Disappointing Experience with ATS Marigold – Lack of Transparency and Accountability


Review:


I booked a flat in ATS Marigold, Gurgaon with great expectations, trusting the reputed name of ATS Infrastructure Ltd. Unfortunately, my experience as a buyer has been extremely disappointing due to poor communication, lack of transparency, and unfulfilled financial commitments.


Despite paying over 98% of the flat’s cost, including approx ₹;13 lakh in pre-EMIs(which ATS was contractually responsible for under the Builder Buyer Agreement and Tripartite Agreement), the company failed to adjust or refund the pre-EMI amount, even after continuous written and in-person follow-ups.


For more than two years, I have been in regular contact through emails, WhatsApp messages, and face-to-face meetings with the ATS finance and CRM teams regarding the pre-EMI settlement and final possession process. Their teams have repeatedly assured resolution but have not provided a transparent or conclusive settlement to date.


In December 2024, after multiple escalations and meetings, ATS initiated a settlement discussion, but the final communication did not include the mutually agreed adjustments. This clearly shows a lack of professionalism and coordination within their internal process.


Given this long delay and non-cooperation, I have now filed a formal complaint with HRERA to seek justice and fair resolution.


It is disheartening that a well-known builder like ATS, once considered a mark of trust, is showing such disregard toward customers who have already paid almost the entire amount.


Key Concerns:


-Failure to adjust pre-EMI payments as per agreement.


-Ignoring continuous follow-ups for over two years.


-Lack of transparency and accountability in communication.


-Failure to provide fair and timely settlement despite repeated assurances.


Verdict:


I would advise future buyers to document every commitment and not rely solely on verbal assurances, even from reputed builders. Real estate dealings require honesty and fairness, qualities that I, unfortunately, did not experience in this case.
