Friends I am planning to purchase 30*40 land from CK Brad. They are telling it's 4th phase only 19 sites are they are developing earlier that land is kept for park now they have given request to bmrda for exchanging of plans.

They left some space next to that for park and park place they are developing as 19 sites. Can I proceed with this.Someone please help me with this pls.

I interacted with CK brad builder for sometime and only single comment I have "dishonest" builder.

I know them as CK Brad (or BAD) not sure before they were known as some other name, because some builder keep changing their name frequently to avoid tax or remove the past bad name.

First visit their website, visit project->executed page, see so many project they executed, most probably the more than well known good builder Prestige also haven't executed so many till now. First look it appeared to me that half Bangalore construction was done by them.

CK Infinity, CK Penninsula & CK classic is as of now real project from the virtual list, visited most of the places and none of them appeared to me as good for  investment or good for residential.

Now speak to sales person for sometime 30 mins you will understand how big big dialog they can through and how big liar they are!

I have seen many builder as of now, so my request to all the Bangalorean, whenever you wish to purchase any property from builder specially c/d grad builder, please speak to people & check review about them then if you like the project & select a site then while booking pay a post dated cheque for decent time which is enough to validate papers with good advocate.

After you are done with papers, go ahead clear the cheque but while doing sale agreement get the terms and condition checked by advocate again, add some clause if he suggests, don't let these kind of monkey kind of builder dance on you, because when you do sale agreement, your 25% min money is blocked.

If you are going for full payment then be more cautious, specially avoid C/D grade builder like CK Brad builder.

Lot of deviation in plan, phase 3 has land issues, not sure of phase 2. staff is not honest, and evasive.

Layout is planned well on paper, but deviates from approved plan of bmrda in execution. they allot a site and then register some other site giving reasons that make no sense, and they dont refund your money either.

One of things I notice is most of these sites around this area is all advertised as sold, but no one lives there, and quite a few industries there which are pollutants to the underground water.

Properties in these areas got bloated due to greedy developers who cheated gullible people by talking about "Satellite town ring road, peripheral ring road, airport connectivity, infosys campus" etc, but nothing has materialized. now infy has also dropped plans for a new campus. areas like chandapura and sarjapur will not see the same development as seen in Bangalore north.

The hype by developers is only to make money by talking about huge returns. however the reality of such layouts is no one stays there, our investment is useless, and the land rates have remained stagnant for last 5-7 years. what's the use of such an investment, which only makes such greedy developers rich who then one day will use bullying tactics to take away the land using goons because no one has moved in.

I suggest people due follow due diligence, get all the papers verified by a lawyer you trust.

Stay away from them!

We saw their venture ChandraKantha Infinity. This is a well laid out venture near on Jigini-Anekal main road. He almost sold everything. They bought a small piece of land adjacent to the existing layout made it, Phase 3. One of my friends booked by paying 25 thousands even before it got approval from BMRDA. It’s a 30x40 site. When final approval came from BMRDA, the plan was entirely different and the site he booked not in the approved plan. Instead all are 40x60 sites or big odd sites. When we opted for cancellation, Sales person always used to offer us big sites which we don’t want. Its prolonged for one year, after repeated request to refund the money and writing feedback on this site, he finally offered to refund money but not full amount only 20, 000/-. 5k is not returned since he thinks he suffered lost opportunity.
