Visited Prestige Raintree park Varthur in 2024 &again in 2026. In 2024 July/August booking was going on for phase 1 and lot of rush right left n center. Phase 1 was just an open land parcel and few boards of Prestige there. Staff there was co-operative and proactive. One thing that I appreciate is Sales teams never used to make any OVER COMMITMENTS.

I again visited there in ending May 2026 say after 2 years. I found the similar rush and customer movements right left n center. Sales team with the same dedication, action and customer friendly answering to their queries. This time it was booking going on for phase2 i, e Prestige Evergreen.

When I looked at the phase 1 land parcel which was open in 2024, today I saw lot many buildings under construction there and many towers coming up in that area. Full construction activity going on there, New customers busy visiting their sample apartments spacious and well looking with big balconies. It was good to see things progressing and big building and tech parks coming up in that area. Great to see Prestige in action as ever. One year ago we shifted here with family. It was okayish then for staying in a peaceful maintained area, clean and safe. Day by day after the new elected association joined it has become worse! A lot and lot of maintenance issues are coming up and association members post irrelevant messages on group chats only focusing on vendors whom they get paid from! Focus is only on how to cause inconvenience to the other residents by stopping work on all state holidays, weekends etc. Being an owner am facing these difficulties so tenants must be in a lot of distress. Some of the guards behave very poorly and rude.

OS-5135/2019 IN RFA-2529/2025. This property is under litigation past 2008 so don't buy any flats in this project till the settled

The project is around 6 acre and you won't have access to any other project at all. And the open space in avalon park for 1100 apartments is almost negligible.

Once you visit you will see that there is no place where kids can play or you can take a walk in evening, except the driveway

Prestige group is not suitable for NRI's, and I am an NRI, and booked a flat in prestige Jindal City and that took one year to get the possession and to check in. CRM is not co-operative and very tough to deal with them, particularly when you don't have POA to deal with them. I made 3 visits to complete the possession process and to check in that took one year.

After check-in, I have realized that geyser connection parts are missing and again dealing with them but no response from their part.

Badly managed , crumblinginfrastructure. Dangerous fire incidents have happned inside , I have never seen ac’s work in the gym . Stp is bad and smells All round the year .. If you live a quiet life this is not for you because residents will force you to listen their badly choreographed dances on loudspeakers during festivals . If you want to sleep some random uncles will make sure you cannot as they have a laughter club , their bellowing starts the morning . Fighting with random unsuspecting maids random neighbors etc is a feature however important issues like water , fire safety are not much of a concern for the residents . Overall bad for renting and absolute no no for buying at exorbitant prices

In my opinion it's Over hyped project by Prestige group simply by unleashing Marketing team through gimmicks n channel partners selling (read Trapping) gullible buyer and investors assuring that will become a "myhome Bhuja" like destination.. Forum mall proposed nearby . Their pricing is not transparent and loading of common areas is terrible, less carpet area more floors, UDS of land is low, density is too much at a point when this project gets shape it will be theirs project teams pathetic run at the cost of innocent residents Those seeking peaceful living with good security in a class stay away from Prestige city..

Please ask the sales team before possessing any flat. I saw that flat no. 43298 was booked under someone else. this Mr. Mohsin Khan has no basic Marketing ABC and does realise that the flat is sent to some one else. i'm trying my best to save my family from fraud but none heard it nor believed me. they finalised the interiors and they are lying that they were giving for a tenant. Pls have a conscious common sense before buying a flat or else fall for a scam.

Prestige and PPMS negligence has caused death of a 10 year child in prestige lakeside habitat. The negligence had lead to electrocuition of the kid near the swimming pool.

Poor maintenance in the society. There are many incidents happening due to the PPMS negligence towards the regular maintenance of the society.

He is quoting double price excluding his profit.

In return he is providing amenities.

As I have little experience in construction field i calculated the price of the apartment.

But what I say is we can buy a bigger apartment for the same price in centre of city itself.

So don't opt for this.

Nowadays the house is very big and looks very beautiful. Because the number of people has increased so much nowadays, people are facing a lot of problems to live. Therefore, the price of house and land has also increased a lot. And common people don't have that much money so they can't afford such an expensive house. It's all the rich people's mouths. Glad that Blore's property giants made this property. I liked their construction. But the locality is very dense. Rates are very high. Rooms are not very illuminated.

Booked a flat in this project which is not even half complete and started to face bad experience with them. Until you book, they are on your terms and after that harassment starts for payment which they don't clarify in the beginning properly. Did not expect an organization with such good reputation has such bad crm and sales giving bad experience. Really, it is a torture. Already put my head into this, not sure what all I have to face in future with them.

I am an NRI booked the apartment in March 2019 but since I then my bad days started!

They will treat with extreme respect until you book. Once you booked. You got into hell.

I feel sorry I did not read the reviews before I booked the apartment otherwise I wouldn't have turned into them.

Please refer attached pic for the parking spot there is column and wall at other end how you can park car there?!

very irresponsible CRM. in one word they don't care and torture you mentally.

If you are a NRI dont even walk away from them better start running away.

i dont have words explain thier torture.

i hope it helps future buyers.

Hey they don't have basic sense to treat the customer, please if possible avoid this project... Due to this pathetic behaviour of the staff in this project.. If possible prestige people can see the train the staff for the basic customer treat training...
