We are owner at L&T Elixir Reserve, and while the location continues to be the projects standout featurepeaceful surroundings, clear views, a nearby lake and hillock, the overall experience hasnt matched the expectations one usually associates with the L&T name.


The delivery timeline has been a major concern. Possession was initially promised well ahead of the official RERA date by about six months, yet we now find ourselves nearly a year past the committed handover with no transparent explanation. The RERA extension certificate is still not available, leaving buyers in the dark about what actually caused the delay.


Adding to this, several residents who received possession around three months ago have highlighted concerns about workmanshipuneven flooring, issues with kitchen fittings, and subpar window railingsgiving the impression that the final leg of construction may have been rushed.


Another troubling aspect is the state of amenities. Even though the apartments are being handed over, the larger township facilities are far from complete and may take another 3 to 4 years. Despite that, maintenance charges for the clubhouse and amenities have already been collected, even though none of these are functional yet.


Most concerning, however, is that an Occupation Certificate has reportedly been obtained even though the lifts were not fully operational at the time. Despite this, buyers are being asked to make full payment without any clear commitment on when the actual keys to their homes will be handed over. This raises a serious questionis this truly the L&T standard we expected?


Overall, while the projects location and long-term potential remain strong, the communication, execution quality, and transparency have fallen short. One can only hope these issues are addressed promptly so that homeowners can finally experience the level of reliability the brand is known for.

My experience dealing with the team behind this project wasn’t great. When I expanded my research and spoke to several buyers, they mentioned issues like leakages, cracks, and delayed handovers almost immediately, as if they wanted to burst out, and that actually made me nervous. The promised luxury doesn’t really align with the delivery stories circulating online, and for the pricing tier they've tagged each unit with, I expected smoother communication and better finishing quality.

Despite its premium tag, L&T The Gateway doesn’t yet feel ready for the price it commands. The surroundings are still under heavy development, and traffic near Sewri port can get insane. It’s hard to enjoy a luxury experience when there’s noise and dust everywhere. I mean, till when can one stay indoors? Also, early buyers have complained about unclear handover timelines. For now, it feels like a great promise waiting to be fulfilled.

I was keen on L&T 77 Crossroads initially, but after visiting, it felt overpriced for what’s offered. The flats are extremely compact, and once you add furniture, there’s barely any walking space left. The marketing focuses heavily on amenities, but the actual usable open area is minimal. The pricing competes with bigger properties in Ghatkopar and Chembur, which offer much more at the same price and at times cheaper. For me, it’s appealing on paper, but not so much in person.

My first look at Elixir Reserve blew me away solely because of its surroundings: greenery, water, and open sky all painted in one frame. One of the worst societies in a prime location like Powai, we expected a decent class of crowd, but very cheap and low class people stay here, most of the owners have rented the flats without doing any background checks, no safety and security at all, maids and their families are invited to join in the society get togethers, really disgusting place to stay, we rented our flats and moved to Hiranandani last week. No proper committee is formed to look into the residents issues regularly, the property manager is totally clueless and is just a showpiece there. Its just worth for rental investment but you cannot stay here as a rightful owner.

I had got a call from Square yards today..08-08-21 and was told to book flat at Rs 1 lack and pay rest after construction, I was called for visit..and we visited.i was explained by AV and configuration of flats, But no payment slabs were explained as they did not know themselves.They just say you pay Rs 1 lack and u will be called on 14 August 2021..and that time u will know the exact pricing, Then came the biggest surprise..money will be returned in 45 days if u don't have interest in the project. Square yards people were atleast courteous..but omg the male person from L&T Realty was so arrogant that we felt hurt and left the sales office without seeing the project, We wasted our Sunday..

Dear Investors,


Please be careful before investing. While booking the flat they give many verbal promises. But the reality is different. They will send you interest invoice for late payment even for 2-3 months. Please don't go with their words. I heard even very bad construction. Leaking in many areas.


Very bad customer service. They call CRM team. I wish I get job in their CRM team.Hahaha. I would enjoy my life by doing nothing.

Almost every tower has heavy leakages, cracks on walls, and floors is extremely common- poor glass quality of windows- they didnot pay any heed in being careful while getting the windows cleaned- all windows have extremely big big scratches which is souring to eyes when you look outside. On top of it no response after sales. For everything they will blame you. The escalation team later said that I might have got cleaned by someone due to which such scratches developed. When cracks of flooring and walls was asked- they said these things should be highlighted at the time of possession. Such answers irritated even more. Every poor customer management post sales.

I booked flat in Sewoods Residences Navi Mumbai , while booking they said all the floors have same panning for the specific bldg or flat but later came to know that 2 &3 floor plan is different with bigger balocnies which was not shown or informed by sales team and neither broucher were shared . When the query with CRM team , i have not got response till now .
