I recently visited the Godrej Urban Park in Powai to view a resale property and wanted to share my honest review of it. Reaching the complex was only a big issue due to poor road conditions. I don’t know whether the construction was ongoing or what the reason was, but the roads were deplorable, and the potholes were numerous; as a result, it took me hours to reach the complex. The complex was good, offering great security and lifestyle amenities with spacious apartments. However, it was costly compared to other apartments in the area, which I visited on the same day. Additionally, the area is highly polluted due to ongoing construction in the vicinity. So, I didn’t like the complex and would not recommend it, but if you plan to visit, I suggest checking things properly.

I often visit Godrej RKS in Chembur to meet my best friend, who lives there, and I wanted to share my visiting experience to provide a genuine insight into this place. The complex offers modern design, high-end finishes, and a luxury living experience. However, my concern is the poor air quality of this place due to the industrial environment. My daughter falls ill every time we visit this area, which is like a warning sign for people who have small children. Additionally, a major issue arises during the monsoon season due to frequent waterlogging in the area, which disrupts travel. I wouldn’t recommend this poor place to live, especially when you have children.

This place is premium, so it's simple to say that you pay for the brand and the amenities; monthly maintenance and parking costs can sting. Because it’s a large society with many units and high-rise common areas, things like elevator wait times and upkeep pressure show up during peak hours. Though the central Byculla’s location is plus, it also comes with busy streets, so traffic and local congestion are daily realities, and not boutique-quiet living. If you’re price-sensitive or want a low-maintenance life, the running costs and scale might be more headache than benefit. Still a great product, but make sure your budget includes the long-term carrying costs.

I recently visited Godrej Nest in Kandivali to buy a property there, which, unfortunately, I didn’t like due to poor build quality. I had been searching for a good residential apartment in Kandivali for a long time, so my friend informed me about an available apartment in Godrej Nest. I became thrilled and, with huge expectations, I went to see the property. As expected, the complex was well-designed and looked great. However, when I visited the apartment, I didn’t like the construction at all and felt that it was built with poor-quality materials, which means it did not justify the brand, so I decided to leave it.

I had been living in Godrej Urban Park, Powai, for almost a year, but I left due to a job change. The complex offers well-designed, spacious apartments, which you can decorate as you wish. Additionally, the complex offers great lifestyle amenities, including a swimming pool, gym, clubhouse, jogging track, yoga/meditation zone, and kids' play area, which significantly upgrade the living experience. Additionally, due to its prime location, it offers robust connectivity to all major areas of the city. Lastly, the one thing I liked the most about this complex was its security; it has installed CCTV even in the casual areas to make it super safe for residents. It is really one of the best residential complexes in the area so far. So, I highly recommend it.

Living on 13 acres of land and in such a landscaped, amenity-rich set-up means high maintenance, and without a doubt, expect steep monthly society costs, especially if you're planning to move into their 4 BHK units. Because of its scale and premium nature, even the 2 BHKs start at a very high price. While the greenery is a big draw, it is important to note that big green projects also come with more responsibility (upkeep, water, garden maintenance), so, not for someone who wants low fuss. Also, such a large community can feel less intimate; if you prefer a tight-knit society, this might feel too sprawling.

Moving into Godrej Sky felt like upgrading my lifestyle. The development is a large, high-rise project with extensive amenities across acres of land. The towers (high floor counts reported) and design give a proper premium feel that offers modern gym, pool, play areas, and large open spaces for community gathering. Byculla is centrally located for south-and central-Mumbai commutes, which also saved me significant travel time. So, if you want a long-term family home with better resale appeal and premium fittings, this one checks those boxes, and the brand (Godrej) itself also offers a level of trust and project clarity that smaller developers often don't.

If you’re paying a premium for a central address and a brand name like this, then it's important to check end to end services and the real-time reviews of the visitors. Some suggest that while infrastructure is good, some maintenance and common area upkeep might lag, and you also need to be okay with the cost burden to maintain these haggard services post-purchase.

The luxury of this project comes at a cost: prices are very steep (3/4 BHK starting high), which means this is not for budget buyers. Also, with premium branding, your expectations must be sky-high, and if execution or maintenance stumbles, you'll feel the sharpness of the money bleed. Since it’s a newer launch (possession still pending), some buyers may also face waiting and uncertainty.

I’m writing my honest review on Godrej RKS, Chembur, which is truly a great property to live with family in Chembur. The complex is excellent, offering amenities like a swimming pool, gym, sports court, parks, a library, and a clubhouse. Additionally, situated in a prime location, it provides easy access to all the major areas of the city. The apartments are so spacious and well-constructed, offering great comfort for living. I had planned to buy the apartment where I was living, but due to relocation to another city, I couldn’t do it. I highly recommend that those moving to Chembur consider buying or renting a property in Godrej RKS to stay peacefully with their families.

I have been living in the Godrej Nest in Kandivali for six months and would love to share my genuine review on it. The complex is excellent, offering all the modern lifestyle amenities, including a swimming pool, a gym, a clubhouse, a sports court, and great CCTV surveillance. The apartments are also vast, compact, and spacious, which you would love living in. The residents are also beneficial and like family. So cooperative and helpful. My family is also enjoying themselves here. However, unfortunately, I have to leave the place in another six months due to my job shift. However, I highly recommend those who are planning to move to Kandiwali and are searching for a good family residential complex.

This time, Godrej's Avenue Eleven hits premium territory with 4 BHK homes, open green spaces, and a parcel in Mahalaxmi, which (for those who don't know) is a central luxury corridor in Mumbai. The amenities are well-curated, the design looks modern, and you feel the weight of the comfort offerings that you’ll be getting from a prestige as well as a solid brand.

With a brand like Godrej behind it, Sky Terraces offers luxury and large 3/4 BHK units equipped with lush greens, high-end amenities like an infinity pool, jogging track, and homes with premium finishes. The Chembur location gives you excellent connectivity with the Eastern Freeway and an overall lifestyle upgrade.

Godrej Big Bull is a game-changer, which is spread across a massive 13 acres, and offers 2, 3, and 4 BHK ultra-luxury apartments surrounded by greenery, water features, and landscaped gardens that feel more like a resort than a typical city tower. The podium clubhouse area is huge (3.5 acres), giving space for a proper social life while engaging the community with a gym, pool, meditation room, play areas, etc. The architecture seems to blend nature and structure, with cross-ventilation built in and a design that feels modern yet calm. It is also close to the Western Express Highway, Kandivali station, and the metro, which makes daily commuting manageable. At last, the developer pedigree (Godrej Properties) adds another level of trust and quality expectation, which any investor looks for initially.

This is a very bad place, I will never go there again, it is a fraud, they just want to rob There are a lot of hidden charges in these, I will never suggest this to anyone, it is a very useless facility.

I would give it a negative if possible and for a resident around this abhorrent construction- our noise complaints have fallen on deaf ears. Completely inhumane to the point of harassment- uncooperative with several cordial ways to tell them to execute construction in legal hours seems like a huge ask. We have all fallen ill over the last year and half of dengue and various dust allergies are more common in our home along with lack of sleep and mental peace. The police can’t seem to help or find a permanent solution either since it’s all probably hushed.

My mental health has never been this anxious - do not recommend. Illegal, inhumane, corrupt corporate monster behaviour

Godrej is running a scam.

First they will promise some early near by date as construction complition date. Once you booked apartment they will surprise you with new RERA Date, this will not be end now there will again delay.Even they will manage RERA, will get extension without letting you know OR without your concern.

Now after all, when finally possession date will arrive, GODREJ Properties will ask you to pay some ransom money, they call it Land under Construction(L.U.C.)( As per SC judgement builder can not charge us LUC) or some other charges. IF YOU ARE NOT PAYING L.U.C. YOU WILL NOT GET POSSESSION.

Also once you booked appartment , if you are planning to visit site, they will not allow you.

SO DON'T BUY ANY PROPERTY IN GODREJ Properties they are FRAUD...

I have purchased a flat at Godrej Nest, Kandivali East and my experience with Godrej Properties has been Very frustrating and disappointing. The brand has a good reputation but my experience has been totally otherwise and their commitment to customer satisfaction is PATHETIC. If you have excess money donate it to a trust but Do Not invest in Godrej Properties project and frustrate yourself.

Since Nov2024 end, I have been following to get possession that is due but every time the RM gives dates further on and in the latest message it is Mid of Jan2025. Project director office staff is most irresponsive followed by the lower most level of RM. Rude and Shameless thick skinned staff and Management.

Unprofessional and Inefficient Support:

a) Frequent RM Changes: The Relationship Managers(RMs) keep changing and they are trained to LIE and are experts in following all types of delaying tactics. Excuses vary from being Sick, on weekly off, etc. Responses are delayed and no resolution to any problem.

b) Rude Behavior: The staff and the Management are very very rude and do not respond to customer's phone calls or Emails. I have records of these and anyone interested can refer to me for such proof. It is better to find out Godrej's Family phone numbers and calls. They might respond quicker than their Management staff.

Conclusion:

While Godrej Properties is considered a good brand, the truth lies in their worst customer service and most inefficient Management and service at the ground level.

For anyone considering investing in Godrej Properties, I strongly advise you not to fall into the trap and if you want to go ahead, be prepared for endless follow-ups and time delays without any result. The current experience with Godrej Properties has been far from satisfactory, and I am positive that very soon the entire business will collapse due to ZERO customer trust. Unfortunately negative ratings not allowed so giving One star.
