Be prepared to negotiate for deep discount

Whoever plans to buy please do a hard negotiation for a deep discount. Else, like me, one would end up paying more than others which I happened to find out on registration day by verifying with another customer who had come to register their plot in SIS Capetown. Later on, when I asked the AGM sales why the rate was higher for me when the other party was given lower rate/ sqft by him, he said it is based on negotiation and one needs to heavily bargain. Think like you are bargaining in a fruit market and do bargain to get a deep discounted rate/sqft.

They declared that they will not give us the advance deposit that we paid them if we do not sign the possession documents.
Not earthquake resistant.

This property is not earthquake resistant and they have not designed it well. This is not what we expected from these renowned builders.

Do not book a house from this place because you will be crushed when your dreams of getting a beautiful house crash because they do not provide the amenities that they promise and they charge a huge maintenance fee.

The delay in the completition has forced some of us to live in temporary houses and it is just so frsutrating and annoying because the builders are not taking an interest in completing the project as soon as possible so that the buyers can move in!
Children's play area not created.

They have not created a children's play area at all even though they promised us that they would and a play area for children is so important for them, so I am very dissappointed.
High Infrastructure development

The buyers are made to pay hefty Infrastructure development charges despite the very fact that they are already paying huge amounts so as to tactically pay the loan for the high-built up charges. This is not the suited case and must change.
Not the preferred type of property

The social infrastructure is very strong. The Physical infrastructure such as connecting roads are very expensive. This further adds on to commute and transport facility which is not a great deal. Hence people don’t prefer to buy property in this area.
