Purchased plot in Nice Vistas Layout 6 Months Back. Have Good Layouts, They are Very Big seems like development works are going on from long time.

I came across these reviews just Now, Looks like Some are Saying it's a Scam, Some are complaining about the Project from 2018.

Seriously I did not encounter any Such Things So long. My Process of Registration was Also Smooth with the loan facility from LIC. Before Proceeding even I had made all the legal Scrutiny. Yeah I Even met the Owner Raju. I personally didn't feel anything wrong till Now. So yeah I had also Recommended my Cousin his Registration Process is also going On.

Nice vistas Layout project located in Mysore isvery good for investing since the project is almost 90 acres development work is a bit slow but as compared to other surrounding areas this project is very good with wide roads and views. Maintenance and other works for the layout is also going on but need to improve more on developing the greenery. But I think it will take a bit more time to getto the point of lush greenery. Maybe in a year or two the whole layout will be changed. Definitely worth for investment to get returns in 1-2 years.

I have purchased many plots in NICE VISTAS, Mahadevapura road, Mysore. The project was long delayed and even today, everything is incomplete. They have sent threatening messages on WhatsApp saying I will not be allowed inside the gate till I pay maintenance charges applicable from 2018. They have collected maintenance charges for 3 years at the time of purchase of the plots. Why shouldan owner pay maintenance charges for an ongoing project?.

Assuming that the project was completed in 2018 as per their website and RERA approval, maintenance charges are paid till 2021. The demand for more charges are unethical and calls for action against the developers.

Owners of plots who have received similar messages from the developer may contact me on 9901697619 as I am complaining to RERA and CREDAI for false demands and threats

Now, they are asking for maintenance charges to be paid to Blue valley properties, ICICI BANK account which is wrong.

I request all owners of NICE VISTAS project to go through para no 9(v) of the Registered sale deed which clearly says maintenance charges are payable to NICE VISTAS residential owners association which is yet to be formed.

Even after 12 years from start date the project is not yet completed. The maintenance charges which they are demanding is illegal and likely to be misused.

PLEASE do not pay any more money to them, let them complete the project and form the Owners association soon.

RERA conditions are strict and check to know them better.

I visited a couple of days before Hosur road villas in blue valley Properties(Smilee celestial-A Premium Residential Township), Connectivity Good with meticulously planned infrastructure facilities and a complete range of recreational amenities I really recommend.

This developer's name is Suryanarayana Raju, He is a very ugly person in his behavior not customer friendly. if we go to his office he will wait for the customer for a long time and all contact numbers which are mentioned on the website are not reachable.I bought a plot in CranBerry Garden in 2015 while in the prelaunch stage. But did not complete the project. I had been to my plot a few days back found no security and could not find my plot where it is. I am very disappointed with this developer.If anybody has taken the plot please reach me hrharish25 at the rate gmail dot com.

They have taken almost 70 percent in prelaunch and not completed the project, see I have a filed a case , I am deep financial crises because of Mr raju , where this crises may take my life and Mr raju of blue Valley will be responsible for it, but some how fighting with the situation , of you have got cheated then we can form an association and give it back , as I am into media , we can take media support and put him newspaper , if anybody interested t

Owner Raju didnt complete Smilee Anadavana Phase 1 and 2 and cheated several investors keeping them in limbo. This builder hasnt completed phase 1 promised amenties and basic paperwork needed for some plots and has locked up this community not allowing owners to enter and on other hand not transferring community to owners with promised work. BEWARE OF THIS BUILDER AND DO NOT BUY ANY new projects from them unless you want to lose your money!

I don't know what has happened after RERA, but this orgz. is a cheater orgz. with their owner one Mr. Raju. They take 50% amount on per-launch and after 1-2 year when the project gets BMRDA approval they don't call you for rest payment and regd. but sells your flats to someone else despite agreement document with you;When you run to them, they abuse you and ask you to cancel, so just to get your principle amount back you had to do it, take your actual investment amount( forgot interest etc) and walk out.

Just goons. they will have their fate either this life or next for sure.

I want to alert all prospective buyers of thier projects that this company is a cheat. They will get the plots booked and don't complete the project, leaving the customers in a fix. We cannot even resale the plot and money gets stuck. They are coming up with another project in Bidadi, my suggestion don't buy, you will loose your money. They also block anybody trying to resale the plots through thier agents.
