I request all the genuine customer not to buy flat from marathon builders


They are cheaters they are taking money from you and expending to other project instead of yours


By this way they are doing fraud booking and using your money for not your project but to start another project elsewhere so that they can collect more customer in their net

Dear Friends, who ever want to buy flight in Dombivli please don't buy flat in Marathon nextworld.one of the worst project and the people you assist you will talk to you good only when they need money.


This keep fool you at the time of buying and keep fooling you every day after.


dont get into a trap of verbal possession date. they will give possession only when the RERE date ends.that is 4-5 years of you purchase or booking.


they usually keep girls in customer care or customer relation so that no customer remove anger on them.please dont buy.worst project.all the 1000 people who has purchased in this project are blocked and cant even sell or give it on rent.9rs per sqft maintanence. and even people dont come for rental basis. this is a kind of dead property.

Out of many, one review calls out Marathon’s sales team for ghosting after taking a cheque copy; a serious red flag, it was read as: “I inquired … after wasting 3 months … they ghosted me after taking a photocopy of a cheque.” There are also complaints about delayed possession. And some buyers say, despite ultra-modern amenities, they weren’t included in the base cost or are being charged extra for it later. If the developer's follow-through is shaky, then the risk could outweigh the appeal.

I have been living in this project since 2020.

  1. This is a joint venture (JV) project with the landowner, and 40% of the flats remain unsold.

  2. The builder delayed the project by 4 to 5 years. Phase one was supposed to be completed in 2020, but it is still not finished.

  3. The society handover has been delayed for 7 years.

  4. The STP (Sewage Treatment Plant) has been shut down since July, and the society does not have sufficient funds to operate it due to the unsold inventory.

  5. There is no proper boundary wall for the project, resulting in too many street dogs, which is very dangerous.

  6. The project lacks essential amenities like a garden and a clubhouse.

I am frustrated because the property has no resale value, and property rates have depreciated by 20% to 30%.

I inquired about a flat 3 months back and after wasting 3 months, Marathon's sale's team ghosted me after taking a photocopy of a cheque.


What I have understood from my ordeal is that the sale's team is just wasting your precious time by connecting with you on Teams and then connecting you with their managers and their manager's managers. They wasted more than 3 months of my time and ghosted me once I asked them about payment milestone just before transferring money. I got saved as I realized this as a scam as no one was communicating anything on the email and didn't transfer any money to them.


Please make sure that the same scam doesn't happen with you. They will insist that they are genuine by sending you emails from Marathon's or Adani's email address. But please don't get fooled by that. It doesn't cost more than 10k-20k rupees to get an email address of any domain.


In my opinion, this is a big scam. Please avoid it!!

Very sad state of affairs at Marathon Nexworld. I bought flat in 2018 and still waiting for possession. Builder is forcing to sign indemnity bond without providing proper amenities. Mr Parmeet Shah and his team is purely clueless. Top management is playing dumb and deaf . Without water and electricity connection, how one take possession?


People have put RERA cases against builder for not following timelines and not paying compensation. Dear Marathon Top Management, Are you in deep sleep, while this is happening? False promises are exposed now.

Marathon realty doing fraud with costumer as not diliver flat within time period always postponed date after full payment , also costumer care department sending demand letter without completion of work..also possession delay by 2-3 yrs .

I booked a flat in 2019 and was told in agreement that I will get possession in june 2021 and still not got the possession even in 2023. I am facing a loss and paying intrest to bank. I will suggest not to buy home in marathon Nextown they don't care about you. Don't waste your hard earned money in this project.

Review is based on my experience of staying here on rent while waiting for the posession of my flat. I will provide the inputs on quality of the flat, commitments which are unfulfilled and society pov as well. I recently got posession of my flat in Altis - 2 and one of the glass window was broken. I asked them to replace it but they made me wait for 3 months and yet they didn't replace it. I was staying on rent in another Marathon building so had to take the posession to save rental costs. The stack parking is useless as two hatchback cars only fit one over the other. The reason - there are beams on the ceiling in certain cases and in other cases lot of cables for electrical wiring, drainage pipes go along the ceiling of the parking. Therefore, the overall height is not suitable for cars taller than hatchbacks, but Marathon has taken 5lakh + taxes for the stack parking from each flat. They even continue taking money for parking even now from new buyers despite knowing there is a current problem. The stack parking looks like an after thought as the basics like height of the cars, beams on the ceiling, electrical cables/wiring were not considered before installation of stack parking. The drainage pipes in the basement leak frequently and there is no attention to it. The civil work is quite bad as bathroom tiles fall off on their own, the bathroom fixtures are also not reliable. There is power cut for good 6-7 hours every Tuesday all through the year. In summers the power cut happens consistently across the seven days of the week for 3-4 hours a day. They give treated sewage water in the toilet and that stinks a lot after usage of flush. The entire house is full of sewage water stink. The society though formed in a couple of buildings is not competent. They do not let residents use the electrician and plumbers deployed by the society for any maintenance work. You have to ask the society for permission and if they feel like it they will allow the plumber else they won't. So, you end up hiring electricians and plumbers from outside. In case of emergency plumber requirement you need to start praying, maybe only God can help. The next thing is littering, the residents especially children litter around every where. So, you will find biscuits, chocolate wrappers, empty pepsi bottles lying around everywhere in the garden area next to Avior building. Also, Marathon though claims to be pet friendly has strict pet policies which are quite illogical and also amounts to harassment for people staying in their own flat or on rent. - Listing down some for reference - Pets cannot cause nuisance like barking. In case a pet causes nuisance the pet parent needs to pay fine of Rs 2000, if there is second time offense the fine is Rs 3000 and in case there is a third time offense, the owner needs to pay Rs 5000 to the society and even leave their dogs outside of Marathon Nexzone. If you are taking a flat on rent and will stay with a pet, you need to deposit Rs 5000 to the society. Another one is all dogs walking in the premises of Marathon Nexzone need to wear muzzle/mask. This is for the safety of the residents. In case a dog is found without the mask, the owner will be fined Rs 2000. In case you have guests who happen to have a pet with them the society needs to be informed and the above rules apply to guests as well. My contention on the pet policy being pets/dogs/cats don't come under a housing society's purview as they come under animal welfare board of india. AWBI has clear guidelines toindividual state Municipal Corporations, Registrar of Housing Societies and Commissioner of Police that pets do not come under the purview of housing societies and no society can create their own laws or policies and demand fine money from pet parents or owners. However, despite having educated people as the secretary of the society they try to enforce their own rules and try to mint money in the name of safety. The housing societies do not pay heed to any of the real issues. The occupancy is about 30-40% and with so many issues Marathon Nexzone will struggle to attract tenants as living here is a complete drain on your life. Weekdays you are chasing your work and weekend you are either chasing the facilities team or society to solve for issues.


Hence, my conclusion this place is full of problems and challenges and if you are going to stay here with your own family think twice. It's far from actual panvel, so connectivity is a drawback. You don't get medical attention around here. The water in toilets is bad, power cuts are way to frequent, the housing society is only interested in conducting programs for festivals and pinning down pets and pet owners. They do not work on solving the real issues. From an investment pov, the stack parking, the quality of civil work and fixtures is a major concern and the builder definitely does not deliver on their commitments.


So, take an informed decision.

We booked a flat with them in Oct 2014 and have not got the possession till date.They keep telling us OC will come in 2 months for last so many months.They manage to push the date with RERA too.Dont ever book anything with this builder.

Cancelled my booking in Nov 19, 2021 due to sudden Hospitalisation and now it is 14th April 2022 but yet after 5 months I have not received my money back. Sales person Ehaab Dalvi and AM Geeta Punder is least bothered to reply on confirmed date with refund and not replying to calls and replying to emails always. Before today, the last time I got reply is that once the Flat is sold then only they can arrange refund Rs. 51, 000 and you need to wait until then and this the reason they give till date.


With such a big banner name you promote but you dont' have money to refund the way you charge your customer for delay in payment. Marathon Group is not at all concerned for the customer who cancelled their booking. very very very unprofessional people ... after 5 months Mr. Ehaab Dalvi (sales person) is telling that you need to contact customer care as this is not my department and I can't help /you and this is the same person who assured me the best service and the guy who convinced me at the starting of month in April that refund will done and amount will be deposited in second week of april but as usual false promises and this should have been done earlier only full on dramatic reaction actually. This is really pathetic think twice before investing in any property with them as I don't think even management is looking into this things or they are least bothered. Today after many months I am able to get on a call with Geeta Pundar there too she is telling that you can expect refund only by end of month that too if the other person who booked the flat do pay us then only...


Think hundred times before investing... don't fall prey to such false promises and loose your earned hard money


You can imagine this is on the basis humantarian grounds ...

Whoever is planning to purchase a flat at Marathon Nexzone, please don’t forget to ask the below questions.


1.When will they form society? What is the current status of society formation on the existing societies? As per RERA regulation, they are supposed to form society as soon as 51% of flats are booked(please note, not even completion). But out of 7 blocks where possession started before 2 years, till now, only for 2 blocks they have formed societies(that too after a lot of follow-ups and people standing at their sales office). The rest of the blocks are in no mood to start the society as the builder is enjoying the deposit as well as the maintenance charges interest.


2.They have a namesake facility team that never bothers or is aware of what exactly is happening in and around the building.


3.Power problem. Sometimes, a nearby village is having better power than the building. Without an inverter, one can not survive. While purchasing, the builder may promise you that the electrical substation is in pipeline and Marathon is following up, etc. Believe me, all are promises and are not going to happen in near future.


4.Ask them to take a walkthrough of the car parking(Ground / B1 / B2). Sales guys will try to divert you from that but insist on this. Ask them how two cars will fit in single-car parking(even though it is stacked parking). If you have a big car, either you have to sell the car or sell the house). Have a look at the quality of rusted iron rods. Residents have to pay 400 a month for "maintenance that is not happening".


5.While in car parking ask about the open pipes without outlets for wastewater/rainy water. You can have a really fun time. The answers will be this is for car cleaning water etc., At B2, this pipe abruptly stops and it is open from there. Meaning, if you have car parking at B2, to go to your car you have to walk in the wastewater of ground and B1.


6.Visit the car parking during the rainy season. Ask questions like, why the water in B2 or B1 car parking where water cannot enter as per design. Surprisingly, you will find water everywhere and crazy answers. You will really have fun listening to the answers from BE-type people.


7.Once your flat is sold out, only the facility team will be there and they have no idea about anything.


8.Remember until society is formed, maintenance charges will be added with 1500/- per month as GST. This will not be shown anywhere in your agreement. As a result, you will pay around 7500 per month for a rental value of Rs.10,000/-.


9.Don't agree to the clubhouse. Maybe, your great-granddaughter/son may use it. They have plans of taking the deposit amount and one-year charges now but are not in a mood to start the clubhouse at least for the next 10 years.


10.All amenities will be started only when Antilia-2 will be completed. Antilia-2 is between the 25th - 33rd floor. Status of this building? They are putting concrete for B2. You can visualize when you can be swimming in the Marathon swimming pool.


11.For society formation, they have answers related to Covid. But for sending maintenance bills there is no such relaxation for Marathon staff.


Quality of building is good, surrounding is good, but management, quality of waster water pipes and responsiveness is pathetic.

I have invested in Aura and the project is delayed . Customer care is poor once you buy the flat they don't care. Also the problem is no resale value since they themselves are building blocks after blocks and god knows when they will complete the entire project.

As per the registered agreement marathon was supposed to provide individual covered parking, but instead they provided stack parking that too is very very small. During possession, I was told if I file case, then they will delay the possession till the legal case is resolved. As I got possession in 2019 against what was mentioned in the registered agreement as 2016. Very bad builder who even doesn't stand up to its registered agreement. They have got big legal team to arm twist and indirect threatening.
