If you are coming as tenant, please read this. This is apartment is well equipped with lot of open house, club house , bowling alley , nice warm water swimming pools, etc..we are living in this apartment from around 4 years now and absolutely no complaints because of the enviTestingronyent and accessibility to metro, hospital and good restaurants. So very good apartment in terms of facilities and accessibility. When we came to this apartment, our maintenance was around 5-6k and it was handled by private company but from last couple of years the maintenance comes around 7-9k per month. So if you planning to come as tenant here is aberaav monthly cost. Rent - average 30k , maintenance 8k, if you have 2 cars- proposed monthly charge is 3.5k for covered, and there is proposal for additional 2 wheeler costing around 1k. Moving in charges 5k non refundable and moving out again 5k no matter whether u are moving to next house in your apartment. So it will easily cost around 40k per month including maintenance. Tenant has no right on any decisions, whatever owner association decides here is final no matter how it's impacting the tenant. Owners here feel that tenants right should be limited or else it will create unhealthy enviTestingronyent. If you are ready to aishwaryasingh23 40k per month and remain silent without questioning the decision then this is right place. And also if you expecting any visBrianbalakumaranr, they have to aishwaryasingh23 coz they are visiting Elita for parking charges.

Keppel's Elita Promenade project in Bangalore is an unmitigated disaster. In addition to delays in handover, shoddy construction, etc, the BIGGEST problem is that they have falsified several sale deeds in the complex. They do not own all of the land that they claim on the sale deed. Reselling an apartment is next to impossible as the sale deed suffers from major problems.

Their sale deeds pretty much contain a random number for the land area of the project and an individual buyers land share as no relationship with your flat size -- once again selling the apartment unit becomes impossible.

They have indefinitely delayed handover of apartments because they are unable to complete common areas. Customers have taken legal action for not completing the common areas as promised.

They are a world-class fraud builder -- please stay away.

After 18 months delay, and a million follow-ups, I got a bomb shell in the email asking me a penalty of 3.75 lakhs as late payment penalties.

It is the worst cheat I have ever had in my life!

Dont even think of talking to the marketing guys of Purvankara. they fall in your feet to sell the flat and make you lick their feet to get your house!

Builder no where close to answering these questions!

Delivery delayed by 18 months, no compensation has been paid for the delays.

After all these delays, Delivering house is not just the walls and the doors what about completion of the whole

project? According to the builder handover does not cover the fire exit, lift work, reception, park, swimming pool, car parking.

Unfair practices on the penalties 24% for receivables and 6% for payable.

Huge change in the costs of BWSSB, KPTCL which was shown lesser during the buy. Bowling alley was

projected as if it were a amenity. Later on came to know that this is as costly as the Leela palace for a game of bowling It was advertised as ‘World Class Luxury Apartment’, what is their meaning of world class. An enquiry to be done to compare an apartment in Singapore and Elita in Bangalore.

Actual house no where close to model flat (In fact, why did they demolish the model flat as early as

possible? The marketing material and the looks of the apartment is no where close to the actual building in

terms of gardens, lake side apartment, walking lawns, jogging track etc.

Different tiles for different rooms. Cheap granite broken stones in the Kitchen. Very Poor quality doors and fittings

Before you commit any of the projects, do take a closer look as mentioned at .Here is an Excerpt from the article:

With the KPDL (Keppel Puravankara Development Limited) already late in delivering the apartments (the promised delivery date was Dec 2007), the select few home owners who have been intimated of the handover (of the first 2 blocks) are facing various issues with the quality of the apartments.

The delivery of the remaining blocks are further delayed. Most of the home owners have been informed that the apartments would be delivered by Dec 2008 but, the people who have visited the site strongly feel that the project might not make it by the delivery date.

KPDL does promise international quality apartments in the advertisements and while the prospective buyers approach their sales team. However, according to a senior Keppel Land official, during a meeting with a few dissatisfied owners, the quality of the apartments would not be close to the ones of their solo projects in Singapore as this project is in India and the amount paid is in Indian Rupees and not Singapore Dollars.

The home owners who have already signed the contract (with or without reading the finer prints) are now at the mercy of KPDL now claim that they would go by the papers irrespective of what their sales people verbally committed while selling you the apartment. A couple of points that are now bothering the home owners which probably should have been caused a greater concern while signing the contract are:1. You would need to pay 24% interest if your payment is delayed.2. They have a 6 month grace period after the promised handover date only after which the owners would be paid a very nominal compensation. If any of the payments are delayed by the home owner, the owner would forfeit the compensation.

Why don't we guys take them to consumer court for delayed possession, inferior quality and other violations. I am sure atleast that will make them serious enough not to take us for a ride.

I can get you atleast ten members who are willing to support you in the consumer court. Otherwise let all 1500 members take this singapore company Keppel to international courts. I think we can pool in resources and hire an very good lawyers. So if there is a will, we can make this builder accountable and answerable to all of us. Also t=it is our fundamental right to receive water and that's why they have take so much money for giving water connection from Karnataka Govt.

Let's act now. I am sure a lot of others will join in once some of us get together. The members have created an site on MSN so we can take help from there also

Keppel Corporation of Singapore fame came to India to launch their maiden project Elita Promenade with Puravankara as a dummy partner. This project has been a sham right from the beginning though it promises "World class living spaces". Don't be mislead by their Singapore pedigree. Read on for just a few major glitches:



  1. Delays: The Flagship India Project Elita Promenade - Construction has been delayed by over 9 months, no explanation, no communication and so far no word on penalty compensation that even the heavily one sided contract prescribes. Project was to have been delivered in Dec 2007, until Aug 2008 the construction is not completed for even the first few blocks, so far there is no electricity, no water and on top of it no information to the buyers what so ever.



  2. Deviations: Karnataka government guidelines prescribes 6m x 3m of covered car park, Elita has openly violated these norms



  3. Customer Hostile: Couldnt care less attitude towards customers. Be ready to hear wods like " Indians will get only this standard, you are not in Singapore. ". Anyways, they dont respond to mails, zero transparency. Representations have been made at the highest level within Keppel Organization - both at India & at Singapore. They have repeatedly denied to meet, in writing,  the Buyers representatives in groups.



  4. No long term thinking - ex. No borewells in any of their projects,



  5. Pathetic value for money - there are lot of Indian promoters who provide much better value for money. So dont just be mislead by the Singapore Brand name like me.



  6. Completely ignore local conditions and interpret the agreement in the most convenient way. Esp give an excuse that their international stature will not allow such things(ex. we dont provide Bore wells, Digital TV - we didnt promise in contract, etc. etc.). Turn the tables again completely when you ask for International standards(like Piped gas, Common garbage disposal - these will not work in India).





Never mind that quite a few local builders actually fare much better in many many of the above respects.



  1. Elita Keppel will not encourage any internal/external changes to the apartment. Pretext for external changes will be(even security related ones will be a big struggle - child unfriendly low balcony grills), you will not be even given options. Pretext for denying internal changes will be that, changes delay projects, never mind that they will skip deadlines anyway.



  2. Usurious Interest rates - Elita demands 24% penal interest rate even though they collect all money in advance. You will not get a penny for all the delays from their size.



  3. Centrally controlled from Singapore. Sleeping / dummy local partner Puravankara. Every decision is pointed back to Singapore. Local managers have no clue. The Singapore managers are not accessible





I was shocked to learn that they are launching Elita Horizon and that they are raising the bar on Internation Living, I am not sure whatever that means.

A word of advise to all prospective buyers of flats, never ever buy from Keppel. Don't buy Elita Horizon, unless you get bargain basement price. Even then,

a. PLEASE  READ THE CONTRACT! It will be heavily one sided by any standards, demand that all one sided terms be changed. Don't sign it if you are not comfortable. Have this reviewed by a lawyer.  They are not like any other Indian builder. They will hold the contract against you, every repeat EVERY term and clause. Walk away from it if they will not change the terms.

b. Be wary of every term in the agreement. Satisfy yourself with

c. Demand more details on the specifications.

 Size of apartment - be aware they sell on Super Built Up area not Carpet Area.



  • Size of Car Parking - have that spelt out



  • Water - backup options



  • Have the specifications of apartment spelt out - we have been hit badly due to lose interpretation of all terms when it comes to delivery(like Tiles quality, Common area, Lifts etc.)



  • Be wary of the penal interest rate terms



  • Be wary of the payment terms - it is standard practice anywhere in the world to link payment to delivery, not with Elita run by Keppel





Indian citizens should not be taken for a ride by a Singapore Company which claims "International Standards" with no basis. Unfortunately there is no law today to hold such companies accountable. Avoid KEPPEL in India at any cost! Save yourself sleepless nights for the rest of your life.

I won't recommend Elita Promenade(KPDL) to any of my close

friends/family. The sales guys lied to me about a lot of things that

the apartment would have. The model and the actual are distinctly

different and everything has some lame explanation:) Lies, lies, lies

and KPDL.

The post-sales service is HORRIBLE. I can't get into the details as it

brings back the headache I have been living with since I invested in

this property! Please do sign up to the user group to know all the

issues with this property before you invest in it.

The latest is that

they hired some Jane in Keppel's Bangalore office, who is equally

demeaning and looks down upon Indians and India. I wonder why such

people even bother to come here! They are certainly NOT welcome.

I can go on for hours about KPDL - but please join the elita

communities to details on all the current issues and customer service

before you invest your hard earned money on the so called

"Singaporeans".
