Bought Plot with Reliaable Developers in Reliaable Residenza in survey no 68/3 .This survey has a clear tittle and free from any disputes.

Pros:-

Good location .Fully Residential .

Good Amenities.

4-5 houses already started for construction.

IT companies with 5-10 kms, Electronic city nearby, Nearby Upcoming metro station(HOSA road metro)

Very much affordable price considering it to be a BDA approved E-khata Plot.Also as per Reliaable within 1 year this area would come under BBMP, so prices will definitely hike.

Good and supportive Sales Team.

Good for investment as well as for residential purpose.

Cons:- Only one that I found iswithin 2-3 km there is a BBMP recycle plant.Anyway nearby locallity is fully residential .So may be in upcoming years this plant would get shifted to Outskirts.

But apart from this I can't find any disadvantage and I am fully satisfied.

They have wide range of option(Dollars colony, residenza, clubseries, etc).

They will provide every bit of assistance in every step be it regarding any legal clarification /question from our lawyer's or regarding bank loan support, etc.

Overall very good experience so far with Reliaable Developers.

Advice if anyone who want to buy with Reliaable Developers based on my experience:-

1 . Stick to the terms and condition which sales team will tell while booking.I have strictly followed it and I did'nt faced any issues which are currently mentioned in Google review/mouthshut.com.

2 .Always after booking, go for you own Legal verification for your self satisfaction.

They made us to buy and pay 1 lakh, we did it and next day they promised to give approval docs, they dnt have it, despite waiting for 90 days as per their policy no refund.

we have taken help of police as they are not true with their words.

Be cautious before booking plot with Reliable.I booked a plot Reliable Dollars in December 2019, I paid 1 lakh advance. For some financial reason I was not able to adjust rest of the money. So I decided to cancel my booking. They mentioned they will refund my advance of 1 lakh within 90 days. Till date I haven't received any refund or response regarding this. The person who I was in contact was Syed.

I purchased plot from Reliaable Avia in 2008. They market it very good and make you believe they are top class until you buy. After thet all the problems start.

I bought plot by Reliaable Avia, Devanahalli in 2008 - put all my hard earned money hoping to built a dreamhouse. When I was thinking to build, I came to know that I've been cheated because the plot I got has legitigaton and legal issues. When we ask Reliable, first of all they are not reachable, even if somehow you reach they do not respond and tell that'its not their problem'. Now that piece of land is not even worth a single paisa. Be careful with this cheat firm which is also called Reliaable Avia.

I purchased a ready-to-move flat from Reliaable developers under landowner share in August 2019 in Purva Westend and paid 90% of the amount and signed agreement of sale and construction agreement. I was expecting sale deed registration and possession by October/November 2019 as per the terms in the agreement. So far, neither sale deed is registered nor possession given. I have repeatedly called and sent emails to Usha G and Arun. There has been no response. Later I learnt that there is dispute between Reliaable and Purva. The possession is now 5 months late and I am paying EMI of 1 lac every month. There are 15 other buyers in the same boat.

RELIAABLE DEVELOPERS is a FRAUD company and dont buy from them. Spread this message so that other are not DUPED by them.

I had bought a plot in Reliaable Avia in Devanahalli, Bangalore. After I paid off my loan, I suddenly found out that the layout is under litigation. Reliaable developers has shown absolutely no interest in settling the dispute. They couldn't care less about this whole thing. As far as I know, our is not the only Reliaable property under dispute. There are many others. Please be aware before investing your hard-earned money into a Reliaable project.

This is one gated community. Ammenities and development is still pending. Location is very good. good connectivity and now near by markets also available.

I bought a plot in Reliaable Signature South in 2014 for Rs 55 Lakhs. In 2016, we came to know that the property is under litigation from 2012. They didn't inform us that the property is under litigation and sold it to us. Now, they don't care to bring the case to closure, they will not respond to your queries. You areon your own.

I have worked hard for yearsto buy a plot. We are middle class people who want to some how build a home for ourselves. Because of these cheaters, I am at a huge loss and I don't know how to recover from this.

Reliaable are really reliable. I bought a site in whitefield. Mr.Mohan, Rahul and Rekha have taken so much pains to tender the papers on time for registration. I paid the full amount and wanted to postpone registration. They pester me to complete the job. They gave latest EC and does even the work of Khatha. Any one buying the site in Bangalore, just visit their office first and next the layout. The professionalism of the staff is superb.

Invested money in a BIAAPA approved plot in Reliaable's residential layout at Devanahalli - Reliaable Avia.

Found one day there is a legal dispute on the land. Zero communication or support from Reliaable who despite knowing everything sold us the plots in question.

There is no visibility into the case despite multiple requests for updates.

The losers are the buyers who stand to lose their hard earned money.

DO NOT TRUST RELIAABLE DEVELOPERS.

Bought Reliable Aviaa layout in 2007 at Devenahalli.Excellrnt marketing team conned us with defective Title now under litigation.Very little done from promoters.Now we are headless and trying to to fend helplessly.All our Hard earned money lost.Have seen builders who vanish but with all audacity this guy is planning his next con game.

Sold plot to us in 2007 with legally commotting that land belings to then. we were paying property taxes

now we came to know that builder has sold us disputed land and there is case against them . it is totally unethical on part od builder and worst is that builder is non cooperative.

we are now un difficult conditions as our hard money is stuck.

govt agencies and regulators shd look into and justice shd be given to us

people shd be concerned with these pratiices and think 1000 times before getting into this situation

The sites bought in their layout at Reliaable Aavia Devanahalli is stuck in legal case and Reliaable is just not taking any concrete steps to clear the same & help customers like me & many more who have shelled out our hard earned money . The Reliaable Developers projects have seen many litigations...Their Devanahalli project called Avia..is one such property. Customer are left high n dry. When it comes to legal issues, RD wash off their hands. Absolutely no support offered. New customers shud b cautious with this developer. I am one of their client and struck with legal issues due to their negligence. Dealing with them will be a big risk. Be Cautious people...

Once reliable sold to us in 2007, and after we paid property tax regularly for a few years, we were calledone fine day to the Reliaable office and informed that the layout is under litigation

No due diligence by reliaable before buying/selling.

Customers are scapegoats

No further appeals or any intention by Reliaable to sort out the mess which they themselves created for the customers.

Cheers to those who are still buying plots from Reliaable. Please note that the guy who sold those plots (employee of Reliaable) to us does not pickup the phone when we call for updates on the court case...

Going with one star for at least getting a stay from the high court...
