I plan to buy a flat and when enquired heard a lot of issues with this property. Particularly maintenance team is arrogant with bad attitude. Heard they even stop the water supply and stop the electricity. How the maintenance person can touch the electricity. Not planning to buy flat here. Alsoeven when the flat is closed for long time they request for the maintenance fees which is not fair in my view.

The front gate security people are quite rude. One of them is clearly sitting in his chair keeping his legs on the table. That sort of rudeness! No need to explain further...right?

This happened when I recently visited ceedeeyes to check whether it is ok to buy any apartment there. At the entrance, I found so many security guards sitting idly but no one is interested to acknowledge the presence of a stranger. They are busily gossiping among themselves. If this is the sort of alertness, then there is no point having security at all. And one surprising fact is that all security guards except one were old - above 55 years. Looks like it is a retirement haven for aged security guards! So, when I enquired about marketing department, they told me to go further into the gated community but none cared to accompany me to the department!! Just letting a stranger walk through the guarded premises. I never come across this kind of situation at other gated communities!

This whole episode decimated my interest of buying an apartment in ceedeeyes.

I am staying in CDS for the past few years, No proper incharge who address the issues. The Services- Travel Desk, Shuttle, Green Trends, swimming pool, Gym is just existing for name sake. Services very expensive but very bad. Even if you complain, no one is there to address them. They have incharges who are dummies and know only to while away time and talk nonsense. Made a mistake getting a house here. Please dont come inside . Worse place to stay .

Recently I visited Ceedeeyes flats(Chennai Pattinam). Only problem is the location. It is located little interior. Otherwise all are fine in that township.

I am quite impressed and interested in 3 BHK Floor plan V(1840 sq.feet). I came to know that all Plan V flats are already booked or sold out.

Bought a ready to occupy 1600 Sq ft 3 BHK apartment at Chennai Pattinam. Carpet area is~ 1300 Sq ft - far more than what one gets in any apartment. Best price for the area you get. Corridors are wide and there is plenty of sunlight - again for better than most of the apartments that have dark and hospital-like corridors.

Ceedeeyes themselves do lifelong  maintenance. Therefore no need for associations - elections - in fighting, etc. Quite place with good amount of greenery. Functioning swimming pool, departmental store and maintenance office. Above all there is a spacious DAV school and if you want an uncrowded and peaceful school life for your child, Chennai Pattinam is the place.

Quite a few times,  my wife & myself were assured that we would be taken for a site visit. Each time they did not even remember their commitment! They do not give their director's phone number. And

Surprisingly, there is no site number, where they claim their executive director sits through the week. Why r the management so elusive? I hope the flats still open for sale. Even resale offers of New Flats are advertised,  at A DISCOUNT< TO the Co's Present Rates.

The directors should investigate this. Their office can be directed ti inform inquiries, that they should visit the site, on their own. Nothing wrong in it. Anyway, its their baby and they should know what is good for them.

A distinctly contrary experience in Chennai.

  • If you are buying house on loan in Ceedeeyes Chennai Pattinam. PLEASE DON'T BUY. House rent is only 2000 Rs. in that area. 2000 Rs. itself is very much. If you take a loan of 20 lac, you will pay 60 lac in return to bank, if interest is 10 percent and tenure is 20 yrs.



  • Just opposite to Chennai Pattinam Plot rate is 700 per square feet.



  • Please travel once in Chennai Pattinam road from Thiruporur to Guduvanchery, you will understand, why Chennai Pattinam won't develop by even after 20 yrs? If want to sell it, none will buy. This stretch from Thiruporur to Guduvanchery is 25 kms.



  • Is it safe for a girl to travel in the Chennai Pattinam road after 6. Try it one. Ask the girls who regularly travel to Saibaba college?



  • Why is Ceedeeyes is increasing and decreasing rates drastically? Think of it.



  • Where is area police station? Does anyone know?



  • Ceedeeyes was better option when Chennai Thunainagaram was planned. But Thunainagaram is cancelled there. Do you still think 2750 Rs is a good quote for this place? Ceedeeyes fixed 2000 Rs, when Thunainagaram was planned. Why rates were not decreased or revised when Thunainagaram was cancelled? Did any one see this place in satellite view of Google map?

I booked for a 1600 sq ft, 3 BR apartment at CeeDeeYes Chennai Pattinam recently under their ROI scheme in which you can lease the apt to them for 3 years, and get the entire amount of 16000/month upfront adjusted from the cost of the apartment (Rs.2400/sq ft).  (I understand they have closed this scheme now!)  The apartment is quite spacious (as you can expect from 1600 sq ft), has 3 bathrooms, 3 balconies, and piped gas connection; the price includes a reserved car park under stilts and all other costs including Registration.  CP is a self contained, gated township that is 8 km from Old Mahabalipuram Road, ~9 km from Thiruporur bus stand on OMR.  It is a ~12 minutes drive from OMR.

It is also connected to the GST Road on the other side, to Gudivanchery at ~14 km.  In the first phase about 1000 apartments are ready to occupy (I am told 900 or so are sold out), and in all, there will be ~2500 apartments when the project is completed.  CP has a 1 lakh sq ft DAV school, a shopping mall, ATM (swimming pool, concrete roads, security...).  A bank branch, clubhouse, 3-4 screen multiplex, etc. will come up in due course.  Already about 100 families have moved in.  It is just about 20 km from SIPCOT that will be an important part of 'New Chennai'.  I am sure in the next few years this will develop into a thriving township.  Ceedeeyes would maintain the place lifelong (for Rs.1.5/sq ft at present).

I understand there has been quite a bit of delay in construction and some early customers are aggrieved.  Delays are not uncommon in large Projects, and the good thing is that Ceedeeyes have completed the first phase and given possession whereas several other big projects in Chennai are yet to do so.

Overall, I believe this place is good, and recommend buyers to have a look at it.

They are giving delivery of 1st phase flats in Jan 2011. It has been divided into 2 phases now [1st phase-1380 houses]. Manager says the demand slipped due to recession now only it is starting again but very slowly.

Around 921 houses booked. Thiruporur road looks neat now [first 2 kms road is ok but not proper]. Guduvancherry road s#cks as usual. Went to site just last week during rains that supervisor ramachandran is a big time loser.he pitches in for the actual supervisor Selvaraj from time to time.this guy is harsh and mean, Selvaraj is better.

Staff Courtesy at their adayar office and that of the workers at site who take you to show your houses are great. As stated above that supervisor Ramachandran s#cks.don't deal with him.talk to Selvaraj always. Local bus services are increasing.saw 4 buses when I went last week to the site.also in that thiruporur road electicity / lighting can be seen.

So night time not much worry when coming this side pending takes include gas connection by bharat gas, separate sub station for electricity by local officials, sewage plant- all these are external agencies so it is getting delayed.a bit of road has been laid inside site.

Looks good.project coming up slowly but nicely.manager said they will pay 8% or so fine /month for delay:). In short .but this as investment.trust me my father did that 20 yrs ago and now that flat is selling for 80 lacs now.

However, we don't have to wait that long for this to develop.also another construction major is developing flats few km from Ceedeeyes Chennai Pattinum towards Guduvancherry side.so that area is bound to develop.enjoy.

Amidst a whole lot of builders who swindle and fool you in so many unimaginable ways CeeDeeYes is one company which has been maintaining and providing good quality apartments at best prices .Iam one of the satisfied customer among the thousands who have bought flats from them.Their customer friendly service and timely delivery are unmatchable . CeeDeeYes is a name you can trust and buy with eyes shut. They have built up a great reputation in South Madras and they are the pioneers in promoting high end apartments/pent houses in velachery. CeeDeeYes apartments fetch a premium rental when you let them out. The staff are always ready to help us out if and when we need . They have established themselves as a name which can be trusted in Chennai! Anyone who wants to buy an apartment with them can come to Velachery and check out for themselves from the so many satisfied customers out there. These people have set a standard and are only making it better!

I happened to buy a ceedeeyes apartment a 4 years of back and ever since it has been hell for me. Ceedeeyes is a flat prmoter in chennai and this review is to general public. Please do not get misled by these people. They are one of the most baseless people. I own one of their apartment in velachery chennai.

First of all they offer low cost and we think it is low cost at a good value but these guys use very substandard material...every one of the houses in the colony that we stay have had to spend between 50000 to 200000 rupees to look at the repairs. Building leak and after spending so much money we have had to put buckets in the kitchen, living room so that water does not flow along the floors during the rains....it is so pathetic that we have put our hard earned money and this guy( sundar owner ) to kill us...

Another thing he does is that he forces us to buy materials ( if we need to do any additional changes) from his own people and those guys usually cheat in exactly the same way. Painting is pathetic and he has build the house with salt water that every house the paint peels off ...

I and all the flat members are stuck here and i warn every one of you to be really careful before buying ceedeeyes flats.
