really bad. I took a new flat on rent and with in six months lots of moisture was on the wall.



  8. One of my neighbor's water pipe was broken within a year of possession. These news are still coming from that society.



  9. You will hear loud noises on Friday / Saturday. Basically people are used to shout after drinking. I guess those are bachelors.



  10. Location: Bad, nothing is near by(except Citizen hospital) and slowly density is also increasing so there will be lots of traffic and my friend is still facing it.



  11. Not many and good options on Swiggy even so either you have to drive 10 -12 KMs for food or be ready to cook on your own.



  12. All in all please do not take flat there. If you still want to take it then I can tell what you should give more than that is just waste -





a. 3 BHK(1700+) <= 65 L.

b. 3 BHK(1500+) <= 50 - 55 L.

c. 2 BHK(1200) <= 40 L.

I understand these prices look very low but people there have purchased it in a very lower price than this and these flats, society and locality do not deserve more than that.

I am staying in Manjeera Diamond from last 4 years. I do agree initially there was lot of problems, but after the society is handover to the welfare association, it have changed dramatically to the positive side. We have badminton court, 2 swimming pool and proper gym. People are very friendly and come together to celebrate all the festival. I have taken one more flat in this colony and things are very good now.

They are the worst builder in our area. Till date the society is fighting for the completion of lots work pending. They are not showing any interest to pay the corpus fund back to society. The quality of construction is not good. There is always some kind of leakage in the basement. They are very slow in completing any work. I will never recommend anyone to book a flat in any apartment constructed by this builder.

This group build very smart constructions and they build city beauty also they build malls also they are totally awesome and customer service also very good this is the no 1 group in construction field they have extraordinary skills and they fulfill all needs of customers and they build luxury apartments and malls they develop city status also manjeera group have a benchmark in market this company have good fame in market and they maintain good quality there is no chance to say any negatives for this group

I have seen a lot of their project works and I have never been more dissatisfied. The buildings are not at all attractive.

Their customer satisfaction ration is also very low as I have seen many people complaint about them and and are still under some issues even after 1 year of completion of work. Very bad customer service.

Staff members are obviously not good as people are still in disputes with this company. They atop caring after the work has been completed and do not care if the work done is good or bad.

Current management has spoiled 30 years Manjeera brand image with the way they have cheated buyers of Manjeera Diamond towers. Now no one should trust the brand in Bangalore or AP Vijayawada. If they really bother they can make MDT better and regain the faith. I am sure Manjeera construction will be luring customers in Vijayawada and Bangalore too.

If they really bother they should first do justice to Manjeera Diamond towers Hyderabad buyers happy fulfilling what was promised and giving a quality construction of flats, amenities and gated society. I hope Manjeera Management will read this and take steps. You can visit Manjeera diamond tower before buying any property anywhere in India from Manjeera Group.

I purchased property in Manjeera Diamond towers(MDT)recently and its turning out to be a very bad decision. And I will outline why I feel so:



  • The society has been formed and the builder is refusing to transfer the Corpus fund to the society. They are not even willing to talk about it. This itself is a big blow



  • Since the day I moved in(and it has been 3 months now) there have been very regular and awful powercuts. This has worsened now. Apparently the power systems that are to built into the society are not sufficient. Now with the occupancy in the society increasing, the electricity load has multiplied. the current power systems and cables are unable to handle it. So every night, when people start switching on their ACs, somewhere a fuse blows off and the power is not restored until the next morning. People in the Phase-II of MDT, have been sleeping many many nights this summer without fans!  With the rains the problem is worse. Power company cuts power as a precautionary measure; after the winds subside power gets restored in the rest of the world, except MDT. Because the fuse has blown off again, there goes one more night. Its a nightmare!





-  The maintenance contracts have been awarded to ATC, which is basically the same company as MDT. This is basically an earning engine for Manjeera builder,  in return of which they dont do enough.  The security verification in the society has been stopped by ATC(probably as a means to get even with the people who purchased property in MDT). Its concerning that anyone can just walk-in  into the so called'gated community'



  • The swimming pools are now pools of Algae; its a positively revolting site and a testimony to the level of maintenance provided by ATC for the exuberant maintenance charges.



  • the list is endless, I feel I was better off living on rent and moving to the next new society, before it goes to the dogs

My friends live in hyderabad he told me he is taking a new flat at manjeera constructions.but in the present day kingdom its far neither livable nor lease able as its miles literally a tcs hostel.

As in keeping with control segment 1 is ready for ownership but how can I make my family stay at a palce with all tcs nuisance dirty grafiti and no other households round?.the pool is small on top of the club house and it is not well maintained.there is no security in this place.

Don't fall to this one once after you going though the thorough checkup in the maket then you decide where you have to invest for your dream house.

This project was sold to us with lot of promises and all of them are falling apart.



  1. There's no water - Manjeera has taken money for amenities but most of them are yet to be received. No Manjeera connection



  2. Plagued with Water issues



  3. Worst kind of maintenance - ATC



  4. project is 8 years old and still going on - no sign of completion



  5. Car parking areas infested by snakes and  your cars are totally unsafe - with scratches/ thing getting stolen- nill security





Wish I had bought something in some other project which has a better reputation.

I feel cheated.hope you don't get so.

As it started the construction of building long time back it is not completed in full swing and they also exceeded the deadline given to the costumers.

The design and the outlook of the building is not up to the standards as it is not the way they are promised to construct.

The management is not at all taking any responsibility in clearing the issues and concerns of the flat owners.

Outcome is almost a disappointed one if the same cost is provided to any builder he would have done  a great job.

Don't fall to this one once after you going through the thorough checkup in the market then you decide where you have to invest for your dream house.

I am a tenant here . moved in March 2016 . unhappy since the day I moved in .

No wonder the flats are vacant here for long time as no one wants to be here. I recently moved from Bangalore to HYD and needed a place badly so took it . this place is a 1KM inside, no lights on roads, completely isolated. no restaurants, no shops other than grocery store .

Iissues with management: The bathroom repair work had to be done which was pending since 3 months, I moved in as owner said it will be done in a week and the maintenance guys also agreed on the same, once I am in they stopped responding to my calls. when I visited them personally they  behaved rudely spoke very arrogantly.

They don't provide water on daily basis, we need to call them and literally beg for drinking water . if they feel pity they will come in 2-3 days. When approached Venkat from maintenance he says if water was not deliverd how come you managed for 3 days? . very unprofessional behaviour . instead of correcting his subordinates mistake he started cross questioning me as If I am at fault.

There was no water for one whole day and when approached Venkat his response was "the society people /association have told me to turn off the water for 1-4 o clock.  so we did it.

there is no 247 water facility here, there is no piped gas. construction quality is very bad., walls are cracked. place stinks and top floor are like staying in oven.

we pay 2-3k as maintenance and get 0 benefit / service in return. Swimming pool and gym, snooker table etc all are charged separately. This was not mentioned before.(owners fault also)

I am a tenant in phase 1 building of this project since april 2015. I only have negative to say about this place. I do not recommend anyone to rent or buy this place. These are the reasons:

1) maintenance here is outsourced to manjeeras sister concern ACT, and they dont do anything at all on time or with quality.

2) every amenity here has to be paid to use, nothing comes free even though you stay here and pay regular maintenance of nearly 3k. If you wantto use amenities you really have to dish out more thN 5k for a family of 4 per month.

3)the pool is small on top of the club house and it is not well maintained.

4)there is no security in this place, any one can barge in and ransack your house, the fencing is not complete and there is no electric wired fence though its provisioned.

5)there is always fight between residents and maintenance and mdt management, the latter is hopeless they dont respond.

6) plumbing is of substandard quality, you see leKage every where. They dont respond to your calls. Toilet drainage pipes are broken for weeks and basically excreta is there everywhere in the cellar. No one has come to fix that. This is a daily issue here. In fact in cellar you see water seepage everywhere.

7) there has been severe water shortage in summer, there is no manjeera water connection.

8)association is not strong, they are not able to take up the problems to higher levels effectively.

9)lot of work is unfinshed, no proper landscaping.

11) piped gas connection though provisoned is not implemented it, but the pipes and joints are all rusted but they are going to usethe same. Some residents have objected to that.

12) power backup is very costly 22/unit.

I am attaching photos of cellar wherethe drainage pipes are in broken state for days.

I liked the flat and concept and everything. It was delayed but then it happens with projects

now its almost four months, since it was a new project, We had to fix a lot of issues

leakage.switches were mismatched. Had requested for three pins for fridge in kitchen but we had it in our dining area. got it fixed after moving in.

No cable for TV.when asked they said you had asked to change the TV direction which was not informed and later had to pay and get it done,

Now major issue is Seepage on almost every wall.and worst is poor quality wood used for door beams.we even get mushrooms on the inner side of the door beams which looked perfect when new. I was dreaming of villas. but now I am sure it wont be manjeera.

I am sure many arent facing any issues. but there are many who have the same problems which I am facing.

I had a very good experience with sales and finance team specially Mr. Silverster  and Mr. Sunil. But their CRM team is highly careless and blunt too.

Infact a guy in CRM accepted that quality issues will be there in construction field. They take such serious issue so lightly(may be its very common for them). Buying flat with Manjeera was the biggest mistake till date.

We booked one flat in 2010, agreed the project execution/completion is delayed but now last week when my parents went and saw the progress they were happy. We took one more flat. the price is also increasing from the time we purchased.

It is one of the professionally managed  companies in Hyderabad. Other builders are horrible to deal with. When the project is completed with all amenities then many people cannot afford buying it. All the wrong information given by some people in MouthShut is because they feel jealous of the construction happening and the overall progress of having gated colony in 11 acres.

There is not even a single company who delivered the project on time including DFL or any other builder in NCR, region. Delay in Hyderabad is because of many reasons. Some are management issues and some are unavoidable circumstances.

Overall we are happy with MDT and would recommend anyone to invest in this professionally managed company.

I had invested in MDT 5 yrs back. Till now the apt is not completed and there is huge difference in the demo and the completed one.

There is no NOC and municipality clearance. I wonder how the other people got good returns. I think those self attested reviews are by Manjeera.

The associates Sunil, Ramu do not answer the phone calls made by the customers for any confirmation. They don't have one process.

I feel it is better to go to other company or private builder than to invest in Manjeera.

We purchased the flat on october 2009 and was promised to be delivered by oct 2011 .We took the flat seeing the model flats on the display. The sales man said that the same fittings and finishings will be provided to us as well.At that time Phase 1 was almost completed on based on that I went ahead and purchased

my first flat with my hard earned money.

This is what it happened as of April 2013.



  1. The flat is still not completed.Still construction is going on 9th and 10th floors.



  2. The fittings shown in display are completely differant that shown at the time of purchased.When asked they mention in the sale deed that JAGUAR or Similar will be fitted. So Similar can be anything and they fitted with quality below jaguar.



  3. During the payments the instllments will be based on flat completion and it doesnt include amenities construction progress. So in this case by the time you complete the construction of the house you need to pay the full amount. They will never update you the status of the amenities.





Also whatever amenities displayed in the websites will not be included in the sale deed document.So don't be fantacised by the amenities provided by the builder.



  1. When we took the apartment there were around 1200 flats and we were suppose to share the amenities among us. Now more and more apartments are coming up and we are still sharing the same amenities. This way the builder is getting benefitted and the apartment is now a concrete jungle.



  2. They are supposed to be 70% free space now we see only space to walk.





Please consider all the above points before buying the apartment. The above apartment issues were from MANJEERA DIAMOND TOWERS, GOPANPALLY
