My friend has bought an apartment in Adityraj Ghatkopar, so I visited to see the property as I was also considering buying one there. But when I visited the place, I didn’t like it due to the pollution from the heavy traffic in the area. Although the carpet area is big compared to other complexes , the pollution will still make you sick. I didn’t like it at all and will never buy an apartment here. While exploring, I have seen many good complexes available on the road, but calm and good places to live with good air quality, especially when you have kids.

From my POV, there are some worrying signals: according to numerous review platforms, there are complaints about unprofessional sales staff, price ambiguity, and even possible misrepresentations. On top of that, some past projects by the builder have allegedly had architectural or quality issues. Plus, Vikhroli East is not without its localized problems: on Reddit, some long-time learners talk about dumping-ground smells in parts of Vikhroli at night. Do you still wish to consider?

The carpet area of Adityaraj Breeze feels tight, even for a nuclear family. Traffic around Vikhroli East is brutal during the weekday's peak hours. The nearby development noise will be a constant nag. Their maintenance costs also seem high compared to similar projects. At last, it’s nice, but not without daily compromises.

Their parking is tight, and the internal roads feel narrow. The possession updates, on the other hand, have been somewhat inconsistent. I also wished that the common areas had more greenery or open space, as shown in the plan pictures. Some promised amenities weren’t ready on my last visit, and it seems like it's going to stay like that for a while. Overall, it feels slightly rushed in delivery.

The apartments in this project are on the smaller side, which can feel cramped for families beyond 4 people. Given the carpet area, the price tag feels a little ambitious, too. The surrounding infrastructure still looks halfway done, so the modern city vibe will not sink in. Traffic outside during peak hours gets frustrating fast due to constant honking. It’s nice, but it demands some compromises for the cost.

The area around the Majestic still feels like a work-in-progress. Road access and basic shops are limited and spread out. Construction activity nearby will be a constant pain due to the constant dust and noise it creates. Pricing is slightly steep for the stage it’s in and seems like it’ll take a little longer before it feels fully settled.
