We were looking for a property to buy and checking for all builders available, mostly the big one.

Then we came to know about Daady from one of our friend who already had experience with Daady. We checked the property listed by the builder and also quality. Saw considerable difference between them and other big builder.

The quality is good along with Price. Support from Sales and all staff was very good while purchasing the Property. We purchased Daady's Elixir in Electronic City.

Even after purchhase, they were always there to help on any issue, concern for the customers.

May not be very high status name as Tier1 builder, but Good Builder too look for.

This is Narendra Jaishwal, I am basically from Bangalore. We have generally been happy with our build. Before choosing Daadys Builders  we looked at a number of big custom builders. Our primary objectives were to find a builder who can provide us a good design, delivered quality workmanship and provided good value for money. Secondary objectives included a process that had a hassle free finishes selection and a water and energy efficient design.

Rain Water harvesting initiative from Daadys Builders is very appealing. We are currently waiting for the construction to start and very pleased with all the services given by Daadys Builders

Daady’s welfare Association maintenance (DWAM)– Too Worst

1.They charges for vacant land, have you heard about this Rule in entire world? Even Government not kept such type of rule. But DWA is ready to charge you  for  vacant land.

   Here  No one is coming as tenant  neither  buying  plots  because  Daady’s builders & Daadys welfare Association creating trouble to  residents.( while buying  plot/villa daddy’s builder will create  problem .After bought the plot/villa  DWA will  create problem)
   



2. 
   After Paying Maintenance regularly, Whatever  service provide by DWA is too worst, only they know  how to  collect the money without any delay. After collecting money the service will be in the air.
   



3. 
   DWAM rule : They want maintenance in advance  for 3 months (for every quarter). If a  resident is a employed how he can manage his budgets, As  we know employer will never pay salary in  advance.. How these people are asking without any sense?  Who  ever  kept this rule, If you have enough Money  pay  maintenance for three years in advance also  no one will stop you and please don’t apply your  intelligence on  others.

   Do you know how these people are charging for Independent Villa ,
   

Exp:  the calculations is as shown below.

Plot Size: 1600 sqft = Rs 900/-

Built-up area: 1050 sqft

Plot Size: 1600 sqft = 1600 X 0.50 = Rs 800/-

Total Rs 1700/-

Here DWA is charging for both for plots as well as Built Up area.  It looks like DWA is  doing maintenance  Inside the  House like electrical  etc but you are wrong!!  DWA work  is only Outside the  Villa. Then why DWA people are charging for  both  plot as well as  built area? As we now it should be equal to everyone.

( If you  thought of  buying a villa at DWA, please think twice  because  you have  only two choices one is whether  you have to buy a small house  otherwise  these DWA is ready to attack you  by saying as  you  are  living   bungalow  you have to  pay   10, 000 &  it’s not totally  our wish where  we have to live.)  I think this is the new  way to collect the money?

   What ever  maintenance  given by residents,  DWA members are enjoying  all the facilities using it for there own purpose.

   DWA knows  that people who are living  at Daddy’s residents are almost s/w ‘s  and they don’t  have enough time.  DWA taken  advantage  of these,  they have started Association  and started collecting  money as  maintenance.
   



3. 
     It  will not be a surprise, In Future  DWA  can ask  maintenance  for “ as you are  walking  on daddy’s road you have  to pay  for that”.
   



4. 
   Instead of Daady’s welfare Association  they can  keep it as Daady’s Nuisance Association.  As they  are  creating Nuisance  to all residents because  every  two weeks they are going  to every resident and creating nuisance.
   



5. 
   Even uneducated  people  will maintain properly, here DWA is behaves like  gundas, for that  no one is prefer  here as  resident.

I own a villa in this layout for last 5 years. This is a layout which has 70% houses built unlike most layouts near Electronics City. It is a safe place to stay and connected to city very well. Metro Phase 2 has hebbagodi station planned.

Few points to note about the layout:

1.Security was a major issue. Now the association is formed and a strong security is put up.

2.There was no issue with water, electricity . So many transformers all around. Power goes off once in a while. Inverter is good enough. Row houses(daliya) and flats(olive) have their own genset backup.

   Low lying areas in the layout near the lake used to have flooding during rainy seasons. Association raised this issue to builder and Builder took care of it by constructing a drainage next to lake to collect the seepage from lake. Last year, it didn't flood.
   



2. 
   Roads are wide enough and lined with trees. It gives lots of greenery to layout. Patch work of roads are still done by builder even after 5 years. No retarring is done yet.

   Layout is next a nice lake. Unfortunately, there is no park or pathways on lakeshore to enjoy the lakeview. Lake provides nice breeze. Migratory birds like Pelicans are spotted during season. sun rise is very beautiful over the lake! check it out at btwn 6 - 6:45 am
   



4. 
   walkable from highway. Just 800 meters to main gate.
   



5. 
   No operational club house yet even after 5 years. Now, four storied club house building is almost complete which is supposed to have indoor badminton court, restaurant, gym etc. Swimming pool is also getting ready. Again, thanks to Association efforts to make these happen.
   



6. 
   No water problem so far. there are 3 borewells. Water is hard as usual. Need softener. Thanks to lakes, none of the borewells got dried so far.
   



7. 
   New apartments seem to be coming up in few vacant lands in and around the layout.
   



8. 
   Tennis court and park area are in bad shape due to no maintenance and construction of clubhouse next to them.
   



9. 
   Very affordable layout, would be one of the best once all amenities are started. Park area is pretty huge but is a corner. It was functional in the beginning( years back) and kids used to play daily. Now it is in bad shape due to construction of clubhouse and pool. Hope builder will take care of the once clubhouse is over.

    Nice crowd: Most residents are IT folks working in E.City / Outer ring road. There also many are scientists from Biocon and Doctors working in Narayana hrudyalaya staying here. Unlike many layouts in city, here people to people contact is more which give a good social environment. Most houses have owners staying. Rest are rented to families. Only couple of houses have bachelors. Cultural celebrations( on Onam, Diwali, Independence day etc) also happen in this layout which is unheard of in most layouts in city. Onam feast and cultural programs were attended by 400 - 500 people!

    Very near to hospitals: Vimayalaya hospital and Narayana Hrudyalaya near by

    Lots of school buses comes to the layout: buses from DPS East( 10 kms away), SFS( 1 km), Treamis, Ebenezer, one school in HSR

    very near to Fruit market to buy fruits at wholesale prices
    



15. 
    Place is very near to Neomall, the biggest shopping mall in Bangalore coming up just behind Hebbagodi. It is just 2 kms from layout across the highway.
    



16. 
    Hebbagodi will be a Metro train station in Phase 2( exp 2015 or so).

On't trust this Guy. Almost all the land are in the court dispute. Take my advise !!!try to save your energy, money, time not investing in Daadys .. even I have seen some legal notices ad's against daadys builder regarding daadys roost in paper they are doing Multiple sale agreement for Same plot ...

Beware of --- oops It's Daady's Builders!!!!

Tey are doing Rowdism in the name of maintenance ....

I would like to caution you against dealing with Daadys developers and builders. I recently bought a property from them and would like to share my experience.

Before making the decision to purchase, I had really nice experience with marketing professional. They were very responsive. Property was near completion and they promised to hand it over within a month. It took them more than 3 months to deliver. Since delay is common problem, I did not mind it. There were other problems which are more concerning:

1) Quality of work: After I got the possession on very first day, it rained heavily. From almost all walls, rain water started coming in the house. I had to leave for abroad same day. I tried to talk to their owner MD, but he never picked up the phone, never responded. I had to fight with their engineers and they came up with lame excuses.

2) I returned after 4 months to find the house in terrible condition. All walls were wet and paint was off at many places and it became unenviable. Again I tried to speak with MD, but he would never respond. After lot of hassle, they have fixed some of the problems.

In summary, First, I was not happy with quality of work and second, dealing with their staffs was nightmare. Only time MD responded when I told them to cancel the agreement, after that he would not care.
