Recently all 1BHK E block residents of Purva windermere received a notice that we all have to pay 2K per amonth extra(apart from the 2k monthly maintenance) for open/common parking. This was not part of the original agreement. Now association is trying to put all the extra amounts on the residents because all the 1BHK in winderemere is sold out. Everyone were told that common parking if free based on the availability we can park the car. Now all the car owners been asked to pay amount on monthly basis for common parking. If you see E-Block there is no facility, no play area, no car parking, only dog shits and hardly few security. For this price, we would have bought 2BHK and lived happily. Here no amenities and charging is more after they sold out all units.

Pros: 1.)good spacing in between buildings. Atleast in phase 1 and phase 2.phase 3 lakevista project is crowded.

1.) Construction quality is one of the poorest among builders in chennai


2.) Deep wall cracks in all flats


3.) Bad water seepage issues in every flat


4.) Poor connectivity from main road. No share autos or buses


5.) Very high maintenance costs to association.increasing every year


6.) Parking will be given very far away from building. Very few parking slots below building. No visitors parking nearby

I'm an owner of 1BHK in E block from Puravankara Windermere, Pallikaranai. Not only me, almost 99% of single BHK owners are not satisfied with the maintenance and response from the association. All our monthly maintenance goes to the 2/3/4 BHK side. Let me give you few long lasting issues:

  1. Seepage issue is very common in every 1BHK flats.

  2. Drainage issue and drainage water logging you will see in every block(i have uploaded pics), it might look good outside but when you see the mid of the flats, all are leaking and worst.

  3. 1.5k power back only for 1BHK and most of the time it goes tripping. only 1 person is allocated for the entire E block for maintenance and most of the time while it trips, you have to call him or raise ticket. He will come in the morning to repair(your sleep is gone)

  4. Almost 750 1BHK flats are there but only less than 70 open car parkings are available. You have to park in middle of the road most of the time and association will ask you to remove the cars.

  5. Inside every 1bhk there are paint falls due to seepage issue( see pic).

My advice is go for 2/3/4 BHK but dont buy 1BHK in Purva. Nobody respects you.

Over the years, I have lived in a number of properties across India, but my current Purva property is my favorite till now. The build is extremely strong, and the team is always on hand to solve any issue, unlike other properties I have lived in. the team takes care of the maintenance, and everything seems seamless. In the two years I have lived here; I don’t recall having any issues whatsoever. I am glad I chose a Purva property to live in.

It has been around a few years that I moved into the Purva property. The quality of finishes that they picked for the flats is high-end. It is the reason why my flat today looks exactly like the day I moved in. Every amenity in my building is well-maintained, and I have made so many great friends here. Their team is always ready to help when needed, not that I have used them any day since everything is just so nice.

In a big city such as Chennai too, I got an apartment that is spacious, well-maintained, and featured with modern aesthetics at a much budget-friendly cost. Not just a super-perfect apartment, but also I am in love with the ample amount of green plantations around the apartment. The modern facilities within the society such as a swimming pool, fitness centers, playgrounds for kids, clubhouse, and many others make this property a perfect place to stay in with peace.

I purchased a appointment last july2019 lt has lots of construction problem's


1 the walls are not water proof,


2 poor plastering


3, corner tiles comes out


4 toilet waste water of next floor can be seen leaking , covered by false ceiling


5 no variation in pressure pipe leakes in many car parking.


6, the sales promised out door games not provided even after a year of occupation


7, STP poor various coloured water can be seen with stinking smell.


8 drainage quality is very poor, every week dig and replace.


9, repair services promised never met inspite of complaints

Writing this review after staying for 2 years .


The worst decision to buy a flat here.

  1. The quality of construction is pathetic, many people report cracks on walls and leaks in bathroom's in the first month of moving in. Imgaine the quality checks done before handover and quality of construction.

In my case I had two major problems , one the bathroom shower tap connected to toilet flush tap and vice versa they had to break the tiles after moving in and change the connection. Second water leaking from the bathroom above in to your bathroom ceiling what kind of planning is that , imagine dirty water coming from above in to your bathroom because of their bad planning and low quality work.


Though both issues are resolved by the builder after follow up this is not acceptable to me after paying so much money for a flat as the issue of water leakage from other bathroom's cannot be ruled out in the future because of the way pipes are connected.


2.High price charged for covered car parking , you won't get to know about it until possession of your flat then you will get a surprise that your car parking is one kilometre away. Walk everyday in sun and rain after paying hefty amount. Bad planning not enough car parking'sunder each tower.


3.Amenities absolute zero.none available now.


NO volley ball, basket ball or tennis court's don't fall for it.


Badminton courts can't be used as they are outdoor and already in bad shape with out maintenance.people paid clubhouse charges here , maintenance here and go and play badminton outside the community by paying extra money.


Swimming pool was down forever finally started and closed because of lack of water. In a span of 5 years it was open for about 4 months.


Kids area is the only area which is good.


Club house is just managed with some of the gym equipment not working always .


4.High maintenance cost by association, they feel they are the owners of the flats and take decision's with out consulting residents,


Maintenance paid at par with big societies or more than them.but the facilities you get is only 1.security2. Power back up 3. House keeping .There are no other amenities or facilities right now but you still pay full maintenance. The standards of security and house keeping is okay, not great for the amount of money that is paid to contractors.


This is my personal opinion please verify figures and your affordability before purchasing or renting flat here.
