Don't ever trust them, they are very skilled in cheating, they employ stupid and useless plumbers, Electricians, site engineers and other resources.

After purchase, you need to spend atleast 25% of your investment for repairing.

Once the final settlement is done, they will not consider you as customer

Not up to the standard. No proper response after completion. No proper planning. Better go for other services. Cost is more compared to others but service is not up to the standard. You won't get support after completion. Not recommended to others. Average.

1.First of all Customer service is good up to your booking stage. They are having good marketing strategy.

1. 
   They're flexible in making changes inside your house as per your wish.

   They are very strict on payment. Also they're having less vasthu in their plans. They do not have much efficient person for their planning.

   Product/Material quality using for construction is average.
   



4. 
   They'r claiming more common area{>30%}. You'll get only around 65% - 67% carpet area. So please be more cautious on this. They'll expose more carpet area before starting construction. But when you check the carpet area after construction, it'll be less than that. Carper area is less than compared to other builders. Also you'll be getting very less UDS{<50%} compared to other builders.
   



5. 
   Delivery is not as per the commitment. If you ask for delay in the delivery, they won't tell proper reason. Also they're not ready to excuse or ready to reduce the amount for that delay.

   Their actual government approval plan and actual construction plan are totally different.

   You've to go to the site to check the construction is happening as per your wish{if you ask any changes inside your Flat}, otherwise it'll not happen.

   They don't have  senior site supervisor. Mostly fresher.

   They are having different sister concerns for construction. Please don't go for that. They do not have skill on  proper planning{even for site plan also}.

    They're demanding more for parking facility{2 lacs}. But you can't park Big / medium size car inside the parking place allocated for you. You can park small segment cars only.

    Also water choking on bottom of the ground floor pillar due to chaock pit / sump / drainage take surrounded by it.

    Delivery is also not as per the commitment. If all the Flats in the apartment are booked, then only you'll get your Flat handed over.
    

Post Flat Delivery:

1. 
   Post Flat delivery{payment settlement}, you won't get much support from them. If you go and ask for any issue{pipe leakage / civil issue / electrical issue / .}, they'll simply tell us to get list of all our problems at single stretch and don't come for one issue. How is it possible. Can we wait for other problem to occur, if any pipe is leaking? If you call them, they won't respond properly.

   Also they won't speak for more than 5 mins to you if you go for any issue post delivery.
   

Please don't  go for Anu builders / Anu-partner builders. Better you can search other nice builders in that area. My personal experience. Because you're going to invest one time for your dream home. So please go and search for other nice builders. Spent more time on finding nice builders and see their already constructed Apartments in Live.

I was searching for a good builders in Medavakkam area for my brother in 2014 and heard about Anu Builders.

The owner has been doing the real estate business in this area for more than 20 years and he has hundreds of happy customers.

They listen to customer requirement and provide very good advice including architecture / vasthu etc. before finalizing the building plan.

The workers are friendly and willing to help anytime.

Once the plan is handover to Anu builders, they will take care till the possession of the house.

Now my brother also one of the happy customer for Anu builders.

When I decided to buy a flat in Medavakkam area, I have done indepth analysis of all major builders in medavakkam by visting their already constructed houses personally and zeored in for Anu Builders as their construction are way ahead of other competitors in this area. Fom the day one, my analysis did not go in vain, as right from the Anu builders owner to their supporting staff, site supervisor, they all provided a wonderful experience for me in term of service.

Quality wise - they used best of materials and it has been 2 years since I purchased my flat, but still if you need any help, they are ready to offer immediately. I am double positive about recommending it to my friends and already done that too.In shot they are customer’s delight.

My personal and worst Experience with Anu Builders:

They will tell they know All top person of chennai corporation and panchayat. Marketing people and owner will tell once after completing the building the road will be laid and water connection will be made. But even after three years nothing was happened. if we called the staffs for a help, they even don't know the flat name and where it is. Once after paying full money they will forget you.

   within six months after buying my new flats the compound wall have big crack around 7 to 10 mm. we can see outside in between the crack.

   Another Construction in our street by Anu builders have water stagnation within eight months of constructions. Even the house owners of the building met and informed staffs and owners. They are telling silly reasons like they wont get sand and stone to fill the hollow space . But they are doing all new constructions. I think they are taking sand from moon to fill up that hollow space. and finally told our part is over once after completing the building.

This is my personal experience with Anu Builders, to begin with, we approached them only because of flexibility they would provide to each customers. But once committed to our flat we should expect any commitment, co operation , truth and respect from them. The site supervisor would behave very rude to customers, they would not listen to your requirement, they would argue for their design and expenditure. For each and every requirement, you should talk to them more than 10 times. Even at the end, it may happen or it may not happen. There is not commitment in the work they do, for us, every paisa is counted, for them it just metal of others. That’s it. They would not consider your words.

They would behave very rudely and harshly. If we make  a call for any clarification, they would not pick the call, they would not clarify our doubts, adding to it, they would communicate , they are not offering service to us. Anu Builders owner, would tell to public that he is rendering service to society , but his staff would talk vice versa. Annoyed, who is correct here, staff or management. They should show at least minimum courtesy to customers. For every human’s a house/flat is a  palace of his own, where they are going to live for many years and cherish their life , but for them it just material.

They should understand, they are not giving free flats, and THEY Should realize we are paying for each and every block brick and part & particle of sand.  Where pay includes the diesel or petrol charges of their back up Benz standing in their portico. No respect to people and their expectations. They would treat you as you are getting all these at free of cost.  Last but not least, they would not believe you, even if you paid 99% of the total cost of flat. They would insult customers with their crude words.

I would never recommend ANU Builders to any only of family members or friends. I have written this on my personal BAD experience I had with ANU Builders.

Pros : Marketing Skills of Anu Builders and Very effective communication to convince customers

Cons : Very poor co ordination of supervisor, office staff. No ethics handled to treat the customers
