Whoever plans to buy please do a hard negotiation for a deep discount. Else, like me, one would end up paying more than others which I happened to find out on registration day by verifying with another customer who had come to register their plot in SIS Capetown. Later on, when I asked the AGM sales why the rate was higher for me when the other party was given lower rate/ sqft by him, he said it is based on negotiation and one needs to heavily bargain. Think like you are bargaining in a fruit market and do bargain to get a deep discounted rate/sqft.
