I bought a flat which was suppose to deliver with in 6 months but after 2 year still getting date for next 1 year. Now came to know that all of their project are in pending stage

Any of Ajnara group project is the worst project not only buyer even the people who are living their facing lot of issues in their daily life.

Any of their project have minimum 5 - 7 years of delay from the date of possession means is the promised possession was on June 2019 then expect it on 2025.

Unexpected price hike in between and the expensive electricity unit is a big pain for residents.

Zero maintenance while the 4 rs per sqf maintenance charges.

No supportive staff just making money by tallying lie

Here I invested my money for purchasing house firstly I think they complete their project within given time but they took there extra time to complete the work and they use low quality of cement plaster Paints tiles extra they did not give satisfactory house here are some problems like water electricity in many times leakaging problem in the walls and they do not repair them

I buy 2 bhk flats by Ajnara - peace of mind Ghaziabad Amenities provided are good. Staff is also very supportive and cooperative. good location and the sample flat designs are the reasons I chose to buy an apartment in Ajnara Integrity Ghaziabad, But I am saying that some maintenance issue arises always otherwise Ajnara is a good builder to buy flats.

Hello guys today I am here to tell you about ajnara in Ghaziabad and one of there building is near my home where my father and me was go there 2 month ago for booking one flat on there building but they come back without booking any flat.

According to me the customer services was quit good but there management services was very low which mean they take so much time to do any think. When we take information about the charges so the charges gives so much dissatisfied to me and my father and I must say there charges are very high as compair to there building and we must say there building was not so good and I never suggest there building.

If you want to buy a property in ghaziabad and in rajnagar extension than you can trust ajnara as a brand which have done once again with their project(Ajnara Integrity). One of the Better project to live in. Their location is on the main Highway, Integrity is their 2nd project in rajnagar Extension.

Pros-

1.They are known to make good product with one of the best construction quality product.

2.They are considered as A grade Developer in Rajnagar Extension.

3.Club House is one of the biggest in rajnagar extension with a great Olympic size swimming pool.

4.Club house is embeded with all modern amenities.

5.Landscaping is good with certain sports amenities.

6.Phase 1 is considered more spacious than it's underconstruction phase 2.

7.Outer look of the Building is good with a decent color choice.

8.Located on the corner plot with both side 45 meter road approach.

9 Has hi own commercial belt on main gate and developing a mall too with theatre.

Cons-

1.As i've said earlier in may of my reviews that not like the concept of hotel lobby in residential towers, ajnara also have maximum of 12 units in a single tower per floor.

2.They always change their site plan, even they changed in ajnara integrity.

3.Specially in rajnagar extension they have delayed their project around 5-6 years.

4.Prices are on higher side as compare to the location.

Hello readers as we have bought a flat in ajnara integrity ghaziabad in the year 2011.Since then we r always getting an assurance of having the possession in the next coming year but as if now till 2016 and we were not able to have the possession of our own house in B wing as it is still under construction but the builder has taken about 80 percent of payment but still we r living in the rented house but we can not help it as it is our har earned money which we have invested in the flat .So always be careful with investing your dreams .

It is difficult to choose a right home in todays time because there are thousands of builders and everybody praise themselves to attract buyers. Before 2 years ago I had searched enough information about many builders and against ajnara also.they are very risky builders and doesn't give possession at right time.i have also visited ajnara ghaZIabad that is located in crossing republic and it is too congested. They have built many towers in very less space.

It is difficult to see sunlight in ajnara societies and they have very costly homes.i have also visited my sisters flat personally and work done their was pathetic. Tiles are not fixed up properly, furniture work is done by very low quality material and wall is painted without putty which looks dirty.

I will recommend to everyone that before buying home from ajnara group investigate properly.

At the outset I would like to declare that I have no connection with Ajnara group nor do I live in a housing society constructed by Ajnara. My observations below are entirely my own views after years of living in Ghaziabad.

If it is DLF that is known to be a champion infrastructure group in Gurgaon, Ajnara can be regarded as one of the champions of real estate in Ghaziabad. The company was perhaps one of the first to induce organized housing societies in Ghaziabad where people erstwhile had to rely either on GDA houses or the shady real estate mafia. Not many years ago, housing in Ghaziabad involved massive black money rackets and shady dealings and land-grabbing to own a property. Ajnara introduced clean and organized housing colonies for people who wished to own a property but could not afford them in neighbouring Delhi. The group started with offering affordable housing and still majorly continues to construct affordable housing projects. I have not seen any ultra-modern condominiums of the likes of those in other metro cities in any of the Ajnara projects in Ghaziabad.

Since I have selected Ghaziabad as the city besides being the major hub of Ajnara projects, I would restrict this review to the various Ajnara projects I have seen in Ghaziabad alone. The group not just constructs three or four storey group housing projects but has also launched and sold several multi-storeyed apartments all over Ghaziabad. The quality and standards maintained are always pretty decent with all rooms in the apartments designed to receive adequate ventilation and in a spacious manner. The structure per-se including the lobbies etc aren’t the kind you would call aesthetically top-notch because the builder primarily deals with affordable housing as I stated before.

However, for an average-income earning person, opting to buy an apartment is definitely worthier than living in clustered neighborhood where there is no parking space and with houses built without giving much consideration to ventilation in all rooms.

I know people who have bought houses in Ajnara societies and so I have heard that like all other builders in India, the group also launches projects and then proceeds with construction taking funds from the booking amount provided by buyers. Hence, very often project completion gets delayed by as much as a year though the company is known to keep its commitment and pay interest for the delay. As for other amenities within the complex of the project, the company also provides clubs, park and earmarks zones for commercial activities. So buyers get to have full-fledged housing societies in most of the big housing projects of Ajnara.

As for maintenance activities post possession of the apartments, some of the mentioned facilities take time such as provision of intercom and CCTV monitoring. The builder hands over houses to buyers before fully completing the external finishes, setting up parks, club houses and other facilities promised before selling. Hence people moving in first would have to bear with living in a partially completed apartment complex for at least two years.

If you are a buyer, ensure to visit a couple of other options in the neighborhood to get a clear idea of the pricing and facilities offered by builders. The sales agents are brutal in offering the worst location in the complex and at the highest price to an unsuspecting buyer. Negotiate a good deal and also pretend to show disinterest to make them show more apartments in the complex that are better placed.

There is no standard rate chiseled on stone during sales and different buyers are sold homes at different rates depending on the negotiating skills of the customer. In areas that are recently developed, the residents would have to pay for sewage treatments that are set up by the builders themselves because Ghaziabad Development Authority is very lethargic in facilitating government managed solutions for water and sewage. Ajnara always constructs multi-layered underground parking spaces and the locations are allotted after handing over the house.

Make an attempt to get them agree to provide you the parking space at a convenient location. If not, each time you need to take your vehicle out of the building, you would have driven almost a kilometer because your parking space might end up being allocated at the extremity of the lowest basement in the building. Read through the agreement letter well and understand the various charges. Almost all apartments face one thing or the other such as a part, swimming pool or road. All builders include a charge called ‘preferential location’ which can totally be done away with if the buyer insists he doesn’t want his house to face anything.
