I thought that Artha Riviera was an aberration. I should have done my research before going ahead with them.

Their customer service is non-existent. I have booked a property in Artha Reviera and they have taken over 95% of the money. The property is no where near completion. It also may be worth noting that this project was launched in 2011. They also overcharge with some hidden charges that would be imposed only when taking possession.

The less talked about their customer service, the better it is. It is completely non-existent. You will not be allowed to talk to anyone other than the customer service executive, who never answers your calls. So whether you like it or not, the construction proceeds at its own pace, with its own options, deviations and quality. You will have no means to question anything let alone change. This is the worst real estate company period

I got a call from one of my friends referring me to a Sales person for Emprassa . So my friend and another friend of mine and myself went to meet the sales person. The guy was very courteous and friendly . We went through the whole presentation, which showed there are 4 options for investment(Studio, Studio+Kitchen, 1BHK and 2BHK). The 2BHK is basically Studio+Kitchen kept side by side:) .The promises are that the roads are done and the electricity poles are done, work is going on at present and the expected completion year is early 2018 and he went on to say give it another 6 months in case of a delay .

We were very happy with that side of the story and then he went on to say that there would be a guaranteed rental income of 12500/ month for each of us as we were planning to invest on a 1 bedroom flat and the other friend of ours would get 8500/ month as he was looking to invest in a studio+ kitchen .

All looked so good so far then my friend asked a the sales guy if we could know about the quality of the materials used like if it is hollow bricks etc to which he replied that he shall connect us to his Senior Manager and he would be able to help us on those details . So the Call was made and then the same question was put up, the Manager replies to us by telling us that since it is not being bought by you for staying in it then why are you worried about quality of the products used. Now that set the bells ringing for us, but immediately after the call the sales guy went on to say that the manager did not mean what he said etc.

However we left the office with our minds set to invest in the property and to arrange for the cheque to be done and submitted the next day . The following day in the morning we called our Sales Person to check if we could have someone visit the Site and he was more than welcome in helping us get about it. In a matter of an hour we received a call from Artha Developers  and a gentleman took our representative to the site .

Later that day after about 3 hours I received a call from the person who had gone to see the Site and this is what he said." this place is about 8 Kilometers from Hosokote, it is a barren stretch of road with only 2 small villages in between Hoskote and Emprassa. there is no factories or any development on either side of the road. He also went on to say that it would take approximately another 6-10 years for developments to take place of there.

Once he reached the Property He saw a small security Hut and next to it an Arch shaped hoarding and a wide tar road which is about 50-100 ft long and nothing else, well there were no construction workers or nothings else Just Barren land . There was no compound walls also. the guy who came along to show the place told us that this is the place and the development would take place . He went on to tell us that they are in talks with different companies to invest in places around this property so that they could have their staff accomadations in this property . Now we all know how long will all these process take and how effective it coul or would be .

Hence my advice to all my readers is invest only if you have excess money and don't mind if you loose the money or if the returns would be 10 years+ from from . We three friends have withdrawn from this after getting to know the reality of the project. All the sales talks were down the drain and so were the promises.

So Please Think well Before you Jump into This Project

We had brought a plot in CENTURION AVENUETHIRUVERKADUCHENNAI in JULY  2012 from  ARTHA PROPERTIES CHENNAI  after the plot was registered  as per the request of artha properties agreement was signed with GREEN AVENUE HOMES for the construction of the villa .this is where they fool the customers u buy a property from  artha properties  they hand over the construction to another company  GREEN AVENUE AND HOMES, GREEN AVENUE HOMES which undertake the construction will not complete the project.

They will not respond to your telephone call or email . when  u ask artha properties they  give a stock answer we are not involved in this construction. we have disassociated from green avenue . but during the construction the correspondence was with Artha as seen in the pic you see a logo of Artha andGreen avenue homes and gardens in the letter head, they are the ones who send demand letter, all correspondence  is from artha regarding payments . so please beware when you buy from Artha  Properties.

One of my friend recommended me of blue mountains project by Artha. Its very cheap @ just Rs 6 lacs approx.It is situated in Konnakorai, Ooty, enveloped with clouds and greenry.Guys You smorpheushumanuld see this.Its a paradise for nature lovers.

Also it is very good idea for investment purpose, accommodation and transporation for visit is arranged by the company.I had visited this site, its very calm and peaceful.

I had booked a villa at artha properties in the year 2012 Chennai. I got each and every documents verified by an advocate of a nationalized bank, and was told that the documents did not meet the legal parameters and also the likelihood of litigation regarding the land in the future.

With concern to this I spoke to the artha property team and asked them to provide me with the missing documents. And I was happy for all the support that they have provided me. And decided to move on with the property and I am happy that my decision in investing the property was not wrong.

AMR builders' first venture into housing space and they have done justice. This property is a few kms away from Narayana Hrudayalaya. It is spread across 18 acres and has 290+ villas in different variants. It is being marketed by Artha group.

Pros:

Value for money.

Decent construction.

Noted builder.

No land dispute.

Good appreciation of property in the next 3-5 years.

A very livable community. (with close to 35 families already staying there)

Cons:

Approach road is not great.

Surrounding area still needs to be developed - So you need to be full loaded at home to start living there. But this being a fast developing area may see good commercial progress in the coming years.

Like it is true with almost every single builder across the country, delivery date gets pushed from the committed timelines. Some can live with this and some can't.

All in all a good property investment which can be beneficial in both ways - To start living or to keep it as an investment.

I became a scapegoat by suggesting this Developer to my Cousins.

2 years ago, I came to know about this through my friend Mr. Madhusudan Reddy. As I know him from my college days, I usually selected this property as my friend had already opted for this.

I went to two different sites: 1. Brickfield Shelters and 2. Grihasta.

I was convinced by the words and commitments made by the marketing guy(Mr. Anish--9742258576). They are very pleasing and polite before signing the deal, Once the deal was signed, they will ditch you. Without knowing this, I suggested two properties to my cousins who are in Singapore and USA. They kept faith on my words.

Artha Will promise to give you the property within 18 months but it hasn't happened till date. One was Signed in Dec 2011 and the other was signed in Feb 2012. I lost my relations and goodwill in my family due to this Artha Properties.

They are the worst in responding to the e-mails andh won't send proper communication. Finally, they are now saying that they will pay some Interest for the time period which has crossed the promised time.

My sincere request to you guys, please do not go for Artha Properties. For further communication, I will be available on 9686682929. There are so many Customers who have invested in these Grihasta and Brickfield shelters.

Note: My friend (Mr. Madhu Sudan Reddy R- 9886675963) property has not yet started, even after 2 years.

I had bought a flat through Artha Properties in 2009 and they promised me in WRITTEN repeat WRITTEN that they will give me a cashback of 21000 INR but after I finished signing the agreement, I kept following up with ARTHA to give back my money/ cash back. After months of following up I had a call with the VICE PRESIDENT some Singh who told me what can I do if Artha is not willing to give the money. I told them not only have they to give 21000 INR but also 5000 for home loan as they told me the processing fees will be given back as AXIS back was running a home mela and I could have got it for free anyways and I was doing a favour by going through Artha.

Atlast after 7 months of running behind them I had to travel to Marathalli and get the cheque and gave up on the processing fees of Artha. Just dont think they are a sister concern of TPOI and trust their words.
