Pls don't trust Arun Excello Projects in Chennai. Very worst builder with poor quality materials. No amenities as per the brochure or shown in web pages. Once in a every 2 months huge water problem, even for bathroom also you never get single drop of water for 3-4 days, if you ask the reason they will argue with you and they will use very bad words on you, better not to go with Arunexcello.no safety at all, security like a sleeper sells they don’t have minimum knowledge what they want to do

Its place for bachlers beacuse almost 90% flats are occupied with bachlers single 2 bhk 15 to 20 person is common hear

Worst maintinance team I have seen hear they will ready to fight with you if u comaplaint are ask any question

Water is biggest problem it will not come for even 20 days also and alwas they will say 1 flat water tab is open so water can not provided in 200 flats and this reason they will give for continous 3 month

Overall ist not socity mor over a bacheler hostel with worstest manitenance Faculity

Initially this environment is good.But now worst.

All cheap labours north indian people are residing in the apartments.No CCTV, Dogs are there inside the campus, I am planning to move out of this.

Management is very worst.My kind advice don't ever think about Arun excello.

Bachelor's hostel+Mens hostel+Cheap labour Northindian=Arun excello Temple Green.

I have went to site visit. Some how they convinced my hubby and me and got a check. We said them to deposit on one date but they deposited before itself. At last they can't arrange us bank loan. So we said them to refund but they are saying they will give only 50% of the amount we gave. They are detecting 25000 and they said they will give only 25000 from 50000 which we paid early. Now they are not returning even that 25000 totally am feed up with them. Worst worst worst worst company .

I got apartments at temple green oragadam. Quality of the house is too bad. They were using poor materials to built the building. If you wanna  a  dream house don't even consider Arun Excello.  Management is very poor they are not even ready to hear your complaints.  If you are new Customer they will treat you good once you buy property from them they don't even ready to hear anything. Big fraud company I have ever seen. Don't waste your money.

I was staying in temple green for past 2 years, last two months there is no water for residents and the response from the management is very poor. continuous power cut occurring. Day by day it is getting worst. I would not recommend people to stay in temple green oragadam.

They are providing water for people on timely basis for usage. During night time and early morning water is not at all avialable.

We have purchased 3 apartments from Arun Excello(Block 3 F20 Megha, Block 2 S2 Madhulika and Block 2 F11 Atana). We have house warming function for Madhulika Block 2 S2 on 25th and 26th of this month and for that we requested Mr.Lakshman(CRM) and Senthil(Marketing Executive) to provide a common space to cook for around 60 members. In our Brahmin Culture, the pandit who is doing pooja will not have food neither prepared from outsiders nor from catering services and hence we requested management to provide some common space to cook food. But the way Lakshman and Senthil responded is too harsh. It is really frustrating that these marketing people's behave differently before we buying apartment their approach is different and after purchasing their approach is different. I have requested them many times to provide an alternate option for me on the same, but they speaking harshly and disconnected the call while speaking. And moreover Mr. Lakshman is customer relationship manager and he don't even know how to behave with customers. Also they didn't mailed any do's and don't for house warming function. One more thing I just want to convey here after handover of apartment(Megha Block 3 F20), we had noticed that the flooring looks horrible. The finishing was not proper & they used mixture of two different colored tiles which looks odd. The wall finishing was not proper, as it was not looking even & they haven’t removed the paint with carbide scraper which spreads in wall while painting the door. Also after two months of handing over the apartment, we have been facing severe seepage problem on top of the wall(ceiling) in bedroom which have been spreads over hall, kitchen & bathroom through wall. We had complained the same to facility team and sent an email, but I didn't got any response or acknowledgement till now. Also in Madhulika Block 2 S2 after handing over we see some air cracks on wall and same has been informed to Mr.Senthil and Mr.Rajendran, but it's been one month and still it is not addressed.

Flat in locked condition for 3 yrs. Person responsible will cut the call and never respond in this 3 yrs. Planning to sell it at whatever price I get. Regarding property: very good construction, handed over on time, Supported very well till handover. Used to visit property once  a year. Seems more than 50% occupied.

If private brokers can take up to get better tenants.

Recently, I bought a new flat at Arun Excello Temple Green. After visiting many housing sites, I wasn’t able to find any flat suitable for me, since sometime because of location and other things. It is a very good project, beautifully designed, at a good location, and amenities are also upto the mark.

I was fascinated with the project from so long and was just waiting for a good deal. I feel that investment in this project will be worthy and customer assistance at this site is also good. I was highly impressed by the way the project is presented and its location also.

I was extremely excited to own a house as it was my first experience of buying one and with this developer as I was new to Chennai. I first searched over internet about real estate developers and then I personally visited some sites to find what suits me.

Frankly speaking I was really confused and had a tough time to search for my dream home. Then I spoke to my friends, family and everyone.

They warned me about some builders who are cheating others. After that I was really scared to being duped by any builder so I was unable to take a final decision. It took me a long time to finally buy my dream home but I decided to go with Arun excello as it met all of my location requirements too as I have a travelling job so I wanted all facilities nearby my apartment. Today I am happy about my decision.

My mother who is south indian(from Chennai) was married to my dad who is from north India(Haryana). After my dad's death in an road accident, my mother decided to move back to her home town Chennai. She wants to live rest of her life in Chennai itself. So, I requested my company's director to get me transferred to Chennai.

They agreed to get me transferred in another 2 months. So, within those 2 months I have to find a house for my family. I was seraching for 3BHK flat which can accomodate me, my mother and my younger brother. So, my mother's brother told us about Arun Excello's Estancia project. He said that he already knew about the project and its safe to buy home with Arun Excello.

So, undoubtedly I trust him and booked my 3BHK flat in Estancia project. Those flats were already'ready to move in, so we shifted there within 2 months.'We are very much satisfied with the amenties they promised to provide us. Also, there is alot of greenery, so my mother is very happy to live in that surroundings.

I am working in a well renowned pharmaceutical firm in Chennai from the last 6 years. And I have been saving since then so that I can buy my own house.

I used to search about good residential houses every single day and night. One day I found about Arun Excello.

Their Temple Green project tempted me to the core and was in my budget. So, I shortlisted this project. The very next day, I told my friend-cum-colleagues, Vimal about it. He gave me very negative reviews about it. He told me that this builder is running illegal projects.

Also, these people fraud people by showing fake images of house online and in reality the houses are poorly constructed. So I was very disappointed and very depressed. Then, that day I went back home and started my search again. But Temple Green project was still on my mind.

I was not able to trust what Vimal told me. But he was very close friend of mine, so I can’t ignore what he said. My mind was so flicked by all this. This project seemed to be very tempting and on the other hand I can't neglect what Vimal said. I was puzzled like hell. Finally I decided to contact one of my college friends who is now working as a broker in some real estate company.

I somehow managed to get his contact number and called him as soon as I can. I talked to him and then fixed a meeting the next day. What he told me about Temple Green was exactly the opposite of what Vimal said. So, I got confused. I decided to go and see the project. It was a ready project of Arun Excello, so we went to see the location and everything. Shockingly, everything was as per my expectation.

In fact it was just like the house I used to dream. I was really impressed by that and also those people treated me with excellence. So, I was very much impressed. Then and there I decided to buy my dream home with Arun Excello. In next few days I did all my documentation work. They also helped me in loan facilities. I was very happy. And now it’s been 6 months, I'm living in my dream house with my family. We all are very happy and satisfied with the services and promises which this project has made to us.

Do not believe Arun excello. It did not meet all its commitments in Estancia Project.

1) No Club House

2) No Shopping Complex

3) Gym is Charged inspite of paying Club house charges

4) Cheated heavily on Diesel Maintenance

5) Gas Pipes are not maintained for 5 years posting big risk to resident

6) Not providing Kids Play area

Just STAY AWAY if you plan to buy. Reasons( I have two houses here)

1. 
   No rental arrangements made by them as promised after 4 months of handing over( They assured the they have so many Nissan employees waiting to occupy while starting the building)
   



2. 
   They collect 99% of payments+ interiors+ Extras+ interests( with an unfair%) and handover 6-8 months delay( as someone says they are good in collecting money - expect cal center girls chasing you from the next day you received their due letter in midst of your business meetings)
   



3. 
   No proper handing over( you have to beg them for everything)
   



4. 
   No one responsible to answer you
   



5. 
   Totally unprofessional and unethical management.
   



6. 
   Property appraisal is yet t be seen - will take long time to see any profits.
   

Recently every owners should have received an email from the GM stating their incapability of completion in time and handling over with 6 to 12 month delay.

Just STAY AWAY if you are planning to book now( Oct 2013)!

These guys are the best when it comes to giving you the best space, clean planning and quicker occupation of your apartment.

However, two of my observations are as under:-

1.They have tried in vain to collect extra interest money even after paying up the entire money stating that we have delayed the payment. However, it would only surprise everybody that upon selection, the bank paid up the 80% within months and the rest of the amount was paid off by us in just 3 intallments.

It was huge argument in making them understand and also point out the delay on their part in handing over for which they have to account . Finally they have waived off and handed over the flat.

   This is quite disturbing - We love Tatasky dish tv. However, the builder does not allow for installation at all due to the following reasons

   that they have done internal wiring and only airtel dish tv should be installed
   



3. 
   that no wires should be hanging out at all.
   

No matter how much we tried to explain that we like only Tatasky and that we hate airtel service, or that Tatasky's lining of the wire is quite good and perfect, they started to threaten us that they will disconnect the wires by cutting them up.

We had to wait a whole month and half, speak to their senior most customer service team members but all in vain.we had to give in to Airtel. Now we end up with Airtel, again with a second hand set top box, second hand remote no great choice of channels.

In the mean time Tatasky had visited twice - from a distance of almost 50 kms free of cost to help us install the dish.But alas. We miss their service and quality.

Now this experience is only making us think of selling off the apartment and going away.
