I am sharing my real experience with full proof:

I booked a plot(Plot No. 13, Virtue Urban Valley) on 17/07/2025 and paid ₹;1, 00, 000(₹;98, 000 online+ ₹;2, 000 cash).

Receipts are attached.

Due to their delay in providing basic documents like Khata, I cancelled the booking on 17/09/2025 through WhatsApp.

Even their sales staff Divya* clearly replied Ok sir to my cancellation.

When I asked for a refund, they told me Refund in 2 weeks.

Later they suddenly changed the story and told me 90 days refund time, which was NEVER informed at the time of booking.

Now even 90 days are OVER.

No refund.

No proper response.

They even blocked my number for some time.

Their team is now asking for a Cancellation Letter AFTER 90 dayseven though my WhatsApp cancellation is already clearly documented with their reply OK sir.

This behavior is completely unprofessional and unacceptable.

This is my hard-earned money, not a joke.

I am giving this public review because:

• They are not refunding even after 90 days delay

• They are not honouring their own commitments

• They are changing statements again and again

• They are pushing customers mentally and financially

I am requesting the company to refund my ₹;1, 00, 000 immediately without any excuses.

I hope the company does the right thing and refunds my money immediately.

They are out on bail. They are running fraud due to which there is police case.

100+ people are being cheated by them & they are still continuing to cheat because they are out on bail no free to run their fraud bussines.

They're outright scammers! Think twice before investing. Don't book a plot, even if it seems profitable. You'll risk losing your peace of mind and face mental stress. Protect yourself and your hard-earned money. Avoid Virtue infra builder at all costs!

I had a terrible and emotionally draining experience with Virtue Infra Builders Pvt Ltd regarding a booking at Virtue Akshaya Greens, Site No. 10. This company sold us a plot that was already registered in someone elses name. Fortunately, we met the original landowners, who confirmed this fact. Its horrifying to know they are not only cheating buyers but even deceiving landlords as part of their scam. They seem to target customers from other states, assuming they wont be able to verify property documents easily.

Despite repeated follow-ups, ₹75;, 000 is still pending from their side. They gave us fake cheques, made false promises of bank transfers, and kept delaying payments. First it was every Monday, then every Thursday but the money never came. Arvind Kumar (MD) gave a written commitment to pay by February 28, and Chakrava they promised again in writing to settle it by June 2, but both deadlines were blatantly ignored.

Worse, when we decided to take legal action, Arvind Kumar began threatening us with false defamation cases. They try to manipulate and scare victims, saying FIRs will delay the refund by 6 months to 2 years. Its all part of their intimidation tactic.

Shockingly, even Arvinds uncle supports him in these fraudulent activities, helping cover up and defend his actions. We've come to know that they have cheated multiple innocent families in similar ways.

They operate out of multiple offices to confuse and mislead:

They block calls, avoid meetings, and play delay tactics for months. The moment legal action is mentioned, the threatening begins. This company operates like a coordinated scam.

Please do not trust their smooth-talking sales tactics. Always verify land documents and consult a lawyer before paying even ₹1;. This is a humble request: always read reviews and do background checks before trusting any real estate firme specially Virtue Infra Builders Pvt Ltd

This is a scam company they took my money and never provided the promised service, and when I asked for a refund, they threatened me. There are over 100 similar complaints online about the same issue.

Names involved in this scam: Bhuvan, Sunaina, Pradeep, Venkatesh, Chakravarthy, and Shushmitha it's a whole team of fraudsters.

Do not trust the positive reviews most of them seem fake or copy-pasted, possibly written by AI tools like ChatGPT to inflate their rating.

Please stay away and report them if youve been scammed too.

I’m posting here to share my experience and also ask for advice on how to proceed further. I booked a site with Virtue Infra Builders Pvt. Ltd., based in JP Nagar, Bengaluru, and I’m still struggling to get my refund after nearly 10 months.

?? What Happened?

On 15th June 2024, I booked a site after being told prices would increase soon, and I was pressured to confirm quickly.

Their representative, Vana, assured me that if I cancelled the booking for any reason, the entire amount would be refunded within 7–10 days.

I paid ₹1, 00, 000.

I later submitted a cancellation request on 30th June 2024 due to personal reasons.

?? The Issue

It’s been almost 10 months, and I have only received ₹25, 000 back on 9th December 2024.

The remaining ₹75, 000 is still pending.

Multiple calls and messages have either gone unanswered or been met with false promises.

Some staff members have even mocked or blocked communication.

Every time I visit the office, I meet other people who are also waiting for refunds.

Despite this, the company is still promoting new bookings, while many of us remain stuck and mentally stressed.

This is Suresh Kumar, I booked a site in Banahalli, near chandapura in this company and paid 1 lakh advance in last year March, and due to some personal reason I decided to cancelled it, its been 1 year, when ever I am calling, they are telling no registrations are not going on, company dont have money to refund, all these story, and they are not genuine, I suggest to anyone, don't go for it. Please dont book site here

Its been 1 year, they are not refunding my 1 lakh money, its a fraud company. they doesnt care about our valued hard earned money.

The person which I am contacting shivu shankar tells always, we will refund, not sure till 1 year the company not getting any registration, that shows that company status.

I booked a plot in Yadiyuru(near Bagalur, Bangalore) on August 22, 2024(They are marketing as "Virtue Royal Gardenia"), but my experience has been nothing short of a nightmare. The layout lacks proper documentation, and the land belongs to SC/ST individuals with a pending legal case. I have paid ₹1 Lakh to book the plot, I requested a refund due to these issues, but it’s been 5 months with no response or refund. The sales team(Naveen, Uday, Dharshan, and Venkat) and the legal team(Suniana and Harshitha) have been unresponsive and have refused to address my concerns. They are not answering to my calls and emails.

Virtue infra - staff members were polite and followed up very diligently until we booked a plot. But we had to cancel the purchase as the property documents were not clear. It's been more than 3 months they have not refund the advance amount.

This company is cheating both customers and it's own employees. The plots which they r selling will nt have any approvals and moreover it vl be a leased land. After purchasing the customer will come to knw and if they enquire about that they vl nt even refund the amount, if u hav paid advance and book the property. Pls stay away frm this fraid company. Dnt invest ur lifetime savings and get cheated.

They are using paid / fake reviews to improve google rating. This is purely a fraud company. Their sales person Lavanya, MD Shanta and Accountant Karthik Gowda all are scammers.

They just take your booking amount and run away. I am checking legal options and FIR options to take against this fraud company.

P.S Since they have so many fraud cases against their company, they are rebranding themselves as Varahe or something.

They pose as if they have high demand on their plots and try to scam atleast the booking amount from you initially.

If you fall to their trap and pay the booking amount, consider that this money is gone. First of all, they don't have clear ownership of the land, they just try to get as much money as possible from innocent buyers and later scam them.

Avoid this like plague. I lost money to them too, I'm planning to take them on legally.

I have booked a plot no 17 in their golden meadows project. They took one lakh as token advance. After cancellation, they didn't refund the money also not responding properly. Very worst and fraud company. So many angry customers are there with this fraud builders.

Virtue Infra Builders Pvt Ltd is a Hopeless Company. They do agreement for same plot to many people and collect advance money from innocent people and its very hard to get Refund Amount due to Insufficient Bank Balance. I am Ajay Kumar. In November 2023, I paid 1 lakh rupees to block a plot in Ramohalli, Mysore Road. However, due to personal issues, we decided not to proceed with the purchase. Despite this, the company, Virtue Infra Developers, has not refunded our advance payment till date. They have repeatedly avoided paying out the amount, and initially, they provided a check which bounced at the bank. Therefore, I advise my friends to avoid dealing with Virtue Infra Developers.

This company is a totally big fraud company.people don't trust virtue infra builders. Bhuvanesh is threatening me to remove Google review..why should I scare am not did any fraud things right...

Even we are facing the same issue from virtue infra pvt Ltd......We had booked a plot in their project near Sompura gate nice road.....Due to the negative legal opinion we had decided not to proceed further and initiated refund process of RS. 1 lakh of our advance amount paid at the time of booking the plot.....But it's been 6 months chasing them back and forth, we haven't received our money back
