@ramachs3, the sales executives are inexperienced ones - they were unable to keep up sync with the sales spree and I don't complain them. But it's true that almost the entire project is sold out - they have only on the top floors, which comes at a premium. And no builder will share the buyer list ...- it's confidential. The most they can do is to show flat availability. I am taking loan and awaiting approvals for second phase. I phase is approved and construction has already swung.Read More

How many builders/property sales guys have you interacted so far? Sovereign has been the most pleasant experience for me so far (amongst Golden Gate, Sobha, Nitesh, Oceanus those I have interacted). Most of the lower floors are really booked. They are not trying to sell the 13th floor first. I ...have been interacting with them from the beginning and as they sold many flats (within G+3) at the rates they advertised. Floor rise is a standard cost and the builder can’t be blamed that he is selling 13th floor at a higher price than what he advertised. Read More

Hi Nayak, 14lakhs for 856 sq feet equates to Rs.1636/- per square feet. Carpet area and floor rise charges are to be kept separate in calculation. For a perspective, take those 4 storeyed aparments which they sell for 25-30 lakhs in Banaswadi. They have a carpet area of ~950 square feet and ...with name-sake amenities. On a comparative scale don't you find unnathi to be cheap? No info about Tata housing yet! Read More

Floor rise: Compare it with other builders, 20K per floor looks fine. Amenities: Amenities are for free so don't expect more. Every other builder that I have seen charges 1lakh + for amenities. Gym/Clubhouse: Gym is covered under the free amenities. You pay 2lakh for club house and it comes w...ith pretty good facilities. 2 lakh is slightly more but not a worst price comparing outside.
