Summitt is not a good place to live, as I bought a flat here in 2019, but after shifting I came to know the quality of building is not even avg, the maintenance is very high, even the association peoples are not supporting

My buying experience with Shriram Builders was the worst. They are professional liers and you will suffer at their hands if you buy their property.


When I first went to buy the property they quotd me an absurd price. Within 5 mins of negotiation they dropped the price by more than 25%. Sounds like bargaining for vegetables :) They lied about the possession date from the word go. When we booked the house was promised to be delivered in 12 months. Instead they kept pushing the deadline and delivered after 3 years.They sold me a ground floor flat saying it was Level 1 (the sales guy specifically told me that this was not the ground floor while booking). Since I was not based in Bangalore there was little I could do. At time of handover they told me that all amenities are ready and they said others had already taken handover. When I landed in Shriram Summitt I realized I was the 2nd bakra in my building, no amenities were ready. At night the building was pitch dark like a haunted building with no common area lights. They promised me delayed possession compensation of Rs 50, 000 if I took possession and subsequently never gave the same. The pain continues even after handover. They installed electricity meters late and are forcing me to pay Rs 8k as prior period electricity charges when the house was actually lying vacant.


If you want to be pained eternally then buy with Shriram

Parking allotment is a blunder in Shriram summitt, if people prefer booking in block1 the parking will be allotted in block2 , no proper planning for parking, however during sale nothing will be told about it, later after they received full payment , if you ask about parking then they will say you to meet technical team who will say to see the document we have signed earlier which will mention that parking will be anywhere with in the premise.

Cheats customers in every transaction - doesnt pay pre-emis under subvention contracts , delays possession by 4-5 years , theratens customers not to compain to RERA using compensation contracts follows up with customer citing filing of defamation case for negative reviews, takes no action to meet commitments, timelines ..totally fraud and cheating company from CEO to chaprasi.. RED ALERT ..AVOID AT ALL COST..currently 44 cases pending with RERA .. and still going strong. Check the site to believe .. good rating given on mouthshut is by their marketing team .. so do not believe them.

Purchased flat in Shriram Summitt e city and cheated big time by the builder. The design they showed by time of purchase is completely different from the actual design. No permanent bescom connection and they charge bescom bill on commercial basis. If it rains for an hour Power won’t be there for 24 to 48 hours and entire building will be run by DG back up. And again we have to bare the Desiel amount. No proper maintenance and amenities not yet completed and work is going with very slow pace. They don’t respond on OC


Also main concern is security. No proper security measures no cc tv installed. Lift are like very dirty maintenance team is not even bothered.


No proper gate for this so called gated community.


No parking allotment yet. They sold parking area and common areas for parking with owners consent.


Still lot of issues. Dnt ever try to invest in shriram properties. Worst builder in bangalore. I’m giving 0 rating.

I have booked unit in Shriram summit in january 2018 and promises to deliver in oct 2019. Now in dec 19 they mailed saying that project is extended by 1 year.


Moreover they are doing fake promises to other new customer saying that completion date is december 2021.


You will get a very worst real state experience with builder like Shriram. Please do not come into this trap. They are simply cheating their customers.


On the top of that CRM team attitude is so so bad. They are unprofessional people with no sense of bussiness.

I booked the flat in Pre-Launch in 2013. The project was officially launched in 2014. I finally got the possession in April 2019. This has been a very long and painful journey with Shriram. They are unprofessional, rude, threatening, even lie to you and cheat the customer. Right from using Demonitization, elections etc as a delay excuse, to not finishing the basic amenities(Front Door and functional Security setup), they have made us suffer at each step of this buy experience. The take unilateral decisions which are forced on to the customers right from changing the layout, project plan, completion dates, even maintenance schedule.


The project is still not finished because they converted once promised IT center in the premise to another residential phase of project. They forced 3 month long delay on us without any liability using Demonitization as excuse. They have not even passed on GST Input Tax Credit benefit to the buyers till now.


The leadership is highly unprofessional and least bothered, with the COO suggesting to remove all facilities from the apartment(including security) if the residents do not agree to start maintenance soon. This is when we do not have OC, no BESCOM connection, no main gate, open boundary walls, no parking allotted. ALL this after waiting and fighting with them for more than 4 long years for completion. We have families, children, old people staying in the society and they do not care at all, what happens to us.


All this goes on to show the kind of organization Shriram Properties Ltd is. If you are a potential buyer looking to buy a property in Bangalore, I would recommend staying miles away from them. Pay more, buy small but do not get involved with Shriram. It does not matter which project or location, it this organization which has malicious and greedy intentions, unprofessionalism and a complete lack of apathy for their customers, deep rooted in their work culture.

One of the worst builders. There is no sanctity of timelines of Project Completion from Shriram Properties, be it any project. We invested in Shriram Summitt in Electronic City since 2012 and till date waiting for possession. Builder is trying to push people to register the property with any Occupancy Certificate which is illegal. They are purposefully delayed payment of the delayed compensation based on the agreement and also the RERA judgement passed against them. The Senior Management like Director - KRISHNA VEERARAGHAVAN do not have any customer service ethos and speaks like an illerate. In one discussion he had quoted to the Summitt customers that he doesn't care about the Customer Satisfaction or the Rating and neither does he want any customer like us to refer Shriram's projects to their friends and family. This type of egoistic statement coming from a so called senior management person makes Shriram Properties a 3rd class builder. My sole advise to any new buyer is to save their hard earned money and not to invest in any lousy project of Shriram Properties.

Worst experience ever with Sriram properties, who so brazenly classify themselves as High-class amongst the Builder community. Had booked a flat under the DCH scheme in Nov'18. Firstly the Sales guy gave incomplete/ inaccurate info to achieve the sale. Few days later when the cost sheet was shared with me, the figures were quite different. When questioned, nobody was ready to accept the unethical sale. I was made to run from pillar to post amongst all level of Sriram's hierarchy, yet nobody was helpful or ready to listen. Eventually frustrated, i put a stop on the already given cheque.


2 months later, some senior guy from the Customer retention team called up, apologized and negotiated the prices to what was presented to me earlier. I agreed to continue and paid the 1 lac initial amount.


However post that i was not even provided the Allotment letter by the CRM team until I chased them 1.5 months later. The Allotment letter + Agreement copy has entirely different figures mentioned. Inspite of numerous mails to CRM they fail to explain the same efficiently and have only been whiling time.


Frustrated with the series of unpleasant experiences, now when i asked then to cancel the deal and return my entire sum, nobody is responding to mails.


These cheats need to be sued ..... !!!


Sincere advice - Plz don't put ur hard earned money on any of their projects !!

They are the worst builder that one should go with. They commit timeliness which they very well know can't fulfill. They promise you to pay compensation for delay and never pay that despite contractual agreement. They have absolutely no shame and never respond to your query. They ask you to pay heavy penalty if you delay your installment but they never pay any penalty for whatever delay the cause. Their agreement and sale deed is completely one sided. So please read them before going ahead and also pls more that whatever little they write as their obligation they will not fulfill that

Hi All,


I have booked the flat at Bangalore code dil chahtahai.i have paid booking amountof 25k in prelaunch offer.they are advertising 22lakhs for 2 bhk.


When I asked sales team guy , he said all together 32lakhs for 752 sq feet flat( carpet area will be 530 sf feet).he will not share detailed breakup details for 32 lakhs as per management decision.


Then I have cancelled my flat and chasing for my refund. It's almost 3 months, it's not refunded and while booking they said within 14 working days amount will get refunded.


Daily I am following with the employees of sriram mohan operations team, k venkatraman finance, ankit main sales head.


Sriram properties big cheating company, police has to take action.


We have to hang them.

Can go on and on, regarding my horrible experience in the last two years. There is no option for zero rating, otherwise, I would have chosen that.


Guys never ever invest in under construction projects of Shriram Properties. While selling the flat, the attitude of the marketing team would be very nice. Once you book the flat then you have to deal with the worst CRM team forever.


Summit project got delayed for almost two years. We have made all the payments. still, there is no clarity on the delay compensation part and GST tax input. Almost lost 10 lakhs because of the delay. A not only financial loss but had to go through a lot of trauma coz of EMI+Rent+regular followups+terrible attitude of CRM team. This builder punishes heavily to its customers. Be aware and don't get trapped. Even small-scale builders are way better than this organization.


Only good thing is that construction quality looks good and up to the mark but certainly not a valid reason to go through the trauma and financial losses for achieving your dream home in Bengaluru. Be aware and be safe. I have suffered a lot, don't want others to go through the same, not even my enemies.
