We are owner at L&T Elixir Reserve, and while the location continues to be the projects standout featurepeaceful surroundings, clear views, a nearby lake and hillock, the overall experience hasnt matched the expectations one usually associates with the L&T name.
The delivery timeline has been a major concern. Possession was initially promised well ahead of the official RERA date by about six months, yet we now find ourselves nearly a year past the committed handover with no transparent explanation. The RERA extension certificate is still not available, leaving buyers in the dark about what actually caused the delay.
Adding to this, several residents who received possession around three months ago have highlighted concerns about workmanshipuneven flooring, issues with kitchen fittings, and subpar window railingsgiving the impression that the final leg of construction may have been rushed.
Another troubling aspect is the state of amenities. Even though the apartments are being handed over, the larger township facilities are far from complete and may take another 3 to 4 years. Despite that, maintenance charges for the clubhouse and amenities have already been collected, even though none of these are functional yet.
Most concerning, however, is that an Occupation Certificate has reportedly been obtained even though the lifts were not fully operational at the time. Despite this, buyers are being asked to make full payment without any clear commitment on when the actual keys to their homes will be handed over. This raises a serious questionis this truly the L&T standard we expected?
Overall, while the projects location and long-term potential remain strong, the communication, execution quality, and transparency have fallen short. One can only hope these issues are addressed promptly so that homeowners can finally experience the level of reliability the brand is known for.
