We cancelled the booking within a day after verifying the RERA Dates because those were not matching with what we were told. And we asked for our refund. now they’re trying to lecture us about their policies. They seem to be growing through these kinds of fraudulent practices. The policies I think which they created for themselves is 1% amount of your said unit will be deducted. which means 80K for 80lac.


For anyone considering an investment: if you’re 100% okay with delayed possession and can afford to wait for years, then you can still go ahead. But for those who are genuinely concerned about possession timelines and the interest payments to banks, it’s better to avoid such deals.


Also, looking at their previous project deliveries, most of them were delayed by almost two and a half years. This isn’t just my assumption — it’s based on statements from their own buyers.


RERA should seriously look into and ban such policies that builders create around booking amounts. It’s the hard-earned money of people, and they simply refuse to return it even when there’s no actual loss to them. This kind of practice is completely unfair to genuine buyers.


From my personal experience, its BIG NO NO to this project and builder.

Im outraged and feel misled. Heres what happened:


I visited the VTP Baner sales office, looking to buy a flat in the VTP Sierra project. I was told it was sold out, and then the salesperson pushed me to pay for VTP Verve showing me a demo flat in a different project(VTP Monarque) and assuring me the Verve product would be the same.


On this basis I paid a token booking amount of 50k rs.


Within one day, due to my circumstances, I informed them I wanted to cancel. I was bluntly told the booking amount is non-refundable.


Whats worse: the official booking policy of VTP reportedly states 2 lacs as booking amount.sales person provided false information and made me paid at least 50k just to hold the propery .Is this how your policy works: ask less than policy, take money, then refuse refund?


Moreover, MahaRERA documents show that VTP Verves registration under the Reg. No. P52100031556 is seeking an extension of completion date to 31.12.2029, despite originally being scheduled for 30.06.2026.


In short: A so called reputed builder, has taken my hard-earned money and given nothing. I cancelled immediately(causing you zero loss) yet Im being refused refund. I expect better from your so-called customer-friendly brand.


I am publicly asking VTP Group to refund my 50 000 token amount. Silence or delay on your end will leave me no choice but to escalate via consumer forums, RERA complaint, and social media.


PLEASE DO NOT WASTE YOUR MONEY BY PAYING ANY OF THE VTP GROUP PROJECT.

VTP Realty – Delayed Construction & Financial Stress: Buyers of Tower 3 in VTP Verve Project, Pune Beware

I booked a flat in the VTP Verve project in 2022, located in Pune, with the promise from the builder that possession would be delivered in 2025. However, during the agreement process, the possession date was quietly shifted to December 2026 — something we were told was just a formality. We trusted VTP as a big name in real estate, but now we feel completely misled.


The progress of Tower 3 has been extremely slow with no visible construction activity for months. I’ve taken a home loan of ₹40 lakhs and am currently paying both EMI and rent, which is becoming financially unbearable. The bank has stopped further disbursement due to no progress on site, which has only added to the stress.


As the only earning member in my family, this situation has left me completely stuck. Reaching out to the builder has resulted in vague responses and no commitment to a clear timeline.


I am sharing this post so that others do not fall into the same trap. If you are considering buying a flat with VTP Group, I urge you to visit the site personally and speak to existing buyers before making any decision.


If you are a fellow buyer in Tower 3 of VTP Verve, please get in touch. It’s time we come together and take collective action through RERA or consumer forums.


We trusted the brand, but what we received was delays, stress, and broken promises.

I cancelled the booking within a week as agent told me wrong RERA date and they have still not refunded my booking amount

I cancelled booking for VTP Eart one within 5 days from booking but still VTP is not ready refund my booking amount of 1 Lac Rs.


As per RERA, if we cancel the booking within first 15 days, full amount should be refunded. This is going against RERA rule.


Can any one else faced the same issue from VTP Earth one project can somebody help me out to get my amount back.
