I am residing at Goderej Garden city, Asset distribution in Goderej garden city for all societies are improper, there are several serious causes which affects all the residents, Fire system is non functional, despite multiple complaints Noboday is taking action, STP plant is improper, drainage water stinks in whole society.

We are staying in Godrej prakriti.Road conditions is pathetic full of pot hole.Water logging in rainy season is a regular affair.Play Ground is like a paddy field.Existing building condition is very poor.Greenery is not maintained properly. Water body is very dirty.

I had purchased a flat and it has all the issues before selling they will promise you everything but now it's been just 2 days and there is leakage everywhere, the leakage is so high the water is coming from within tiles. There after sales maintenance is worst, they wont answer your calla, mails messages . no response . You will be looted of your hard earned money.

They offered me a 2bhk 624 sq ft garden facing for for which I had to make an initial payment of INR


6, 34, 695.


I told them that I cannot go ahead with the same due to my current financial situation.


Mr. Vishal then advised me to pay an amount of 51000 INR and he would hold the unit T3 2304. I paid the same on 28.5.21


As I was uncertain about my finances he said that the amount would be refunded if I don't pay the remaining.


I told Mr. Vishal and Mr. Suraj on a con call, I am still not sure if I can go ahead with the remaining amount and only can afford to pay 80000 INR on 3.6.21.


If I arrange for the remaining amount I would pay 5, 03, 695 on 10.6.21 to which they agreed and I paid 80000 INR making a total of 1, 31, 000 INR.(I still wasn't sure of paying the remaining amount)


On 9.6.21 I sent a mail to Mr Suraj stating that I cannot go ahead with the booking and as per my verbal communication with Mr.Vishal he should repay the paid amount of 131000 INR.


He did not respond to my mail, however the salesman Mr. Vishal called me on 10.6.21 saying that godrej doesn't repay the money once booked.


I haven't done any booking, as I still have to pay 5, 03, 695. I haven't signed any booking form either.


They have not shown me any policy


The salesman has the audacity of telling me that he was doing me a favor and Godrej does not repay the money.


They are not giving me any contact of their seniors or anyone.


Just saying now pay the full amount or forget your money...


They are very unprofessional and have no ethics..


Be very carefully with them.

As an owner, I am impressed with timely delivery of project. I chose Godrej as I knew they will keep their commitment and will serve the clients well.


I visited to the site and found that they have done everything which they committed. I liked the site and happy with my decision.


Godrej is better than any other NCR developers.

I am a real estate analyst in a big MNC, I thought it's my responsibility to give my facts and my opinion. Please read then decide.

  • FYI MIVEN construction or total RCC construction is very good and used all over the world , it increases the life of the whole building, also choose full RCC construction not inside Ash bricks. That is useless.

Second FYI - Dwaraka expressway is still not good for investment for next 8-10 years. Yes govt is making the best road and it will connect directly to Delhi . But market usually work on demand and supply . extension road and SPR will be still good for investment for next 10 years. Because there is no land and demand is high because of offices and all activities are happening there. If you think the whole ecosystem will come to Dwarka expressway in 10 years then you can live that dream. The actual price of Dwaraka expressway in 2021 is 5500 per sqft. If you are buying anything above this that is loss, put money in FD that will give you more money. But if you have time frame more than 10 years then you can think .


Now I tell you what are the cons of Godrej meridian which in future will reduce its price by 30-40% , same happened with godrej summit people bought it at 7500 now they are selling at 4000 per Sqft .


1.) The plot patch is uneven not a square or rectangular


2.) Builder will hide with you the fact that it's main entry is from 24 meter road , rest is all temporary . Please check on RERA website I have added in the attachment the approved.


3.) There is a big Revenue Raasta of 17 feet in front of clubhouse which comes in between the project and any outsider can come inside this road it's a govt road and they cannot change it.


4.) There is a 650sq yard / Gaj others land in the centre of the project which is disputed land and anyone will claim it can construct anything on it , no-one can stop.


5.) The 24 meter road divide the project on the right end , shops and school is shifted on the other end of that road.


6.) Maintainace charges are going to be very high which they are no disclosing now , it will be equal to the rent of 2bhk builder floor.


7.) 106 sector is not a clean sector it , when you come from Dwaraka expressway you will find the village through which you will pass. So in future outside security will be some issue.


8.) Price is 9000per sqft in 2021 with all the specification in all rooms they quote you 9500 but if you are a good negotiater then you will get 9000 per sft . Which is very high price if you take the location in consideration . After the construction will be done and people can see what they are selling they prices will surely drop.


9.) Behind affordable flats are coming which will be facing towards Meridian .


10.) There is a 1.5 acre of private land in fron of project through which godrej temporary 18 meter entrance is there . In future we don't know what will open on that land.


11.) On EWS entry also there is patch of private land


12.) Godrej is showing 1 EWS and 3 godrej entry , I haven't seen 4 entry in 14 acre land .


13.) If you check Google there is a drain also which Godrej have covered .


My research and recommendations says if you want to buy this property better wait till possession and see the full structure and then decide , it's a very risky project at a very high price , don't go only on name you have godrej summit example and person who wants to sell he will always try to convince you without facts

I am experience is similar to a lot of other people who have expressed their frustration with the kind of treatment they have received by Godrej. I guess what makes it worse is that all of us may have been led into believing that a premium brand like Godrej will not resort to the kind of bullying tactics that you expect from local unrecognised builders. Although, what you experience is just an organised version of thuggery.


In my case I was coxed into registering an unfinished apartment, although the registration document mandates that the flat should be ready for possession before registration. Since then, I am being hounded for full payment of the flat, with no intimation on whether the flat is finished or not, despite my repeated requests for updates, one just receives excuses. On top of that, they have been using this to charge me interest for non payment.

We have made the biggest mistake by buying a property in Godrej meridian. Their sales team behaviour has changed a lot now. Property is over priced. They have no fixed price of the property. You keep bargaining. It's better to go through channel partner and buy a property.

Bought an apt in gurgaon.


There were too many issues in buying process . Bills and construction statis were not communicated . Wrong bills processed. Even at time of handover process was a mess.


After renting out the apt , the quality of apt is not good. Seapages , cracks are there.


These are all sub standard quality offered undee premium apartment name. One gets cheated . The builders like Godrej are turning to be thied grade builder

Hi I am Supriya Suresh Jadhav. On Dec 2019 I paid token amount for Forest Grove Project Pune. I was not able to continue further due to personal issues. So, I cancelled my token and requested a return of my 50000 Rs token amount to my sales person. After lot of communication your finance team returned me only 30000 Rs and after one year also my 20000 Rs is still pending with Godrej Properties. I tried reaching your sales person and finance person but none is replying to my messages. Please do needful otherwise I have to take legal actions.

I have purchased a unit in Phase 1 Block L1. After a long wait of 4 years and payment of all money, delivery & registration in-ordinately delayed just for their internal problems. Lack of seriousness in meeting customer needs. Poor response to requests and false commitments from customer centric team.

Not a good quality of finishing work of building and inner side of flats. Maintenance charges taken in advance for 5yrs and not ready to give transparent


Account details before registration of society. For basement parking, allotted in club house basement, which was not informed to customers.


Plus there are lots of points of dissatisfaction. In short in whole complex 6500 flat owners are not happy. I am giving minus (-) star rating. I will not buy any property of godrej for ever in India.


I would not suggest any prosperous buyers to go for it in any project of godrej in india.

There is no parking space, its common means about 1 kms away from your flat.


They never refund any deposit even maintenance, even local developer refund. They never show you what expenses incurred. The monthly amount of maintenance will be around 4K as this is private township. Hardly 1% people live here, mostly have invested with brand and they are crying now.


Check your sales deed and make sure you do not give more deposit in name of maintenance, as they never return anything.


They will charge you for maintaining the common road, the common green trees, the sewage plants, water, and even their own offices, obviously they will not give you any document for this.


The space of flat is too less. Purchase at your risk.

If you are looking for a residential property. Never opt for Godrej. Its behavior is very good before you book a property there. It will syphon a major part of your money and then its behavior will change. They go on changing their phone numbers. You can't contact them. Your mail will not be entertained. They will not cooperate and answer your quarries. Its my personal experience.

The sales team is full of crook who makes false promise in start. once you pay initial money, the complete behaviour changes. The CRM will harass you with interest in every day. They are not company with words and will lie at every stage.


The location is far from the city and surrounded by villages and affordable housing


Don't go with Godrej brand name. It is as like any other bogus builder of NCR. STAY AWAY AND SAFE YPUR MONEY

We have been living in Godrej Trees for the last 10 months. Absolutely love the place. With so much space within the property my kids enjoy playing around. The maintenance and the upkeep of the property is a big plus. The Taj Group is all set to open up shortly. Since it is right on the Eastern Express Highway, accessibility to town or other parts of Mumbai East is great.I will recommend this property to anyone who is looking for spacious family living with easy commute to city biz hubs.
